Ways to beat the heat - 07/15/09 07:12 PM
I'm a pretty frequent runner and with the recent spike in weather thought this would be a good discussion to demonstrate how one can 'Beat the heat.' First, try running in the morning since it is cooler, but the humidity is going to be higher. If you run in the afternoon the pavement holds the heat from the day. If you can run in the shade. Some trails in the area with lots of trees provide cover from the sun. Try running around Massabesic lake in Manchester or Auburn. Also, the more you run in the heat you're going to sweat (0 comments)
Don't miss out on the $8,000 tax credit - 07/13/09 08:03 PM
Recently the IRS was given the ability to grant first time home buyers $8,000 credit or 10% of the purchase price ($8,000 being the max) on their tax return. You must be a first time home buyer and use the home as your primary residence. To qualify as a first time home buyer you must have not owned a property in the previous 3 years. If you are purchasing with a spouse they must not have purchased a home in the past 3 years to qualify. You must close on the property before Dec. 1st 2009. The tax credit doesn't need (0 comments)
The House I listed and received multiple offers on in a few days! - 07/12/09 02:27 PM
The other day I took on a listing presentation for a home. Listing presentations are always interesting because as a Real Estate professional I must convey the best value of the home in order to get the house to sell. Meeting with the client I had prepared a Pricing Strategy to list their home on the market for buyers to see. For those that may not know a Pricing strategy has many layers in order to reveal the value of a home. My first item to determine value is to explain the value of other home's in the area. Ceiling spots - 07/10/09 11:23 AM
Everyone hates ceiling spots and they stick out like a sore thumb when having guests over or at a showing presentation. I’ve checked a lot of resources and spoke to some experts. Most people agree on a few things. Some spray cans can cover the leak on the inside if the leak starts on the roof into the attic and onto the ceiling. Be aware that the leak started on the roof so if you have shingles the spot where the leak exists may need to be replaced. It might e a good idea also to replace the insulation on top (1 comments)
House in Manchester - 07/08/09 09:23 PM
Recently working with a client who was searching for their first multi-family home purchase we developed an interesting situation. We found a property with the potential of being a multi-family home. The seller could only state by law that their home was a single family home with an in-law because the deed didn't show the correct information. Thus, if the buyer wanted to take on the responsibility of the home they would have to get a COC from the town zoning board in order to get the home placed into the category of a multi-family home. The seller was not willing (0 comments)
