Senators agreed Wednesday to extend a popular tax credt for first-time homebuyers and to offer a reduced credit to some repeat buyers.  Thanks goodness...
The tax credit provides up to $8,000 to first-time homebuyers but is set to expire at the end of November.
Senators agreed to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years, said Regan Lachapelle, a spokeswoman for Senate Majority Leader Harry Reid, Democrate of Nevada.....

Every single day we are receiving multiple listings from clients wanting to short sale.  It's a complicated process sometimes and other times it can go very smoothly. 
There are so many homeowners upside down on their homes in Las Vegas that almost everyone is affected in one way or another.  Either they are experiencing it or someone they know whether co-workers or family are feeling the strain.

Conflict between Lenders and Realtors---Vegas style - 10/20/09 11:30 AM
I'm just wondering how many agents feel like I do when asked by lenders to give them business.  For instance: I know so many different loan officers and everyone is constantly asking for me to send my clients to them.  First of all I allow my clients to choose who they want to represent them. Second, if they don't have a lender then I will give the name of three lenders I frequent and also suggest they talk to their bank where they have their personal accounts.

If homes could sing I think all of the poor homes that have been sitting vacant for a number of months/years would be singing this song....If anyone has set foot into a foreclosed home or bought one you know what I'm talking about,,, most of the homes have been torn up.  Toilets are missing or just plain disgusting.  Kitchens have been removed, cabinets removed, no counter tops, no sink.  Appliances stripped of the property. My first visit to Palm Springs was fantastic.  Right in the heart of the summer, what people say is the worst time to visit. It was a wonderful experience for me.

Many times a day I receive calls from people who want to know about what they should do... Short sale their property or rent it out. 
It all depends on your house payment and if you can get the rent out of it that is reasonibly close to what your mortgage payment is.  Or is your mortgage payment so high and continues to go higher that it makes no sense to rent the place out because you will be so out of pocket.

Right now the inventory of homes for sale is the Las Vegas Valley is below normal.. Banks are holding onto the foreclosures and slowly releaseing them.  Buyers are going insane trying to purchase a home.  With so many offers on each property I'm beginning to see buyers back down and settle with renting a home for awhile. 
It doesn't mean they're out of the market to buy but they are becoming more patient and accepting the idea that the market possibly just needs to start balancing itself out.

And the numbers go on and and on.  How many calls do you as an Real Estate make in a day?  How many e-mails do you send out?  How many e-mails do you answer in just one day? How many people are calling on you in one day?
In Las Vegas we have title companies, loan officers, clients, inspectors, appraisers, home warranty companies, people at these companies that have team members and don't identify themselves. With the number of short sale listings coming on the market it's very important to work with an Experienced Short Sale Summerlin Specialist Realtor.  Not all short sale listings will go through because of numerous things. But several banks are starting to respond quickly to helping short sale a property rather than be foreclosing on it.

Gosh, at one time not too long ago Agents would cringe at the words short sale.  Now, as most experienced agents now, short sales are a wonderful opportunity to get their clients a great home. 
The biggest issue with a short sale is really how qualified is the listing agent at handling the short sale.  Do they have any training or experience?  The public needs to realize that if you don't list with an Realtor who know how to handle a short sale they better now be signing on with them.
