Here are currentHUDand VA Listings for Nashville & Middle TN. For HUD Insured & Insured with Escrow homes, the Down Payment for Owner Occupants with FHA financing is usually just $100.00. For VA homes the VA offers great financing for Owner Occupants AND Investors. And, you DON'T have to be a Veteran. Placing a Bid is Easy!

The THDA PRICE LIMIT for New & Existing Homes is $275,000.
VETERANS who will be Owner Occupants can buy a home with 100% Financing up to $417,000 (VA Loan) and can get a THDA Loan (any type) with the "first time homebuyer" requirement WAIVED. The VA Funding Fee (usually financed) typically ranges from 1.25% to 3.15% There are several scenarios and exceptions.
FHA Owner Occupants: The maximum FHA Loan for Single Family homes in Greater Nashville is $432,500**( $553,650 for a Duplex; $669,250 for a Triplex and $831,750 for a Quadplex ). The up front MIP is 1.75% (usually financed) and the monthly MIP runs around $1.05 per $1,000 of the loan amount.
Max Loan Amount is 96.5% and Maximum Seller Assistance is 6.0%
CONVENTIONAL Loan Buyers: The maximum Conventional Conforming Loan amount is $417,000. Mortgage Insurance usually applies for loans over 80%.
Veterans Administration Foreclosure Financing:
VA Vendee Financing 100% Owner Occupied 95% Investor.
