FIRST TIME OWNER OCCUPANT BUYERS:
The THDA Income Limit is $79,440 for a family of 1 or 2 and is $92,680 for a family of 3 or more. THDA is a special funding source primarily for FHA Loans and require little or no money down with Lender and/or Seller assistance. Williamson, Sumner & Rutherford borrowers do not have to be first time Buyers.

                  The NEW THDA PRICE LIMIT for New & Existing Homes is $275,000.
 
 
 
VETERANS who will be Owner Occupants can buy a home with 100% Financing up to $417,000 (VA Loan) and can get a THDA Loan (any type) with the "first time homebuyer" requirement WAIVED. The VA Funding Fee (usually financed) typically ranges from 1.25% to 3.15% There are several scenarios and exceptions.

FHA Owner Occupants: The maximum FHA Loan for Single Family homes in Greater Nashville is $432,500**( $553,650 for a Duplex; $669,250 for a Triplex and $831,750 for a Quadplex ). The up front MIP is 1.00% (usually financed) and the monthly MIP runs around $1.04 per $1,000 of the loan amount.
Max Loan Amount is 96.5% and Maximum Seller Assistance is 6.0%
 
 
CONVENTIONAL Loan Buyers: The maximum Conventional Conforming Loan amount is $417,000. Mortgage Insurance usually applies for loans over 80%.
 
 
Veterans Administration Foreclosure Financing:
VA Vendee Financing 100% Owner Occupied 95% Investor.
 
 
 
Fannie Mae REO Homes can usually be financed with a HomePath Mortgage, available locally.Only 3% Down Owner Occupant and 10% Down Investment with NO PMI. Up to 6% Closing Cost assistance available. Call me for details.
