A Tale Of Two Showings
It was the best of houses, it was the worst of houses.
It was the time of staging, it was the time of clutter.
It was a time of educated and enlightened sellers, it was the time of uninformed, unmotivated sellers.
 
Yesterday,  I showed a buyer several houses.  From the time we approached what we will call house one, it was apparent that they liked it.  They liked the front porch and general appearance of the home.

What's so special about GOOGLE VOICE? 
Google Voice is an incredibly flexible call system that anyone can use for free.  It can make phones ring in different places (acting as a call router), allow you to record calls, allow you to "listen in live" while a voice message is being left and much more.  What I wanted to concetrate on today though is specifically for WEBSITE and BLOG owners.

Why didn't they just ask!? - 07/17/09 09:53 AM
Recently, a court case has been in the news...many may have overlooked it if you're not IN the real estate business.  This case was Busby V JRHBW REALTY Inc. (d/b/a RealtySouth) in the US District Court for the Northern District of Alabama.
What this case said was that "administration" fees were a violation of the Real Estate Settlement Procedures Act (AKA RESPA), section 8(b). 

This brokerage was charging $149 fee on top of their normal commissions.  The District Court said that the fee was not tied directly to any service provided and hence it violated the RESPA law.
