One of the advantages of living in the Short Hills area....

Is that you are close to the famous Short Hills Mall with its many exciting opportunities to spend your money.  One of my favorite spots in the Mall is Legal Seafood.  It's got a great menu- you can have your fish fried, broiled ,blackened or grilled and its always fresh.

And here's a tip to enjoy a very casual and quick meal.  Sit at the bar!  You can get full menu service; you just come in and grab a cocktail table or a stool at the bar.  The salads are great, my husband loves the tuna burgers, the crab cakes are delicious and its fast, easy and fun.

Living in the Short Hills area sure has its advantages...

 

Short Hills and Summit New Jersey Home Sellers Put Your Homes on the Market now

 

I have many buyers who are chomping at the bit to buy a home in Short Hills and Summit New Jersey.  A lot of them have been researching the market and narrowing down their decisions about which neighborhoods they like, how far they are willing to travel to get into NYC , whether they want 3 or 4 or five bedrooms, whether they are willing to give up size for location or how much work they are willing to put up with if everything else about the house in right.

For example, I have 2 families who have spent a lot of time looking at preschool options in the Short Hills area for their son. One family would like a 4 bedroom home in the $1-$1.4 million range in Short Hills. A large backyard where the kids could play is a priority for them.  The husband is happy driving to the train station on a daily basis.  The other family would like to stay in the under $1 million range and they are looking for a 4 bedroom home with 2 .5 baths with a large kitchen and they would rather not have to do work because the children have allergies.

I have another family who after researching the towns has decided that Summit is the town for them.  They have a toddler and another on the way and are looking in the $1.2 range.  They would like 4 bedrooms, don't mind doing some work, must have an attached 2 car garage and like the North side or Franklin sections.

And there are more- so my advice to sellers is to put your house on the market now- before spring when the competition can be intense and your house might not be the "prettiest girl at the party".

 

Its not very often that a great deal in real estate comes along, but I have one for you! This is a large unit that is totally upgraded.  The last comparable unit that sold, sold for $416,00 and this one is nicer!  The sale price is $389,000.  There is one currently on the market that is $428,000- go figure!

My listing in Crystal Woods is an unbelievably great Great Deal.  It's a 3 bedroom Chelsea with a gorgeous expanded kitchen.  Granite counter tops, stainless steel appliances, tiled backsplash, gorgeous wood floors on the first floor are only some of the outstanding features of this property.  It has a huge master bedroom with a totally renovated bathroom with whirlpool tub, separate shower, 2 sinks , granite countertop  and plenty of space.

Many sellers who list with me have lived in their homes for many years. They have raised their families, celebrated holidays and have fond memories that center around their home. Now the children are in college, or working and they have entered the EMPTY NESTER phase of their lives.

They want to sell their large homes and move to smaller homes with fewer responsibilities. Traveling and perhaps even buying second homes have now become considerations. When I visit them to talk about putting their home on the market, I realize that they don’t see their home the same way a buyer would.

So my advice is – if you don’t like the wallpaper you chose 25 years ago, neither will the young couples who want to raise their families. Its time to freshen up and put the house’s best foot forward- paint in the newer color tones, take off that wallpaper, open up the curtains and shades. These are not expensive steps to take and they will bring you better pictures on the internet, more viewers and even a better price.

So if you are planning to sell your home in the next couple of years, paint now, fix that deck now so you can get some enjoyment out of the property.
