&lt;p&gt;&lt;strong&gt;&lt;em&gt;Metro to break ground on Houston's 1st new rail line in years&lt;br /&gt;By RAD SALLEE&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;The Metropolitan Transit Authority will host a ceremonial groundbreaking Thursday for the East End light rail line, the first of five scheduled to be completed by late 2012, and the first to start&lt;br /&gt;construction since the Red Line opened in 2004.&lt;br /&gt;&lt;br /&gt;Metro spokeswoman Sandra Salazar said the event will be on property owned by developer Frank Liu on Harrisburg Boulevard near Eastwood and will involve mostly public officials and community leaders.&lt;br /&gt;&lt;br /&gt;Salazar said the actual site preparation and construction likely will begin between Milby and Lockwood next month, but the exact date was not available Tuesday.&lt;br /&gt;&lt;br /&gt;Metro says it will build the future lines in 4,000-foot segments, completing each before work starts on the next to avoid the lengthy disruptions of traffic and business that marred construction of the Red Line.&lt;br /&gt;&lt;br /&gt;The East End line would branch off from the Southeast Line near Dowling and continue on Harrisburg to the Magnolia Transit Center at 70th. At the other end, riders would continue west on the Southeast&amp;nbsp; Line to Texas Avenue and reach downtown destinations on Capitol and Rusk.&lt;br /&gt;&lt;br /&gt;Metro hopes the East End line will go over freight tracks near 65th on a bridge to be built with help from the city, two railroads and the Gulf Coast Freight Rail District.&lt;br /&gt;&lt;br /&gt;Salazar said Metro also expects to break ground for the North and Southeast lines this summer, but only after it receives assurance that the Federal Transit Administration will pay half their cost.&lt;br /&gt;&lt;br /&gt;Metro is planning to build the East End and Uptown lines out of its own revenues, but needs federal funding for the controversial University Line.&lt;br /&gt;&lt;br /&gt;Salazar said construction of the Uptown line, which would run from the Northwest Transit Center to Post Oak Boulevard and end south of Westpark, probably will not begin until federal funds for the&lt;br /&gt;University line are assured.&lt;br /&gt;&lt;br /&gt;Without the University line as a link, she said, the Uptown Line would be cut off from the rest of Metro's light rail system.&lt;br /&gt;&lt;br /&gt;Federal aid for the University line could be delayed or denied for several reasons: its environmental clearance process is less advanced than those of the others; a lawsuit by Daphne Scarbrough seeks to bar Metro from putting rail on Richmond Avenue; and Metro officials said last week that, at residents' request, they would reconsider plans to run part of the line on Wheeler.&lt;br /&gt;&lt;br /&gt;Metro said Tuesday that state District Judge Levi Benton has scheduled a hearing for Aug. 6 on Metro's request to have Scarbrough 's lawsuit thrown out.&lt;br /&gt;&lt;br /&gt;Scarbrough's attorney Andy Taylor has said if Benton rules in Metro's favor, he will appeal.&lt;br /&gt;&lt;br /&gt;Meanwhile, Metro's board committee meetings on Thursday have been postponed from the usual 9 a.m. to 11 a.m. at Metro headquarters, 1900 Main, with the monthly board meeting at 1:30 p.m.&lt;br /&gt;&lt;br /&gt;&lt;a href="mailto:rad.sallee@chron.com" rel="nofollow" target="_blank"&gt;rad.sallee@chron.com&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Brought to you by the &lt;a href="http://houstonchronicle.com/" rel="nofollow" target="_blank"&gt;HoustonChronicle.com&lt;/a&gt;&lt;br /&gt;&lt;/p&gt;    </content>

&lt;p&gt;&#160;&lt;/p&gt;&lt;p&gt;Here is my chance to gripe about what is going on in our market....&#160; why are so many homes expiring and not selling?&#160; &lt;/p&gt;&lt;p&gt;Well, most of the time the answer is price and condition in comparison to the others in the area on the market at the same time (the competition).&#160; &lt;/p&gt;&lt;p&gt;&lt;a href="http://search.har.com/engine/dispHRPic.cfm?dir=48&amp;src=1960848-34.jpg&amp;back=1"&gt;&lt;img src="http://pics.har.com/pics/48/1960848-34.jpg" border="0" height="192" align="right" alt="Click To See Enlarged Picture" width="256" /&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;No matter what the listing agent or buyer's agent do, if the buyers are the average/typical buyers... they will shop and compare.&#160; I've read statitistics that indicate that on average buyers look at anywhere from 10 to 20 homes.&#160; If that's the case, they figured out what a typical price is for the size home they want and they will not be willing to overpay.&#160; &lt;/p&gt;&lt;p&gt;So, if your home expired, the main question to ask is if your home is overprice.&#160; The next question is "What condition is my home in?"&#160; Buyers tend to over estimate the costs of repairing and remodeling.&#160; So, if the home is in need of paint, carpet, roof, etc. in their minds, the dollar signs are coming up and most will keep on going and never look back.&#160; &lt;/p&gt;&lt;p&gt;Did your home get any showings?&#160; If not, did you look at the MLS sheet?&#160; If not, take a look now and ask yourself the following questions:&lt;/p&gt;&lt;p&gt;!)&#160;&#160;where there pictures online and how many and what quality?&#160;&lt;img title="Sierra Falls living room" src="http://activerain.com/image_store/uploads/2/2/4/7/9/ar120706652097422.jpg" height="312" alt="Living Room from upstairs" width="494" /&gt;&lt;/p&gt;&lt;p&gt;2)&#160; what the description one that would draw in buyers?&lt;/p&gt;&lt;p&gt;3)&#160; were the details accurate, were square feet of home and size of lot listed?&lt;/p&gt;&lt;p&gt;4)&#160;&#160;were the directions to my house accurate?&lt;img src="http://pics.har.com/pics/73/2065673-1.jpg" border="1" height="192" alt="Click to View High Resolution Picture" align="left" width="256" /&gt;&lt;/p&gt;&lt;p&gt;5)&#160; was the comission I am offering the buyer's agent the same as other listings?&lt;/p&gt;&lt;p&gt;If you still are interested in selling your home and are in the &lt;em&gt;&lt;u&gt;&lt;strong&gt;Harris County or Montgomery County areas&lt;/strong&gt;&lt;/u&gt;&lt;/em&gt;, give me a call.
