hickory nc real estate: Yes I Want to Sell My House, Would You Like to See it 3 Weeks from Thursday? - 11/30/10 12:43 PM
Yes I Want to Sell My House, Would You Like to See it 3 Weeks from Thursday? As a REALTOR® in the Hickory NC market, I do something that a lot of other agents may not do on a regular basis.  I call For Sale By Owner (FSBO) listings in my farm area (my specialty area, if you will).  Yes, I'd really like to list their home for them, but that's not the reason for my call.  I call because I want to know about every home for sale in my area.  That way, I'll know if something is out there that … (6 comments)

hickory nc real estate: Please Remove Shoes Before Entering the Home For Sale - 11/01/10 09:54 AM
Please Remove Shoes Before Entering the Home For Sale I'm wondering if this is just a trend in the Hickory NC real estate market or if it's something that's hitting other places, too.  It seems that the newest thing in listings around here is the new added phrase in the agent only remarks section that goes something like, "please remove your shoes before entering home. Booties are provided just inside the door." Really?  I mean, REALLY? This one really gets me, I gotta admit.  As a seller, you generally want to make showings on your property as easy as they can … (14 comments)

hickory nc real estate: Is Your Home For Sale Invisible to The Market? - 10/19/10 12:23 PM
Is Your Home For Sale Invisible to The Market?

The "Market" is your local real estate
market.  It's the buyers looking for homes to buy.  Have you made your home invisible to those buyers? Let me explain. I went driving around my farm area today, looking for FSBO's (for sale by owners).  I do this once or twice a month because I like to know of EVERY listing that is for sale in my area.  As I'm driving, I'll notice a pointer sign, "house for sale" this way, and down the road I go.
What I noticed today … (5 comments)

hickory nc real estate: Bought Sales Leads Are Just A Game of Fetch, and You're the Dog! - 10/12/10 02:41 AM
Bought Sales Leads Are Just A Game of Fetch, and You're the Dog!
If you're a real estate agent, then I'm sure that you've gotten the call or email about the next "great" online lead generating website, where you can get 10, 20, 100 leads a month for only X dollars.  All leads are pre-qualified and 'ready to buy!'
I've never bought into the for pay online leads, but after reading a recent LinkedIn question about it and seeing the responses, it further occurred to me that those bought sales leads are just a 'stick' and the service selling those leads … (10 comments)

hickory nc real estate: Catawba County 2011 Property Revaluation is Coming - 09/13/10 01:44 PM
Catawba County, North Carolina has already started the property revaluation process for changes to your home's tax value for the 2011 tax year.  Currently, the county is running on a four year cycle for property revaluations. Home owners should start receiving notices of their property's new tax value as soon as November of 2010.  Others may not get new values sent to them until early 2011. As outlined, tax value is determined (supposedly) by the current market value of the property.  It will be interesting to see how the new tax values play out, as the average drop in house values … (2 comments)

hickory nc real estate: Black Bear spotted in Hickory NC, but the Safety Tips May be More Dangerous! - 06/25/09 07:20 AM
On Tuesday afternoon, a local Hickory, NC couple spotted a black bear roaming around in their backyard.  The couples' children were playing in a neighbor's yard, but they, too, saw the bear and ran quickly into the house.  The bear wasn't threatening.  There was no damage and no one was injured.
The couple lives in the area of McDonald Parkway and Springs Road.  There was another bear sighting later that evening in the Highland Avenue area off of McDonald Parkway, as well.
While bear sightings are rare in Hickory, NC, it's still bear territory, and we get a sighting or 3 … (8 comments)

hickory nc real estate: Are You Over Using Your Words? - 06/03/09 02:50 PM
According to Jeremy Butterfield, the author of Damp Squid: The English Language Laid Bare, the following list is the 10 most over-used expressions within the English language
"At the end of the day" "Fairly Unique" "I personally think" "At this moment in time" "With all due respect" "Absolutely" "It's a nightmare" "Shouldn't of" "24/7" "It's not rocket science" Well, I personally think that this list is a fairly unique list of over-used words.  At this moment in time, I'm sure that these terms are absolutely being used a lot.  But with all due respect to Mr. Butterfield, it's a nightmare to … (20 comments)

hickory nc real estate: Pricing is Key When Selling a Property - 05/12/09 01:20 PM
In my post, 3 Secrets to Getting Your Property SOLD!, I mentioned that the age-old adage of "location, location, location" is NOT the 3 secrets to home selling, but rather, it's Price, Marketing, and Time that ultimately affect the sale of the property.  In that article, price seemed to get the most attention, so I thought I'd focus this post on it exclusively.
Pricing is an important key to selling for many reasons.  Sure, the property needs to be priced within the correct value range or it will never sell (See: Time in SOLD!).  But the price of the house can … (11 comments)

hickory nc real estate: Can You Pass This Test? - 05/06/09 01:48 PM
Okay, there isn't anything really to "pass" here, but you can compare your score to others that have taken this test.  And just in case you're curious, the bar hasn't been set too high.
Out of 2500 Americans, the average score was only 49%.  College educators fared a little better at 55%.  But the best ones to take this exam, some of our elected officials, those people charged with making decisions on our behalf and upholding the laws and ways of this great Nation, scored a whopping 44%.
Wow!  So what is this test you ask?  Well then, I'll tell you.  … (17 comments)

hickory nc real estate: 3 Secrets to Getting Your Property SOLD! - 04/29/09 04:27 AM
I'm sure that you've heard the old saying that there are three things that sell a home, "Location, Location, Location."  I'm going to let you in on another little secret.  It AIN'T SO!  Sure, location is a prime factor in the sellability of your house, but even a bad location can be overcome.  The following 3 things are the Real secrets to getting your property sold.
PRICE The price of the property is the single most important aspect of getting your home sold.  If the home is priced correctly for the area, the market and it's condition, then it will sell.  … (10 comments)

hickory nc real estate: Virtual Staging: Great Concept or Bad Idea? - 04/21/09 01:44 AM
I just popped on AR to read a few posts and make a comment or two and noticed a new ad in the top right corner for a 'Virtual Staging Solution' to vacant homes (Hey AR guys!  You can tell them it works.  I clicked on it!).  If you're interested in the concept, just click on the ad in the top right corner.
I've thought about this before but have never done it or seen a company offering it.  My question is do you think it's a great concept or a bad idea that will ultimately turn off potential buyers?

hickory nc real estate: Educate Your Buyers on the Real Estate Market and Save Everybody Some Time - 04/08/09 03:42 AM
If you didn't guess by the title, this is going to be a rant, of sorts.  Most real estate markets have changed, a lot, in the last 2-3 years or so.  I know the the Hickory NC real estate market sure has.  There have probably been several changes, too.  Many markets have suffered sometimes major price drops, longer selling times and a larger portion of short sales and REO's (bank owned) properties, too.  With all that, you also get homes that may need a little to a lot of work, and buyers that want to find a good deal or a … (4 comments)

hickory nc real estate: Hickory NC Real Estate Area Market Report: 1st Quarter 2009 - 04/04/09 12:47 PM
This is the 1st quarter market report for the Hickory NC and Catawba county real estate market.  Before getting into the meat, so to speak, it's always important to know about the data.  This report covers all of Catawba county and includes only single-family type homes (that is single family homes, condos and town-homes).  No commercial, raw land, or any type of mobile or modular home type is included.
From January to March 2009, 496 homes were listed and 174 have sold.  That's a tick over 35%, listed to sold.  The average list price for the period was $164,550 with an … (0 comments)

hickory nc real estate: It's Better to Rent than Buy: Busting the MYTH! - 03/14/09 04:15 AM
Jack Hough recently wrote an article for SmartMoney.com entitled 5 Reasons Renting Still Beats Buying.  You can read the full article here.  There may be times when it's better to rent than buy.  If you live in a large city, renting may be a better option than trying to buy a condo or town home in the city.  Your particular current situation, be it financial, emotional, etc, may not make it a good time to buy a home.  Generally, speaking, however, it's always better to own rather than rent.
Mr. Hough lays out five reason for renting vs. buying.  We'll hit … (5 comments)
