romanski group: Buyer Closing Costs - 12/29/07 06:32 AM
Who pays which closing cost varies in all localities and is open for negotiation between the buyer and seller.  It is possible to have a sales agreement in which either the buyer or seller pays all the closing costs.  Or, to lower your costs, you may have the seller agree to pay just certain fees.  These special terms must be specified in the sales contract.
Every loan has costs associated with it to close the loan.  These fees insure that when the loan is closed all diligence has been taken to insure that there are no clouds on the title to the … (0 comments)

romanski group: Home Purchase and Inspections - 12/29/07 06:24 AM
We strongly advise all the buyers we work with to obtain a Whole House
Inspection and Pest Inspection.  This will familiarize you with the property.
Cottage or castle, old or new, you should have a home inspection.  The bank,
prior to closing may require other inspections such as a well/septic inspection
(if applicable) that will be at your expense.

MAJOR problems are found with the whole house inspection (those that are
safety or health concerns or items noted that can have an adverse affect on the
property) can be addressed in an addendum to the purchase agreement within

romanski group: Viewing Homes - 12/29/07 06:13 AM
Once we begin viewing homes remember that as you approach these homes, take notice of the condition of the roof, foundation, paint and landscaping.  Observe the neighborhood, and the condition of other homes on that street.  Ask yourself pertinent questions that are important to you such as:  Is there suitable parking?; How close are schools, shopping, and a bus line?; Is this home on a busy street?
As you walk through the homes, feel free to open cabinets and closets if you wish.  If the appliances are to be included, check their condition.  Most often sellers will be absent while we are … (0 comments)

romanski group: Real Estate Update for Lafayette Indiana - 12/29/07 05:56 AM
The Lafayette MLS shows that 9 listings expired in the 24 hours, while 11 new properties came on. This shows me that nearly 50% of properties are expiring from the market and I speculate that homes are starting at too high of listing prices and need come down a bit.  I will  continue to monitor the market it and see if it continues to be a trend.

romanski group: Less Than Market Value - Interpretation - 12/20/07 11:45 AM
Real estate ads are sprinkled with terminology that often puzzles consumers who don't have applied knowledge of housing industry lingo. Internet homebuyers find that information about properties is often presented in abbreviated form or unfamiliar language. Shedding a little light on some basic real estate terms may help you locate a home that is available at a very affordable price. 'MLS' refers to the Multiple Listing Service, which is the national database of listed homes for sale. Some real estate web sites allow homebuyers to preview local listings that appear on the MLS. If you see a real estate ad … (0 comments)

The real estate section of our local paper isfilled with stories about how the real estate market in our area is changing? If you have been waiting for the right time to buy a house, it may be time for you to make a move.  With a huge supply of homes, favorable interest rates and FHA loan programs, now may be the best time to purchase a home in the Lafayette or West Lafayette area. This kind of market is referred to as a "buyers' market" for good reason--it is an opportunity for buyers to select from a large number of homes that could … (0 comments)

romanski group: Now It's Time To Move! - 12/20/07 09:51 AM
The final step in selling a home is often considered the worst part--the packing and moving of all your possessions. The secret to a smooth move lies in advance planning. Arrange for the movers well in advance. Get estimates from several moving companies, and ask what their quotes include, what kind of services (and care) they provide, and which aspects of the move they will not handle. For example, many companies will not be responsible for removing light fixtures or other attached items.Insure your possessions adequately during the move. Most moving firms can arrange insurance for you. You may be able … (0 comments)

Have your housing needs expanded along with your income? Are you are thinking about selling your property and looking for a new home? The transition can be accomplished smoothly by using a systematic approach. As part of your selling strategy, it is advantageous to have your present house under contract before you begin a serious search for a new home. This will make you attractive to sellers in two ways. You won't have to include a contingency in your offer to cover the sale of your present home. You will strengthen your negotiating position by improving your financial circumstance with an … (0 comments)
