One thing to can expect when working on a short sale it the only thing short are the proceeds the the sellers lender. Once you determine that your home will be a short sale, your Realtor needs to make contact and build a report with your lender. It is very important that your Realtor has a Authorization to Realse Information form completed and signed. This needs to be immediately sent to your lender to place on file. Residential home sales in Clarksville, Tennessee are still holding strong. List price versus Sold price for the month of June 2009 stands at 97.26%

There MAY be a TAX Liability created by either a FORECLOSURE or a SHORT SALE. You as the Home Owner should talk to your tax divisor as I'm a  Realtors and NOT tax adviser and not allowed to give tax advice. The Seller receives a 1099 for the DISCOUNTED amount. The IRS looks at the discounted amount as Income. Home Owner will receive a 1099 from the lender.
You can file FORM 892 if you are Insolvent and can prove it. Meaning they do not have the ability to pay it.

* A hardship letter is a pitty letter to the lender. This is not a noval.... the letter needs to tell their story to the lender. It needs to be more than " I lost my job " It needs to tell how it has affected the family.
