You have to Love the time between Thanksgiving and Christmas, Oh my goodness!! - 11/30/09 02:54 PM
So, right before Thanksgiving everyone starts thinking about the Holiday coming up. The whole week before Thanksgiving I was frantic trying to get everything to the banks, title, clients, inspectors and appraisers. CRAZY!!!!!! crazy time. Of course no one was working Thursday, Friday, Saturday or Sunday. Now that it's Monday everyone is nuts trying to catch up. I spent my weekend working on a short sale listing in Pahrump. Appraiser had conditions on the loan. Pool needing to be full and hot water to the house. Well, some no name company came in and winterized the property. Not sure why. The house

ActiveRain.com benefits.. - 11/27/09 01:18 PM
I am the kind of person that gives credit when credit is due. My opinion of ActiveRain.com is superb. I was introduced to ActiveRain a number of years ago and immediately found it to be a very useful tool for growing my business and learning more about RE through other Realtors throughout the states. It's very interesting to be able to read about what is happening in different states. For instance. bankruptcies are very common in Las Vegas because of job losses and foreclosures. We have BK attorneys on every street corner, they are about as common as Starbucks coffee shops.

Summerlin Las Vegas gearing up for the Holidays. LVMPD lost one of their best officers. - 11/27/09 12:19 PM
Like many areas of the United States cities and towns are starting to light up. I've noticed that for about a week now Summerlin has started putting up lights and displaying reindeer's at certain locations of intersections and at the round abouts. These are the same decorations I've been seeing for a number of years in Summerlin. It's funny when you move from very cold winters as we had in Iowa to the warm sunny days of Vegas to imagine that winters in Las Vegas can be as much fun as winters in iowa. But, in Las Vegas you don't have to

Being #1 is not always something to be proud of. - 11/25/09 12:02 PM
Despite the state's effort to slow foreclosures, Nevada once again has the highest rate of foreclosures in the nation. The latest report done by Realty Trac shows foreclosure filings were the highest in Las Vegas Nevada where one in 68 homes received a foreclosure filing in October of 2009. That's more than five times the national average which is one in every 385 homes. But, that national number is down three percent from September yet compared to a year ago, foreclosure filings are still up 19 percent. Nevada has been the number 1 foreclosure state in the nation for approximately 34 months straight.

Does who you hang around with matter? How about where you live? - 11/20/09 12:26 PM
Whom you hang out with matters. The ideal neighborhood, would be populated with engineers and teachers, two professions he found were associated with higher-than-expected levels of wealth accumulation. In some peoples opinions. Educators were especially good at turning sometimes below-average incomes into above-average wealth, something most of us realize yet possibly don't consider oftern. They are credited to the culture in which they work. Frugality and saving for the future are valued in many teaching settings, he said, and that culture can have a profound effect. "Work with frugal people, and you may become frugal," Do you agree? . "Associate

I want to be a dog, lay around.. feed me, love me.. How nice. JUST LOVE - 11/18/09 04:18 PM
Think about it, if you're in a loving home you have it made. Your health care is free, you don't' have to work, you don't stress about the little things. Where's my next meal coming from?can I make my car payment? house payment? You have all the love from your owner, all you have to do is be happy when they get home. Which means they could have just walked outside to pick up the daily paper. Or perhaps they had to go to work but when you get home I'll be so happy to see you. They don't judge, they

When you love selling Real Estate, what else is there? The behind the scenes of Real Estate. - 11/18/09 04:00 PM
Does anyone else feel the way I do about selling Real Estate. I've been a full-time agent here in Las Vegas for 10 years, plus. When times get tough people tell me to get a "REAL" job. Like selling Real Estate is not a "real" job. I know that many people including my friends and family members think it's a piece of cake.. Oh, you make all this money on a closing. What they don't understand is how much time I put into a sale. My heart and soul and a little more most times. Yes, sometimes the big check is a

Does anyone have problems with the Trulia blog site? - 11/18/09 03:35 PM
A few times I've written entries on Trulia's blog my computer has froze up. Have you had this problem with them? I'm not sure why but when I get to the spell check part it freezes. It's very frustrating because it's usually a really good entry. I'm not allowed to save it or high lite it. I have to shut down my computer to get out of the site. It won't allow me to even move around the Internet. My entries are not offensive or inappropriate. So I'm a little confused. Any feedback from others that are on Trulia would be

Keeping in touch with your clients and the importance to asking for their help. - 11/18/09 02:47 PM
In difficult Real Estate economic times like these it can seem impossible and exhausting to make money. It may appear that everyone is saying no, and raising enough clients to keep your business going is nearly impossible. You may grow angry at those who have wealth, but are unwilling to part with it because of fear and uncertainty. Generally people will be honest with you and try to help you out. In times like these it can be helpful to remember why people buy or sell and what motivates and demotivates participating. It is important to take a bigger picture view of what you

Why many people are filing for BK (bankruptcy) in Las Vegas, more than other parts of the United States - 11/18/09 12:13 PM
With all the economic issues we have in Las Vegas NV multiple people are filing bankruptcy. One reason is that most people who have multiple properties in Las Vegas and are under water with them so we say, that just means that people owe much more than their property is worth. For these people with multiple properties they have a hard time doing a short sale because of the investment issue. The banks don't like to allow short sales on investment properties and if they do the investor has to pay back thousands of dollars (in most cases). So then they have

Wednesday's, lots of people wait for Wednesday (hump day) to arrive. - 11/18/09 11:44 AM
Another beautiful day in Las Vegas as far as the weather goes. For the common worker it's hump day but really does that mean to Real Estate agents? If you're like me one day is like the next as far a work goes. A full-time Realtor is like a emergency room doctor on call 24/7. Of course that's an extreme comparission sense most states don't require any education besides Real Estate school to become a Realtor. and in NV you can't be a criminal. We get fingerprinted, but only once when you're applying for your license, I'm not sure what happens if

Just another MANIC MONDAY.. wish it was SUNDAY, that's my fun day!!! - 11/16/09 11:17 AM
:tHE BANGELS I'm not exactly sure why this song came to mind this morning, it's Probably due to having to be on the phone all day to banks waiting for them to give me the approval for my clients short sale or any information they will give out. Monday's are by far the worst day to call the banks. They all say call back on Tuesday. It really doesn't matter what day it is just no Saturday or Sunday becuase they don't answer their phone. Sunday's my FUN day for actually showing properties. Have a great week everyone. Penny O

How to do Home Composting. - 11/13/09 07:37 PM
Home Composting Home composting can be an easy way for your household to make a direct positive impact on the environment. According to the Environmental Protection Agency, food residuals and yard trimmings account for 24% of the municipal solid waste stream in the United States. The EPA estimates that 56.9 percent of yard trimmings were recovered for composting or grasscycled in 2000, a large increase from the 12 percent recovery rate in 1990. Home owners: Revitalizing your kitchen doesn't necessarily require an expensive, full-scale remodeling project. Upgrading individual kitchen appliances can help refresh the style of the entire room while also

it's bad when you're still working and have a bud light beside you as if it's your friend for the night. - 11/13/09 01:35 AM
It's not that late here in Vegas. I'm still working and decidedd to have a beer... Bud, I guess he's my friend right now. I'm probably going to be working for another 3 hours or so and trying to stay awake,.. two pots of coffee and now I having a bud light. Only one, Yes and some pringles spicy guacamole chips. I need to stay awake... when you work 7 days a week one bud light won't mess up anything. I've spent a lot of time at the computer setting up clients for tomorrow. I'm listening to the radio; All they

Las Vegas population just walking/running away from their homes and investments.. It's our new marathon. - 11/12/09 10:51 AM
There is So much confusion from people who own properties in Las Vegas. On a daily basis I will receive at least one call a day from a friend, family member or a stranger asking for advise on how to handle their situation. For example: yesterday I received a call from a High School teacher here in Summerlin who has owned her condo for around 8 years--- her condo has dropped at least $65k in the past couple of years, which is a situation she is willing to deal with becasue she likes where she lives and needs a place to live. Her real issue is she also owns

The Poker face of Real Estate in Las Vegas. The Poker face isn't just for the casino Poker table... - 11/09/09 11:35 AM
I don't play poker in the casinos but i see poker faces all around me all day long. Sometime just pay attention to people when you're in the grocery store, shopping mall, gas station most any place where people gather. I have noticed that several people wear poker faces in their everyday lives. Whether they are fighting showing that they are stressed about something and trying to hide the stress showing on their face. Or the person trying "not" to pay too much attention to the people in front of you when they are arguing about something that's none of your business.

Moving to or from Las Vegas? How to pack up your home and move on. - 11/08/09 11:01 AM
Packing for a getaway vacation is difficult but doable, packing for a move from one residence to another can be a nightmare. Not many people look forward to packing even if they are looking forward to the move! Start collecting boxes about a month or more prior to the actual move date. Supermarkets have great clean boxes, wherever I'm shopping on that day, I just ask them if they have any boxes or you can ask them to save some for you or pick them up every time you shop. Cover your furniture with any type of material you can find; sheets or table clothes

:0) Legislation has allowed for Las Vegans to declare everyday to be as nice as the weather is today in Vegas. :0) - 11/05/09 01:35 PM
It's now become official, a new law that allows Las Vegas to continue to have this day----- November 5th declared to remain the same day, everyday in NV (the weather will never change) :0)..... If you're here in Las Vegas on a visit you will truly understand the importance of this bill being passed. The past four days have been heavenly in Las Vegas. No winds, No haze, only sunshine, fresh air and beautiful blue skies. For the residence of Las Vegas we all know that this weather is almost unbeatable. I commend the government to recognize the importance of allowing Las Vegas to continue

HOOVER DAM BYPASS in Nevada and a little history of the making. - 11/04/09 05:47 PM
Taking shape, the new bridge at the Hoover Dam in NevadaCreeping closer inch by inch, foot by foot, 900 feet above the Colorado River , the two sides of a $160 million bridge at the Hoover Dam slowly taking shape. The bridge will carry a new section of US Route 93 past the bottleneck of the old road which can be seen twisting and winding around and across the dam itself. When complete, it will provide a new link between the states of Nevada and Arizona . In an incredible feat of engineering, the road will be supported on the two massive

Las Vegas Realtor gets a free makeover. So liberating. - 11/04/09 04:41 PM
You know sometimes you have to step out of the real estate box and just do something for you.. Ok, so I'm not sure what guys do but I believe as a female in this market requires a little pampering. So many of us work, work, work, work, work, blah, blah, blah that we actually forget to just stop and breathe for a couple of minutes or hours. I mean really. This year has been a eye opener in so many aspects that I can't even begin to share. All I know is thank goodness I'm an environmentalist because I wrote plenty

Our local newspaper the Las Vegas Reivew -Journal has a new way of marketing. I've never seen this before. - 11/04/09 04:21 PM
Las Vegas Review-Journal has pride themselves on being a our Neighborhood Newspaper, which they actually are. But this is the new thing I see them doing. They are putting stickers on the top of their different sections. It's a real sticker that pertains to a business of some sort advising their restaurant or cleaning service or what have you. It truly gets your attention. I haven't looked into if whether or not this is going to be a daily new event or random, but it's working. I have no idea how much the advertiser pays for the sticker but again, it's a very clever

Bellagio and the water fountain show,. It's my favorite attraction on the Las Vegas strip.... - 11/03/09 12:00 PM
Last night I went to the Bellagio and spent several hours doing multiple things. The atrium that is decorated mostly with fresh flowers is always so beautiful. I think every month they change the decor to what fits the season. For instance, last year when I was there in November they had the cornucopia theme and thanksgiving type decorations. This year is different, no cornucopia but fall leaves and well I just really can''t explain it, it's something you must see to appreciate. In June the room was full of sunflowers and little ladybugs made of roses, a farris wheel, jumping

The unstoppable Iowa Hawkeyes, YES!!!!!!! "LET'S GO HAWKS" - 11/01/09 02:26 PM
You know when you move from a state like Iowa you understand the importance of College Football. There just isn't a lot of things to do in IOWA. We'll yes there is but the HAWKEYE games rule the fall season. Most everyone who lives in the area and surrounding area knows exactly what I'm talking about.. The unbeaten University of Iowa football team moved up one and back one in this week's national The Hawkeyes, unbeaten in its first nine games of 2009 and winners of 13 in a row dating back to the 2008 regular season, moved past Cincinnati into

NOVEMBER !, 2009... what's happened in the Las Vegas housing market and what's to come? - 11/01/09 01:55 PM
This year in Las Vegas has been the year to scratch your head about. Many people are so confused on what happened and what is going to happen in our Real Estate market.. The other day I spoke with an REO agent in my office and he said he has a bunch of foreclosures coming on the market next month. These are the quietest months in real estate in Vegas, winter months. But finally there maybe something for the buyers who have been waiting and waiting for more homes to be released. For every home on the market there are 4 buyers
