Today however, with the economy as it is, you should take some time assessing your situation to determine how much you can afford.  Then try to find a home a little bit under that number.  Living below your means is the key to success.  That success should start with the largest purchase you will make, your home.

7 Tips for Improving Your Credit - 06/08/10 10:33 AM
As we all know, credit is essential for most to buy a home.  It's a rare case that a buyer has 100% of the purchase price of a home available in cash.  At todays low fixed rates, it more often then not makes more sense to use credit to leverage the cash that you have to invest.
If you are considering purchasing a home, take a look at the 7 tips below, brought to you by House Logic and the NAR.

The "Perfect" Short Sale Buyers - 06/08/10 10:20 AM
There are two ends to every transaction.  In a short sale you have a home owner who needs to sell for less than they owe (seller) and someone who wants to get a decent deal on the home (buyer).  Buyers do need to be educated as well, the short sale process can be a long dragged out process, see below.

Candid comments from qualified home buyers...

Home sellers don't always listen to good advice offered by their agents.  Perhaps they would if they had half our experience working with buyers who can sometimes be brutally honest about the condition of homes we show them.
Sellers always ask for feedback, but do they really want the truth?  I sometimes wonder what their reactions might be … (2 comments)

7 Steps to Take Before You Buy a Home - 06/07/10 11:00 AM
Below is an informative NAR article for home buyers.  It is a short list of 7 items you should go over before you buy a home.  I would add that it is important to find out how important location is to you.  Sometimes the home you can afford is not located as close to things as you would like it to be.  For some buyers, the shorter commute is more important, while others would rather drive a little further to get the home they have always dreamed of.

The Question is should I wait for Prices to drop? What if rates go up? - 06/07/10 10:45 AM
Have you been thinking about buying?  Do you think that prices may still drop?  Well they might, but will it be worth it if rates go up???  The below example is a bit extreme for our market.  You can divide the numbers by a factor of 5 to get a median home price in Dane & Rock County Wisconsin, but it still makes a good point.

Opportunity v.s. Deal Properties - 06/07/10 10:30 AM
During my SFR designation course the instructor explained the difference between opportunity properties and deal properties. There is a difference in the approach, and it is important the buyer understands the difference.

Opportunity properties are those less than 30 days on the market and are in move-in condition. They are usually priced to sell just below market value. The opportunity is a good property at close to market value. Deal properties are those that have been on the market for a while in less than perfect condition. They will sell for well under market value, but the buyer will usually have to put … (2 comments)

Factors Contributing To The Rise In Foreclosures - 06/04/10 11:46 AM
Some experts believe home loan delinquencies will peak during the middle of 2010. The reasons given are unemployment still at high levels, number of mortgages 90+ days late are rising, and Alt-A & Option-Arm loans are set to reset in high numbers. There are many factors contributing to default, but mainly we can focus on 4 reasons.

1) The first is predatory lending which was common place for many years. This refers to approved loans given to buyers without the necessary financial resources to pay on the debt and loan originators who failed to inform the buyers of factors such … (2 comments)

2 Million Homes Are Burgled Every Year - 06/03/10 12:41 PM

Via Robert Siciliano (Identity Theft Speaker):
The FBI says a home is burgled every 15 seconds. Police only catch one out of 10 burglars. The U.S. Bureau of Justice Statistics, show U.S. households experience about 16 million property crimes annually. Burglaries result in over $4.5 billion in losses annually resulting in over $2000 in losses to the victims. The National Burglar and Fire Alarm Association, determined property crime averages above 75 percent of all crime. And despite 2 million homes being burgled every year the Justice Department says that burglaries have declined over the past 30 years.

Survey Says: Housing Recovery Widely Expected by 2011 - 06/02/10 01:54 PM

Seller's Motivation Determines Time to Sell (short sales excluded) - 06/02/10 10:18 AM

On a scale of 1-10, with 1 being lowest motivation (e.g. testing the market) and 10 being highest motivation (e.g. transferred and must sell in 30 days),  a seller with a motivation of 8-10 should price the house slightly below market value and then listen to what the market is telling them. (Note: if they also want to get the best possible price, they will make repairs, make it look good inside and out, and make it easy to show).
The message from the market is always loud and clear and should be taken … (1 comments)
