commercial real estate: Not Good News...McMahon's Closing - 08/26/08 05:17 PM
OK....so some more bad news. Apparently blaming the housing downturn, McMahan's Furniture will shut down after nearly 90 years in business.
The Santa Monica-based company announced Monday that all 17 of its McMahan's and La-Z-Boy Furniture Gallery stores in California and Oregon will close within the next few months.
McMahan's has a store and La-Z-Boy Furniture Gallery in Redding, both on Athens Avenue. There's also a McMahan's store on Main Street in Red Bluff. All of these stores are good stores to shop in.
Not much we can do about it, but am concerned about the many job losses in Redding … (0 comments)

commercial real estate: Impact Fees Get Opposition in Redding, CA Press Conference and Shasta Voices - 08/21/08 04:46 PM
At this morning's press conference in opposition to the State potentially seizing local government tax funds, Kurt Starman asked if Shasta VOICES would be willing to ask the membership to send letters similar to the one I sent to the Governor, Senator Aanestead, and Assemblyman La Malfa.   How do you feel about putting out an alert to everyone with an attachment of my letter, asking them to send a letter if they so desire?
Shasta Voices, along with other members of the City and the County are opposed to the State seizing tax funds to fund state projects.
The Press Conference … (0 comments)

commercial real estate: So What Is Going On At Turtle Bay? - 08/20/08 04:47 PM
Tuesday night I was at the City Council meeting when the Turtle Bay funding issue came up.
Turtle Bay Exploration Park will see its Redding subsidy shrink by 1½ percent, or $5,000.
The City Council on Tuesday approved that cut along with a number of others to streets, parks, planning and other departments as City Hall starts to feel declining revenues.
The cuts -- which amounted to roughly 1 percent across the city's $67 million general fund -- come on top of a ½ percent trim approved in February.
The city plans to extend its hiring freeze to 2013 and shave … (0 comments)

commercial real estate: BAck to School - 08/16/08 11:11 AM
This time of year, a hush falls over households all across America as the children head back to school. Not only do the kids go away, taking their noise with them, but parents everywhere fall to their knees and give silent prayers of thanks for their tax-supported public schools. Most fervent in this gratitude are we millions of parents who work in home offices. As the long, hot summer comes to an end, we might finally get some work done. Not right away, though. First, we'll need to pull the house back together after three months of round-the-clock kid habitation. That means scrubbing and … (0 comments)

Commercial Real Estate in Redding......Is It the Right Time to Buy?
We hear that it is a "buyer's market", and no doubt it is for the average home buyer. But is it for the Commercial Real Estate buyer, and what if you are a seller of commercial real estate? Well, it kind of goes back to some basics, called location, location, location. Today, Redding is not in the right location.
A few years ago, commercial buyers were looking at Redding like the "next heaven". Apartment buildings were selling for as little as $20,000 per unit in some areas; commercial retail … (0 comments)

commercial real estate: Need Some Ideas on an Overpriced Listing - 07/28/08 02:49 PM
OK folks...need some help and ideas. Listing is $50k over our recommended listing price. We have tried a number of things with the seller, from showing comps to actually taking them out to look at other homes on the market.
They just keep saying "our home is nicer that those priced lower than ours". I am at my wits end, so need some input. Every idea will be considered, other than dropping the listing, for the folks were highly referred to me.

commercial real estate: Stillwater Business Park in Redding CA.....What's the plan? - 07/27/08 01:00 PM
Is Stillwater Park Our Future? Should it be? What about Recreation and Tourism?
We recently read that Turtle Bay "delivers $9.6 million" to the County last year. Not bad for a Park that receives $350,000 from the City each year to attract visitors from near and far. So, how do the "experts" come up with $9.6 mil? A complicated formula, no doubt, but seems to be based on the theory that the income that Turtle Bay generates is equivalent to 233 full time jobs in the area. These jobs would then provide income that would in turn be spent on living … (0 comments)

commercial real estate: Do we have ego's, and if so, why not? Your thoughts, please. - 07/25/08 12:07 PM
Earlier today I was in a meeting with some real estate management folks...and the topic of agents and good agents came up. One of the factors that we all deal with with Realtors in general are the ego's of our peers, including mine. No one wants to think of themselves as having a "big ego," but having a strong ego can be a good thing.
How strong is our ego? Many people think that the term "ego" has something to do with being a braggart or totally self-interested, but is this right?
I have read, and I am told psychologists tell … (4 comments)

OK, guys and gals....I got the JVC Camcorder Hard Drive....works great and got it on the internet price at the local Best Buy.....along with the 4 year policy, a case, and an extra double time battery...a little over $500.
Now , my Kodak Easy Shot is 5 years old, and needs to be given away to my grandkids...just does not do the job.
Any suggestions for a good digital for still photos in the $200 range.

commercial real estate: Use Photos....makes sense if you are looking for buyers! - 07/24/08 03:39 PM
While it's well established that multiple photos increase the likelihood that consumers will click on a listing, the message hasn't hit home with some brokers and agents.
"'Photo not available' is still a pretty common phrase"...I heard at a meeting today.  "Is there any way we can get agents  to include multiple photos, was a question posed to us?" Photos are not only important for getting buyersto click on listings, but buyers may use them as one measure of an agent's abilities.
"The biggest surprise to many of us is how important large, luminous photos are,"  "Buyers tell us if they don't … (4 comments)

commercial real estate: Mentors Are Valuable....But Need to be Used...etc. - 07/23/08 01:55 PM

I'm giving a talk at a college recently, and this was what was coverd in the class, and I got some ideas from Lou Tice....
What is a mentor? What is that mentors do? Can having a mentor help you succeed?
These days, there are many sophisticated tools available to help those who want to be successful. But one of the most valuable assets anyone can have is also one of the oldest. I'm talking about a mentor - someone who can help you learn the ropes, find your way around obstacles, and chart a course that will get you … (1 comments)

commercial real estate: Yard Signs...Do they work? - 07/21/08 04:18 AM
Over this weekend I had the opportunity to talk with one of my sellers on "using a sign", for they had refused to put one up until now, as their home is in "too nice of an area for signs". I recently read an item and thought it so appropriate that I took it with me and went over it with the clients.
This is what I shared with them, and maybe it will work for other agents. Agents have always realized the sales advantages of branding themselves in this competitive industry. We hand out business cards, promotional items such as calendars, … (13 comments)

commercial real estate: Dan Walters of the Sacramento Bee in Redding, CA with Shasta Voices - 07/20/08 02:50 PM
The State of the State, of sorts!

Last week about 80 of us gathered to hear one of the most enlightening speakers in California, Dan Walters. Dan has been a journalist for more than 40 years, spending all but a few of those years working for California newspapers. At one point in his career, at age 22, he was the nation's youngest daily newspaper editor.Dan joined The Sacramento Union's Capitol bureau in 1975, just as Jerry Brown began his governorship, and later became the Union's Capitol bureau chief. In 1981, Mr. Walters began writing the state's only daily newspaper … (0 comments)
