Do these real estate ad phrases sound familiar? "Easy walking distance to stores!" or "Short stroll to the park!" Well, some real estate professionals believe that references to walking discriminate against people with disabilities, and therefore violate fair housing laws. A few years ago, a fair housing center in Dayton, Ohio published a list of safe, questionable, and illegal words and phrases. It's a pretty fascinating list and it quickly made the rounds on the web. Five of these words are the ones that, of all the commonly-used real estate terms out there, have the biggest positive effect on a property’s ultimate sales price; five of them are words that have the strongest negative correlation. Which do you think is which?

It’s easy to find advice on how to write an effective real estate ad. A moment or two of googling will bring up more websites than you could possibly use, and they all tell you—step by step—how to write a good real estate ad. For instance, one popular site breaks ad-writing down into four simple steps: 1) write a positive headline, 2) describe the property’s features, 3) include the price of the home, and 4) end with a call to action.
