I analyze expired listings almost every night. It helps me keep up to date. I finished a little early last night because not as many homes are expiring lately. So I decided to look over some of the older expired listings.  
Usually I can tell right away why a property didn't sell, but sometimes the reason isn't so obvious. In many cases I have often found that a simple oversight may have prevented the sale such as incorrect listing data, not enough photos on the MLS, etc.  And contrary to popular belief it isn't always the price.

Everyone knows the jumbo loan market has been out of whack for nearly 18 months. "jumbo" loans, those amounting to more than $417,000, took it on the chin when mortgage investors stopped buying subprime and alternative loans. For that reason, jumbo rates can be as much as 1.50 percent higher than conforming rates. Historically, jumbo rates were only about a quarter of a percent higher than a conforming rate, but this new spread has kept many out of the housing market: especially those that I call, "just jumbo."

MLS Active and Sold Data for the Month of April 2008.

This data tells me that Active Listing home prices are starting too high when initially going on the market due to the number of average days on the market. Sold Listings days on the market are nearly 1/2 of active listings - they may be selling quicker if priced better in the beginning.  After a listing has been on the market for appx. 30 days the activity generally declines significantly.

Short Sales - What Does That Mean?
A short sale means the bank agrees to accept less than what is owed on a property to avoid the costly and lengthy process of foreclosure. Usually this means the owner has stopped making payments and doesn't have adequate income or assets to sustain the property.

Great News Great Lafayette...
As of 3-6-08 the new loan limits for FHA and Fannie Mae and Freddie Mac are now calculated at 125 percent of the HUD published median prices, with a base of $271,050 and $417,000, respectively, not to exceed $729,750.
        We hope that there will be a huge impact to the housing market by increasing these loan limit amounts.  We also  hope to see lower interest rates as a result.  This change  brings more affordability to many more prospective homeowners that can now quality for higher FHA amounts and avoid expensive jumbo mortgages.
