Vail Resorts pulls out of state ski association

From the Summit Daily news: "Vail Resorts pulled out of Colorado Ski Country USA, a state trade association, over philosophical differences Wednesday, the chairman of Colorado Ski Country's board of directors confirmed."

It will be interesting to see how this organization can survive without the state's biggest player. Vail Resorts owns Breckenridge and Keystone resorts in Summit County, as well as Beaver Creek and Vail ski areas.

Summit County, Colorado April 2008 Real Estate Highlights

(Compiled from county records, courtesy Land Title)

The Summit County average prices continue to increase. The April Gross Residential Price Index indicates that Multi-Family average price ($456,267) is higher than 2007 ($406,529) and 2006 ($333,501). Vacant Land is also much higher with the average price at $491,940 vs. 2007 ($391,587) and 2006 ($311,951). Single Family Average price this month ($838,026) is also higher than the entire year 2007 ($798,889) and 2006 ($737,253).

As of April 2008, YTD, there were 56 Residential Improved Units that sold for $1M and over, last April 2007 YTD, there were only 44.

The month of April 2008 does reflect a 30% decrease from the month of April 2007 in monetary volume. The month of April 2008 indicates a 38% decrease in number of transactions compared to the month of April 2007. However, month to date (4 months of 2008) monetary volume shows a 15% decrease (4 months in 2007). We are showing a 24% decrease (4 months to date) in 2008 with number of transactions in 2007 (4 months to date in 2007).

There were 621 loans in April, with 348 of the loans being REFI's. 25% of the Real Estate Closings in March were cash transactions.

The April Market Analysis by Area shows that Blue River & South of County line ($648,750) and Silverthorne ($725,000) had the highest Median Residential Prices.

Avalanche Blasting in Summit County, Colorado

"BOOM!" We hear it often here in the High Country.

Living near a ski resort offers some unique experiences. Most of the ski areas use avalanche bombs to control slides. By creating controlled avalanches, they are able to prevent unexpected disasters. The Colorado Department of Transportation (CDOT) also controls avalanches along the major highways, particularly I-70 and Hwy. 6 at Loveland Pass. Depending on how close you live to these areas, you may sometimes hear a boom loud enough to rattle your windows. This is most common in the Spring, when snow conditions are prime for dangerous avalanches.

Well water permits and water rights in Summit County, Colorado

Most new and older homes in unincorporated Summit County are on well water systems. Many well permits, issued by the Colorado Division of Water Resources, limit the allowable use of water to indoor purposes only. The state can fine violators that use water from an "exempt" well for irrigating a lawn or garden, washing a car, filling an outside hot tub, or for any other disallowed outdoor use of water. Summit County Government is in the process of augmenting its water rights in order to lease them to homeowners who desire to upgrade their well permit. To inquire about leasing augmented water rights, call the Summit County Manager's office at 970 453 2561. Mail delivery and post offices in Summit County, Colorado

"Wait a minute Mr. Postman..."

There is very limited mail delivery in Summit County and its towns. Most residents rent a post office box. The box fee may be waived if you can prove residency in specific areas. A few neighborhoods and subdivisions do have mail delivery. There are full service Post Offices in Breckenridge, Dillon, Frisco, and Silverthorne. Keystone is served by Dillon. Copper Mountain has a PO box station, served by Frisco. A daily trip to get our mail becomes part of our routine here, and it's hard to go to the Post Office without running into someone you know or making a new friend.

Leash laws & Animal Control Dept. in Summit County

"Where, oh where has my little dog gone?"

Summit County Animal Control enforces leash laws for the unincorporated parts of the County. The Animal Control Dept. also enforces domestic pet regulations related to issues such as loud and barking dogs, dog bites, and dogs running loose. Our dog was picked up by these nice folks when she escaped last year, and we paid $60. to release her from the pound. Sure beats getting hit by a car! They also spay and neuter there. The Animal Control Dept.'s office is located in Frisco near the County Commons. Call 970 668 3230 for more info.

Day 5 - Breckenridge, Colorado International Snow Sculpture Championships

Saturday morning, January 26, 2008, 8:00am. Just a few hours to go before the sculptors have to lay down their tools. Some have been at it all night. Others finished Friday. The 18th Annual Breckenridge International Snow Sculpture Championships are almost done. In case you missed them, read my Pre-contest post and my Day 2 post for some background and more photos.

Day 2: Work in progress at Breckenridge, Colorado Int'l Snow Sculpture Championships

Breckenridge, Colorado hosts the 18th annual International Snow Sculpture Championships. Sixteen teams from nine countries have 65 total hours to create these amazing, but temporary, works of art. Temporary because they melt. (Actually, they'll be bulldozed long before they have a chance to melt, but the promo piece for the event describes it as "an art gallery that melts.")

Day 2, Wednesday morning, January 23, 2008. See my earlier post showing the pre-contest setup.

They started with 10x10x12 foot blocks of snow on Tuesday. By day 2, some teams have progressed more than others.

Breckenridge Int'l Snow Sculpture Championships start tomorrow

The 18th annual Breckenridge International Snow Sculpture Championships begin on Tuesday, January 22, 2008.

Teams from nine countries will compete. They get 65 hours to carve a 10'x10'x12' block of snow into a beautiful work of art. Carving starts Tuesday, goes all day Wednesday, Thursday, and Friday, and then all night on Friday night, ending at 10am Saturday.

These blocks of snow were built over several days last week. Local residents helped stomp the snow into wood forms, which are then removed.

Sixteen teams from none countries will compete.

This is a lonely block on the Blue River Plaza on Main Street, a short walk from where the rest of the blocks are. I don't yet know who will carve this one.

What is a CRAZY price?

A crazy price happens when a home seller lists their property for sale at an unrealistically high price. They do this for many reasons, perhaps the most common being that they think they will get more money for their home if they start high and negotiate down. The reality is that an overpriced listing stays on the market way too long, meanwhile getting stale and seeing declining buyer interest. So, a home that should sell for $800,000 gets listed at $950,000 and sits on the market for months. Eventually, the price gets lowered, and the home ends up selling for $775,000 after 10 months on the market. In Summit County, Colorado, if this home had been priced at $800,000 from day one, it probably would have sold at full price in 10-30 days.
