Is it just me, or is anyone else sick and tired of appraisers controlling the real estate business? It's really not their fault. They didn't exist until banks saw the need for them to justify loans. If the loan went bad, it's wasn't the bank officer's poor decision that caused it, because he had an "expert" appraisal.
Then the banks started abusing the appraisers, because the government pressured them to make loans. We all know what happened next.
Then the government said that everyone was being mean to the appraisers, and we all know what happened next.

I was telling my wife the other night about the irony of what we face lately with appraisals. Predictably, the occupation of appraiser was invented by the lending industry to justify what they wanted to do already.
The definition of fair market value is the price that a willing buyer and seller could be expected to agree to on the open market without any special circumstances to pressure either party. Until lenders invented appraisers, that was how it was done. There was recently an article in the Progress about foreclosures and real estate in Pickens County. I was quoted along with several other folks around the county. I can state that everything I said was correctly relayed to readers, and I think the article was very well written. However, at the end it said “everyone” who was interviewed was pessimistic about the future of real estate in Pickens County. I’m not happy with the way things are right now, but I would not say I’m pessimistic about the future.

The implementation of HVCC (Home Valuation Compliance Code) went into effect May 1. It is the new appraisal requirement negotiated by FannieMae and FreddieMac with the New York Attorney General in settlement over a pending lawsuit. All loans that receive funding from Fannie or Freddie are required to comply, and that is a ton of loans. This pending law suit was being brought against a lender and an appraisal management group for alleged appraisal abuses.
