I have been learning how to use a wordpress blog by ...welll...blogging. I wanted to set up a mortgage as well as a real estate blog for my business, but wasn't all that confident in my ability to "make it look good". I chose beer as the subject for it, and it has worked out pretty well. I get a lot of comments on it at work and with my customers. I never intended for it to be part of my marketing campaign to attract new business, yet it has become a very effective way to meet new people.

I am preparing for an open house later today in Venetian Bay. It is a beautiful place to live in New Smyrna Beach Florida, just south of Daytona Beach. The area markets are still a bit topsy turvy, but that does not diminish the fact that there are some fabulous homes currently available. Chances are that a buyer can purchase a well built , well maintained home at a fraction of the cost from 2-3 years ago.
Area appraisals are typically showing that the sales approach is substantially lower than the cost approach.

TARP Money Repaid - Vote Good - Bad - Shocking - 06/19/09 07:49 AM
You may have missed the fact that 10 banks were allowed to repay TARP money this week. I find it interesting that many months of impassioned TARP discussions would result in a rather silent repayment of the funds this week. Scanning this morning's headlines across several financial websites and news channels, there is scant evidence of this monumental event. I did learn about another ponzi scheme arrest, and a highly respected financial publication is reporting that TARP recipients had executives using corporate jets for personal use. 1-  Interest Rates are still very close to historical lows, and still lower than they have been in several years
2-  Home prices are much lower than they have been in years
3- $8000 Tax Credit for 1st time home buyers
4- If you have not owned a home for 3 years, you are considered a 1st time home buyer
5- For many, it is better than continuing to rent 
6- Purchasing power - a slightly higher rate combined with a slightly lower price could equal the same payment with a lower size loan to pay back

Interest rates have increased dramatically since Black Wednesday - May 27,2009. Homeowners looking to refinance to rates near historical lows are clearly divided into 2 groups. Those that grabbed the brass ring, and those that waited too long. Many took the "bird in the hand" path and got a great fixed rate and lower payments to help budgets strained by the recession. Others waited for the mythical 4% rate that this professional felt would never materialize, and are faced with current rates that have increased nearly a full percent in the last 2 weeks.

I do not profess to be an expert, but I do enjoy the work. It is safe to say that it is much easier than crunching numers for next to impossible mortgages, or spending endless hours on hold wating for short sale departments to answer the phone. Delinquent loans: In 2008 only about 1% of all loans nationwide were delinquent. The reports this month show that 12% of all home loans nationwide are now delinquent. Even worse, over half of those homes are now vacant. Numbers can always be twisted, and I would suggest that we all take this into account before placing too much weight on statistics until we see the whole picture. Many of the owner occupied loans that are delinquent are actually loans obtained by investors with some creative loan application work. $8000 Tax Credit - How Do I use It??? - 06/04/09 11:34 AM
The $8000 credit: Yes it is available. I know a local CPA that has filed several amended returns for 1st time buyers. They can get it this year or next. He does caution that based on your tax withholding your refund may vary. He further states that it is important to look at your overall tax strategy when you are preparing to file for it. Did I miss the boat on great rates? Not necessarily
 Recent increases in interest rates has some feeling as if they "missed their chance". I beg to differ. Year over year interest rate averages for most, if not all loan programs is significantly lower. We are still very near historical lows for interest rates.
