The 3 Golden Rules of Marketing - 08/29/11 05:26 PM
Just read Chris Alston's post, He said to me, "I didn't know you were still in Real Estate"...When he sold with another agent whew! Breathe there Chris! :) His post reminded me of a similar experience and a discussion that followed. A friend of mine, Stan Broesder, a business consultant of My Crossroads Consultants, and I were having a discussion about marketing and all the different things you could do. Together, we came up with 3 things your marketing should be doing for you. If it isn't doing at least one of the three, you should stop doing it. The 3 (45 comments)
All You REALTORS Are Idiots! - 08/26/11 11:15 AM
Did you get that? All You REALTORS Are Idiots! That's what a previous client said to my partner the other day. These clients have had their property listed with 4 agents now (we were the 2nd) and 3 times (currently and between listings) as For Sale By Owner. This property has been for sale for over 3 years now. When we took the listing (waayy back when), we got to hear about everything the other agent didn't do, how it got no showings, etc., etc. Remember, they were currently a FSBO, so we already knew what price they thought it was (9 comments)
Why We Want You to Get A Preapproval Letter BEFORE You Start Looking For Homes! - 08/26/11 09:50 AM
Interested in buying a house but haven't gotten pre-approved for a loan yet? Have you been calling agents up to see homes and are wondering why we ask (at least we all should!) if you've gotten pre-approved yet? Your answer is below. If you're in the Hickory NC area and are looking to buy, contact Roger at 828-381-9245 and let him show you what a good buyer's agent can do to help you with your home purchase. Would You Rather I Lie To You To Make You Happy... - 08/25/11 01:20 PM
Brenda Mullen writes a great post on being truthful with potential listing clients. This is the way I run my business as well. When you're ready to sell your Hickory NC home, you need to know all of the facts and figures on the market in order for you to make the best decision. Unfortunately, not all agents work with this way. Some will tell you want you want to hear just to get you list with them and only THEN will they worry about getting the property in the right price range, showing condition, etc. I provide honest, straight-forward answers (2 comments)
What is BREAKING NEWS in Today's World? - 08/25/11 08:11 AM
BREAKING NEWS! We see it on TV news shows everyday. It's in the headlines of newspapers for the really, really big story, but in today's world, what really is considered "breaking news?" On August 23, there was a 5.8 earthquake in Virginia. Like many other areas, we felt it here in Hickory, NC as well. The headlines yesterday and today on newspapers, TVs and the Internet are leading with "Breaking News." Here's the thing. 1 minute after I felt the tremors, I checked first Twitter, then Facebook. In that 1 minute, I knew that there had been an earthquake in (3 comments)
Home Shopping Without A Pre-Approval Is A Waste Of Time - 08/22/11 01:40 PM

Many buyers want to skip this step, but it's very important and Jane Grant gives you 7 reasons why. If you're in the Hickory NC area, give me a call. I've got lenders that can get you pre-approved quickly and easily, and then we can go find your perfect home. Don't Ask the Question IF You Don't Want the Answer - 08/22/11 01:19 PM
Don't Ask the Question IF You Don't Want the Answer. I've been saying this since I was in high school, mainly because I am, and always have been, a straight talking individual. I don't "follow the crowd" and I will rarely agree just to make a person happy with themselves. In the open fields of the Internet and the anonymity that it gives, people in general follow this principle. So, it always amazes me when I comment on blog post where the writer has posed a question and when I return to see their response, learn that my comment is no (3 comments)
She sabotaged a possible sale of her own home by just trying to be nice! - 08/17/11 09:49 AM
This is an excellent post on exactly why, as the seller, you should NOT stay for the showings on your house for sale. It's not just about the potential for making the buyer uncomfortable, but also what you may unknowingly say to a buyer or their agent that may make them rethink their decision to make an offer on your house. Please listen to your Realtor's advice. If you're in the Hickory NC area, give me a call and together, we can get your home SOLD! Seeing A House Through The Agent's Eyes - 08/11/11 01:24 PM
Why should you use a Buyer's Agent when searching for a home? Maria Morton's post below clearly shows there is more to a buyer's agent than just opening doors and writing up offers. The knowledge and experience of looking at hundreds (and hundreds!) of homes is invaluable to a buyer when it comes to spotting items that most would miss. Choose a top-notch Buyer Agent. If you're looking for properties in and around the Hickory, NC area, give Roger Johnson a call and together, we can help you find the perfect home Via Maria Morton, Kansas City Real Estate (Prudential Kansas City (3 comments)
Please Don't Change the Blog Title - 08/01/11 10:50 AM
Nikesh Parekh recently wrote a post, Stop Duplicate Titles! Apparently, a lot of people on AR were posting market reports, listings, etc with every title something like, "Hickory NC Market Report." This can definitely cause a problem with Google if you've got 50+ Market Reports on your website. Nikesh's suggestion to simply add a date (or in the case of a listing, a property address) to the title is very sound and solves the problem. However, I did take a bit of an issue with a reply Nikesh gave in the comment section of the post. Someone asked about reblogging posts (16 comments)
