Cruising did me a world of good, Las Vegas agent shares the need for a vacation. - 10/29/09 06:37 PM
Unlike Las Vegas sellers being under water with their homes..... this was NO sinking ship. I'm not sure how all the other millions of Real Estate agents feel right now but for me the vacation I just returned from was the best medicine the Dr. could have ordered. After years of not having what I call a "real" vacation. Yes, I've been to Dallas twice to see my sister and her family but I'm talking about a "REAL" vacation..One of which you don't have to do a darn thing if you don't want to. An agent from my RE/MAX office and

It's the changing of the seasons, short sales in Las Vegas. HOT market... GOOD NEWS!!! - 10/28/09 11:52 AM
Every single day we are receiving multiple listings from clients wanting to short sale. It's a complicated process sometimes and other times it can go very smoothly. There are so many homeowners upside down on their homes in Las Vegas that almost everyone is affected in one way or another. Either they are experiencing it or someone they know whether co-workers or family are feeling the strain. The good news is that many banks are participating with the homeowners and allowing the short sale to take place. FINALLY, It's a lot of work for the agents to complete a transaction successfully,

Conflict between Lenders and Realtors---Vegas style - 10/20/09 11:30 AM
I'm just wondering how many agents feel like I do when asked by lenders to give them business. For instance: I know so many different loan officers and everyone is constantly asking for me to send my clients to them. First of all I allow my clients to choose who they want to represent them. Second, if they don't have a lender then I will give the name of three lenders I frequent and also suggest they talk to their bank where they have their personal accounts. The funny thing is how the lenders just continue to harp about sending them my

BUYERS in LAS VEGAS listen up. NOW!!!! This is no joke, - 10/19/09 02:42 PM
- This market is crazy and insane and many things are just not going to make any sense to you or me (even though I live it). - I can guarantee you 99.99% of the listings e-mailed to you will no longer be available by the time you get here. - Properties are selling in a snap. - Properties are getting multiple offers within a few days of being on the market, the most offers I've heard a house had recently was over 44 offers. New homes are in the similar situation. No inventory. - This market is crazy and insane and

Whether you have a need to sell your home now or are looking to make changes for a future sale, it's important to know what home improvements will give you the best return on your investment especially in the short sale competitive market.. Making a good first impression is a absolute must. Outdoor improvements, such as do-it-yourself landscaping, plant a few fall flowers, it can give your home great curb appeal. If homes could sing, I Feel Pretty, oh so Pretty, I feel Pretty and witty and bright - 10/07/09 06:53 PM
If homes could sing I think all of the poor homes that have been sitting vacant for a number of months/years would be singing this song....If anyone has set foot into a foreclosed home or bought one you know what I'm talking about,,, most of the homes have been torn up. Toilets are missing or just plain disgusting. Kitchens have been removed, cabinets removed, no counter tops, no sink. Appliances stripped of the property. Yards left trashed and dead. Interior walls written and spit on. Electrical wires left bare hanging from ceiling fans being yanked down. Closets have had their shelves

Living HOUSE POOR in LAS VEGAS - 10/07/09 01:56 PM
Do you feel house Poor? Fewer and fewer people are going to the movies, and other types of entertainment. Many are not buying goods in stores. Major grocery chains are seeing a rise in what were second rate brand food products selling at a discount. The no name brands that most people call generic. Peoples savings have risen and may hit a new high. America is on a budget crunch, and a growing number of home owners are suffering from being house poor. Sound familiar? Hundreds of thousands of older people who had already retired are being forced to take on jobs again in restaurants

Palm Springs and Las Vegas have so much in common. BUT - 10/07/09 12:50 PM
My first visit to Palm Springs was fantastic. Right in the heart of the summer, what people say is the worst time to visit. It was a wonderful experience for me. Of course the heart of summer in Las Vegas is considered to be the worst time to visit yet people come all summer long. Why not? It's a great place to kick back just like Palm Springs. Palm Springs has been the destination for many people for a very long time. I really never knew about it. When I travel from Vegas to California it's because I want to go

Refinance now or wait? Hopefully the FED has an positive answer for us. - 10/06/09 01:03 PM
Many consumers are in situations where they can refinance now and save hundreds of dollars a month on their mortgage payments. But if they hear people throwing around teases of lower rates ahead, they may decide to hold off on making the decision to save, in the hopes of gaining a few more dollars of savings per month if a lower rate came their way. Of course, while they're waiting, rates could turn higher - especially when you consider that the Fed is scaling back its purchases of Mortgage Backed Securities - and this window of opportunity could pass them by

To RENT out your place in Las Vegas or SHORT SALE it? Ask PENNY O - 10/06/09 12:10 PM
Many times a day I receive calls from people who want to know about what they should do... Short sale their property or rent it out. It all depends on your house payment and if you can get the rent out of it that is reasonibly close to what your mortgage payment is. Or is your mortgage payment so high and continues to go higher that it makes no sense to rent the place out because you will be so out of pocket. Most people are finding that their mortgage payment is so high that it makes no sense to rent and try to

RENT for a while... Las Vegas Rental market. Summerlin, Green Valley, Henderson, SW and NW areas of the Las Vegas Valley - 10/06/09 11:21 AM
Right now the inventory of homes for sale is the Las Vegas Valley is below normal.. Banks are holding onto the foreclosures and slowly releaseing them. Buyers are going insane trying to purchase a home. With so many offers on each property I'm beginning to see buyers back down and settle with renting a home for awhile. It doesn't mean they're out of the market to buy but they are becoming more patient and accepting the idea that the market possibly just needs to start balancing itself out. In the meantime. rents are remaining low and people are finding that to rent

And the numbers go on and and on. How many calls do you as an Real Estate make in a day? How many e-mails do you send out? How many e-mails do you answer in just one day? How many people are calling on you in one day? In Las Vegas we have title companies, loan officers, clients, inspectors, appraisers, home warranty companies, people at these companies that have team members and don't identify themselves. Repair men, plumbers, etc. Other agents, multiple banks if your dealing with some short sales. Knocks on your office door. Perhaps questions from other agents, and we all

Short Sale Summerlin Specialist in Las Vegas, NV...Why not? - 10/02/09 06:19 PM
With the number of short sale listings coming on the market it's very important to work with an Experienced Short Sale Summerlin Specialist Realtor. Not all short sale listings will go through because of numerous things. But several banks are starting to respond quickly to helping short sale a property rather than be foreclosing on it. No agent can guarantee that the short sale will go through, and may agents understand the short sale process and many have no clue. Please make sure when listing your property as a short sale that the agent has some Experience with short sales. It's just

Don't worry, b HAPPY...Short sale sales going up in Las Vegas while the tempature is dropping. - 10/02/09 05:52 PM
For over the past two years I've been entering blog entries about the heat in Las Vegas and how it effects yes as agents and our clients. When it's 110 degrees outside and you open a door into a foreclosed home, what do you think you get? Yep, stink and heat. Since we are unable to take a picture of stink then it can't be part of the MLS outlook, but after these homes have been shut up for a long time (months)...they can be a real stinky place. And the heat. Well, when it's a 110 degrees outside it's that

Short Sales are looking up in Las Vegas - 10/02/09 02:26 PM
Gosh, at one time not too long ago Agents would cringe at the words short sale. Now, as most experienced agents now, short sales are a wonderful opportunity to get their clients a great home. The biggest issue with a short sale is really how qualified is the listing agent at handling the short sale. Do they have any training or experience? The public needs to realize that if you don't list with an Realtor who know how to handle a short sale they better now be signing on with them. Sellers on a short sale also need to know that they
