Hi all,
Have You ever noticed how the smell in the air changes over night sometimes?  I live 4.5 hours from the California beaches but I swear some days I smell the ocean.  That Lovely Fresh ocean salty breeze.
I looked up to see how many houses were for sale to fit my clients criteria.  1995 sf or more, 4 bedrooms, 1 bedroom to be downstairs,  outdoor pool and under $310,000.   I believe there were only 74 in the whole Las Vegas valley.   Las Vegas weather for the most part is typically warm.  I always see a switch in buyers when this time of year comes around.  The air … (0 comments)

Here's what I see happening in the Las Vegas housing market, grant you this is my opinion formed from selling Real Estate full-time in the Vegas Valley for over 16 years.
Things are kinda sideways and a few people are scrathing their heads saying hey what's going on with the FIRTA clause when buying and selling in Vegas.  First of all, like any industry there tends to be trends.  You know a flow, prices go up then they drop. Well, I've seen something escalating and that is sellers selling their property with the FIRTA clause.  What is FIRTA?  Foreign Investment in Real Property Tax.

It's kind of funny when you think about it...Las Vegas is pretty Urban very little Rural to our area.  So when the topic of neighbors comes up it makes you wonder how many of your neighbors you actually know in your area.  Let's say we're talking within a two mile stretch any direction.

Many people know about Summerlin, NV... It's very near the Las Vegas Strip.  We have a couple of local casinos.. Red Rock Casino and The Rampart Casino.  Both casinos are Excellent. 
Summerlin is also located near Red Rock Canyons in the Mountains.  There is a driving excursion you can travel through which is absolutely beautiful.  Within Red Rock are walking and biking trails.  Definitely worth a visit.

I woke up early this Easter Sunday to hear an local attorney being interviewed by a radio host on a popular local station, topic was the Las vegas housing market.  Of course, everyone in this city has an opinion about our housing market.  Locals have an opinion, business people have an opinion, Real Estate agents have their opinions, accountant have their opinions, politicians have their opinions...

The sun is shining bright and the air is crisp and clean.  It's a Simply Wonderul Day in Vegas.  People are out running all over the valley.  You see more people out walking their dogs etc.  It's so grand.  Some events happening in Las Vegas for the next couple months.

las vegas: Summerlin Las Vegas....Need a Rental there's plenty to chose from. - 03/23/11 08:53 AM
I just spent the past few days showing a vey lovely couple rentals in Summerlin.  I found them a perfect condo.  It's a condo that rented for $850.. Two bedrooms, two full baths. One car garage.. How nice.  They signed an one year lease they have no pets and paid a small cleaning deposit that will be refundable if left in broom clean condition. 
They are happy and I feel good having the opportunity to work with them and find them the place that fits them well.  It's close to shopping and freeway access.

I just have to put my feelings into a blog this afternoon.  It's a little like writing in a journal I suppose.  I have moved to a new Real Estate office, Simply Vegas.  The building is so beautiful, the agents are amazing and the brokers/owners, well, they are AWESOME.

I believe that a lot of Las Vegans are ready for the New Year to come. It's been a very rough time for a number of natives for the past 4 years or so.  Everyday I hear from a friend that they know of someone either losing their home or their job or I hear it from a dear friend.  It's not coming to an end just because 2010 is ending but it is the beginning for hope.  More hopeful thinking and wanting.

How many states are experiencing our issues?  I have started taking my dogs along with me when I go to some of the vacant properties.  They are just little dogs but can sense danger or strangers.  I'm not fond of the idea of walking into a property and getting attacked.

Don't drive your clients crazy or waste your time: Save time and money:           Do not allow clients in your car until they show proof of funds or approval letter  Make sure you've done your homework on the properties you are going to view.  Did you call the listing agent and ask those important questions: Examples: do you have any other offers on the property?  how many loans on the property? is the listing agent familiar with handling short sales? We are going on our second week of extreme heat in Las Vegas.  It's amazing when the news reports that the temp is 112 degrees but yet the temperature in my car reads 121 degrees.  That's from a car that has been sitting in a covered parking garage for 6 hours.  As I drive away the temp goes down to 115 degrees. I still haven't reach any part of the valley of which the temp goes down, even in Summerlin one of the coolest places in the valley.

It's amazing how our home prices have dropped.  No wonder why so many homeowners are walking away from their homes.  If they bought a home four years ago for $500,000 more than likely the home is now worth about $220,000.. short sale price.. If it was bank owned it'd be less. 
I realize that many homeowners can't see any reason to stay paying on a home that has dropped so much.  But depending on their loan on the home they could be losing some valuable money too.  Many people did put 20% down on their homes.  Twenty percent on a $500,000 … (0 comments)

Our city of Las Vegas is completely littered with short sales.  It has been for about a year and is continuing to grow and grow.  i just spent a few days with a friend in Southern California and that is what their market is coming also.  Although it seems as they are doing more foreclosures than we are in Las Vegas.
