The Shasta Association of Realtors in Redding, CA....is looking for a good motivational speaker to speak at an Al-Board members meeting this fall. We meet each week and over the years we have had great speakers come in...this year we do not have a well noted speaker that we can afford.
From Brian Buffini to Tom Hopkins, we have had them all over the years, but this year would like to get a new face.

In a first for the Redding and Nothern California area, an all day Community Christian Fall Festival is scheduled for October 5, 208 at the Redding Convention Center. Need Some Ideas on an Overpriced Listing - 07/28/08 09:49 PM
OK folks...need some help and ideas. Listing is $50k over our recommended listing price. We have tried a number of things with the seller, from showing comps to actually taking them out to look at other homes on the market.
They just keep saying "our home is nicer that those priced lower than ours". I am at my wits end, so need some input. Every idea will be considered, other than dropping the listing, for the folks were highly referred to me.

  We recently read that Turtle Bay "delivers $9.6 million" to the County last year. Not bad for a Park that receives $350,000 from the City each year to attract visitors from near and far. So, how do the "experts" come up with $9.6 mil? As much as we all like TJ's....and want it to come to Redding, don't forget the great Farmers Market(s) held Thursday, Saturday, and Sunday in the Redding areas. Lots of products, lots of variety, and lots of organic and other very healthy foods. And, we still have an excellent natural foods store in Orchard Nutrition Center on Locust Street at Cypress Squre Shopping Center. OK, guys and gals....I got the JVC Camcorder Hard Drive....works great and got it on the internet price at the local Best Buy.....along with the 4 year policy, a case, and an extra double time battery...a little over $500.
Now , my Kodak Easy Shot is 5 years old, and needs to be given away to my grandkids...just does not do the job.
Any suggestions for a good digital for still photos in the $200 range.

While it's well established that multiple photos increase the likelihood that consumers will click on a listing, the message hasn't hit home with some brokers and agents.
"'Photo not available' is still a pretty common phrase"...I heard at a meeting today.  "Is there any way we can get agents  to include multiple photos, was a question posed to us?" Photos are not only important for getting buyersto click on listings, but buyers may use them as one measure of an agent's abilities.

Today I started looking for a camcorder. Best Buy has a JVC Hard Drive Camcorder that is supposedly the latest in technology....on sale at $400.
Any suggestions? I have read some reviews and the one comment that seems to be consistent is that it is not good at still photos. I'm not sure if I would be using it for that, as I want it for videos and as a way to get photos on to YouTube.com

Earlier today Esther Auerback of OREXCO presented an excellent seminar on what is involved in a tax deferred 1031 Eschange transaction. Having been involved in a number of these over the years, all agents should become reasonably informed on this subject....at least to the degree that they know who to refer clients to.

 My day started later, but Major Wayne Wetter, the officer in charge of the Redding Corps of the Salvation Army was up and out of his home at 6 AM. A day with the Salvation Army at the Moon Fire - 07/12/08 10:46 AM
It started at 6 AM for Major Wayne Wetter of the Redding Salvation Army.....it ended at 10 PM at night....
From checking on food supplies at the Corps office at 6...he was off to the Incident Command Post morning briefing, only to find out that Cal Fire needed additional vehicles to remove the artifacts from the Shasta Historical Park in Old Shasta, CA. Within minutes, the large semi from the Salvation Army was on the scene....being loaded with valuables from years past, many actual items from the great gold rush that overran this area in the 1800's.

Sundial Bridge at Turtle Bay...Bikes Slow Down to 5 MPH, but Allowed - 07/10/08 12:48 AM
Earlier tonight, the Redding Community Activities Commission voted to allow bikers to ride across the rapidly becoming famous Sundial Bridge at Turtle Bay Exploration Park.....the incredible glass bridge over the gorgeous Sacramento River...as long as they slow down to 5 MPH. After an hour of testimony from citizens on both sides of the issue, the Commission voted 2-1 to allow bikers to ride across the bridge but they must slow down to 5 MPH.

In case some of you have been wondering about the fires and the smoke in the far north valley of California...fires are still burning in the western mountains, but today we had north winds and up went the temperature.
Temperatures at the Redding Municipal Airport hit 112 degrees this afternoon, smashing the July 7, 1989 record of 108 degrees, according to the  National Weather Service. And, as the afternoon progressed, some of us thought that it got even hotter.

I am going to give you an onsight visit report to the Incident Command Post (ICP) earlier today to see how Cal Fire is fighting the many fires in the Shasta and Trinity County area. Wow....like a military operation...really impressive.

Yesterday I showed a home owned by a large national lender...the home is a Repo. The lender requires that the purchase contract be accompanied by a pre-qual letter issued by the owner of the home. My buyer had been pre-qualified at another lender, but when we submitted the offer and asked for the pre-qual from the home owner lender, he was declined...thus we could not submit the offer. I am not an economist......but I have some thoughts on the Fed, and I am a history buff, especially with folks that changed the world.

Finally...Fires are Under Control in Northern California - 07/01/08 08:53 PM
Firefighters at last got some help from the air Monday, thanks to a respite from nearly a week of smoky skies.
Throughout the afternoon, the giant Martin Mars bomber dumped its 7,200-gallon tank on fires being fought on Lime Complex, while smaller air tankers and helicopters pounded fires elsewhere. The Martin Mars made five drops in five and a half hours, with more drops scheduled for today.
Their efforts seemed to pay off.
On Monday, the last of the evacuations were lifted in many fire-threatened communities in Shasta and Trinity counties, including Junction City, Helena and the Big Foot Campground and Trailer … (0 comments)

1031's etc Are Interesting and We Can Use These. - 07/01/08 12:15 PM
I just got through with a 1031.....learned alot as I worked through the process, although this was not the first one that I did. Read up on it kind of after the fact, and ran across this....good info.
Section 1031 of the Internal Revenue Code allows investors to sell and buy property, and defer paying the taxes on their gains. And yes, MOST 1031 exchanges are indeed for real estate, but not JUST traditional real estate as most people think of it.
