&lt;p&gt;1. Pray&lt;/p&gt;
&lt;p&gt;2. Go to bed on time.&lt;/p&gt;
&lt;p&gt;3. Get up on time so you can start the day unrushed.&lt;/p&gt;
&lt;p&gt;4. Say No to projects that won't fit into your time schedule, or that will compromise your mental health.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;5. Delegate tasks to capable others.&lt;/p&gt;

      <title>TEN THINGS A LOAN OFFICER MUST MASTER</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;u&gt;TWELVE &lt;strike&gt;Ten&lt;/strike&gt; Things a Loan Officer Must Master &lt;/u&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The purpose&amp;nbsp;is to&amp;nbsp;know what it will take for a Loan Officer to become an expert and&amp;nbsp;differentiate themselves from the competition. &lt;/p&gt;&lt;p&gt;1. Learn the real estate process. I know of Loan Officers who say they don&amp;#39;t like working with Real Estate Agents and still others who have never bought a home.&amp;nbsp;You cannot afford to ignore what can be anywhere from twenty-five to seventy-five percent of the market in a given year. You are in the real estate industry and agents are a major player. Your refinance clients will purchase a home sometime in the future and an agent will be involved. You need to learn how to deal with the right agents and how to control the sales situation. Not only should you play in this market-you should take a real estate licensing class. Not to sell real estate but to understand what agents do. In other words-you must become an expert in not only your field, but in your targets&amp;#39; field as well.&lt;/p&gt;&lt;p&gt;2. Learn the three economic reasons to own a home. It is truly amazing to me that both Loan Officers and Real Estate Agents are not experts calculating and explaining the economic benefits of homeownership-leverage, rental equivalency and inflation protection. &lt;/p&gt;&lt;p&gt;3. Learn the economics of your rate sheet. This is another way you can distinguish a bit player from an expert. Do they know why one program costs more than another? Do they understand spreads? Most Loan Officers are reduced to general statements such as-it costs more because of risk. It is not always because of risk. And sometimes this statement sounds and is ridiculous. &lt;/p&gt;&lt;p&gt;4. Learn important economic concepts of real estate finance. We are not selling a bunch of loan programs. We are selling financial instruments. We need to understand how these instruments can be used to achieve financial goals. Concepts as the efficacy of different levels of prepayment and debt consolidation come to mind at this juncture. How can you call yourself a trusted advisor without mastering these?&lt;/p&gt;&lt;p&gt;5. Learn how to compare loan programs based upon future scenarios-including ARMs vs. fixed, points vs.no points, one loan vs. two loans, negative amortization and more. For example, do you know the three major scenarios to describe the possible future patterns of interest rates and what they mean? You need to understand the historical case, the worst case and FIAR case scenarios and how to work them into comparisons for your clients.&lt;/p&gt;&lt;p&gt;6. Learn how to underwrite as well as process a loan.&amp;nbsp;A Loan Officer should not just learn how to process-they need to learn how to underwrite. How can you take control of service levels if every time you send a loan to a underwriter it is as if you have sent it into a black hole? You should know more than the underwriter knows with the goal of underwriting each file BEFORE it goes to the underwriter. And that includes reviewing the appraisal.&lt;/p&gt;&lt;p&gt;7. Learn how to control your customers and the process. If you want to deliver great service with less stress in your life, you must take control of the process. If you don&amp;#39;t you will start with an imperfect product and an imperfect product will result in an imperfect process. How can you exceed your customer&amp;#39;s expectations if you can&amp;#39;t even deliver adequate service?&amp;nbsp;You should know more than the underwriter knows with the goal of underwriting each file BEFORE it goes to the underwriter.&lt;/p&gt;&lt;p&gt;8. Learn how to market from within the loan process. Taking control of the process puts you in a position to avoid costly and inefficient marketing methods such as cold calling or purchasing leads. Do not expect a referral base to start appearing after a few years of going in the wrong direction. Every time you leave the process to market you take yourself further away from a successful business model. Experts learn where the opportunities are. What the foundation model does is help open your eyes so you don&amp;#39;t miss these opportunities. When you are running around out of control and then marketing all over the place you will miss so many of these opportunities that are right under your nose.&lt;/p&gt;&lt;p&gt;9. Learn what is right and what is not. If you want to lead, you can&amp;#39;t do so moving in the wrong direction or coming from the wrong side of the line. You may close a loan and make more money tomorrow or next week-but you will never leave the treadmill because you will not qualify to work with leaders. Leaders understand the importance of relationships. Rate shoppers do not. I&amp;nbsp;believe that much of the fraud that occurs in this industry, including predatory lending, occurs because we have not clearly drawn the line for loan officers. &lt;/p&gt;&lt;p&gt;10. Become an expert in sales and marketing. What sounds like good advice such as &amp;quot;you have to ask for the business&amp;quot; and &amp;quot;you must overcome objections&amp;quot; actually can be counter-productive. For example, the secret to getting referrals is not asking-it is positioning yourself to ask, This is why so many of us find asking so uncomfortable. If asking were the secret, I believe many more loan officers would be out there asking instead of saying, &amp;quot;oh, I know I should be...&amp;quot;&lt;/p&gt;&lt;p&gt;11. In addition-LOAN OFFICERS MUST PRACTICE RETURNING CALLS!!! (thanks karen for # 11) Practice what you preach. When communicating to your clients-when you say you will call them back-PLEASE CALL them BACK!!!&lt;/p&gt;&lt;p&gt;12. Hire an Experienced Notary Signing Agent (thanks shannon for # 12) It&amp;#39;s always good to know who&amp;nbsp;your appointed closing agent&amp;nbsp;is&amp;nbsp;that will&amp;nbsp;sit in for a signing-especially if their knowledgeable and experienced with great customer service. It makes things go smoothly.&amp;nbsp;(my escrow officer &amp;quot;CP&amp;quot; is ALWAYS GREAT at what he does-he&amp;#39;s AWESOME-i wouldn&amp;#39;t trust anybody else)&lt;/p&gt;&lt;p&gt;When you are running around out of control and then marketing all over the place you will miss so many of these opportunities that are right there.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Even one step beyond being an expert in sales and marketing within your industry, you must become an expert in sales and marketing within the industry of your target. Loan officer actually should not be attending &amp;quot;loan officer&amp;quot; marketing seminars. They should be attending &amp;quot;real estate agent&amp;quot; marketing seminars. &lt;/p&gt;&lt;p&gt;If you try positioning yourself as an expert you will achieve what many keep searching for.&amp;nbsp;Your efforts will help you get closer to your long-term goals of a satisfaction within your career. Those who know that they can deliver more value not only are in a great position to ask for the business, those seeking counsel approach them every day.&lt;/p&gt;&lt;p&gt;Loan officers hear questions every day such as &amp;quot;what is your rate?&amp;quot; Experts hear questions such as &amp;quot;what do you recommend I do?&amp;quot; How would you like to spend the rest of your career, answering the first question every day or the second question?&amp;nbsp;Unfortunately we are so busy trying to chase down the next deal and becoming competent, most of us never reach that position.       <title>10 STEPS TO FINDING THE SUITED CONDO</title>
      <description>&lt;p&gt;&lt;strong&gt;Here is a list of questions usable to ask when searching for a condo/townhome to purchase or invest in...&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. Are there any current assesments in place or planned for the near future?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-Will there be major assessments to cover painting, a new roof, updating the lobby, etc. What about any increases in the maintenance fee to cover any increasing costs for the standard items? Always request to review the homeowners association budget.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Is there a washer and dryer in the unit?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-If not, inquire to see if one could be installed or if the plumbing in the building is even adequate to handle such an addition. Even if the building can accomodate the additional plumbing line, it pays to investigate the association&amp;#39;s policies.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3. If you plan to purchase the unit as an investor, be aware of the rental laws and regulations.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-It is said to be a 30-Day minimum rental. Some buildings are stricter then others and may have a 90-Day minimum rental. There are other properties that are zoned &amp;quot;resort&amp;quot; and allows for day-to-day or week-to-week rentals. Be careful, always do your research before buying anything.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. Check to see if the building allows pets.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-There is house rules that applies. If there are any restrictions, find out what type of rules that applies for what type of pets. Like how many pets are allowed, how much, what is the maximum weight allowable, and so forth. Often times a complex may allow only a cat and if they allowed dogs they may typically restrict the animal size and pound limit. What about adding a 50 gallon fish tank, is that allowable, do you need extra insurance to cover any unit damages, etc.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5. Are there any additions or improvements done to the unit without the necessary permits or condo association approval?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-Thisn may be a common problem with enclosed lanais. This type of improvement will probably require City &amp;amp; County as well as the association approval. If the enclosure was improperly or illegally done, the unit may be in violation of the condominium house rules and bylaws of the association.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6. Ask your lender if the condo/townhome you are considering meets the requirements for a loan.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-The most common issue that arises is the owner-occupant ratio. Ideally the lender would like to see a minimum of at least 60% owners living in the building or complex of a condo/townhome. Even needing to meet certain square footage may be difficult for some lenders. If the occupancy rate is significantly less this potentially could pose a problem with obtaining certain types of financing-especially for buyers with minimum down payments or investors. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7. Does the unit come with parking?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-Don&amp;#39;t assume that every unit provides a parking stall. Find out how many parking stalls is available. Find out how many parking stalls comes with the unit. Are they covered parking or secured? Are they other stalls available for rent should it may be needed.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;8. Is there any guest parking available?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-This is important to know if there is guest parking available. If not, are they any parking near by that allows guests to park there and walk over to the complex. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;9. Does the building provide central air units?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-Find out if there is any central air conditioning units available. If so, find out who takes care of the maintenance and when was it last done. If not, can air conditioner units be installed.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;10. Get a copy of the condominiums/townhouse&amp;#39;s house rules and read them.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;-Owners and occupants are expected to follow the association and house rules. Is there any part of the house rules you cannot live with? Some buildings will have restrictions on window coverings, they need to be a certain color like white or conform. Keep in mind that upgrades and improvements almost always need association approvals before the work is started.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Hopefully some or all of these tips become useful in searching for that suited condominium or townhouse. Always remember to take into consideration the monthly maintenance fees along with your mortgage payments and property taxes.       <title>The JOY of INSPIRATION</title>
      <description>&lt;p&gt;&lt;strong&gt;We all know that in this industry...we ALL must be motivated and inspired to continue to do the things we do best. Especially if our passion is&amp;nbsp;with helping others with their financial goals and needs.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If it&amp;#39;s desperation that motivates you to make changes, there&amp;#39;s usually that silver lining when the worst is over. If you take the time to reflect, valuable lessons could be learned. However, a much healthier way to make changes are through inspiration.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You ask yourself, &amp;quot;how do you become inspired?&amp;quot;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;There are so many ways.&amp;nbsp; We all get inspired by watching others. Sometimes the person least likely to win a talent show contest, a gold medal, or others who become successful in the business who could prove everyone wrong. We love to encourage the person who has been given no chance but has the courage and determination to give it their best shot. But quite often these surprise winners could light a fire in us.&amp;nbsp; We think, if she can do it, why can&amp;#39;t I? Just that simple thinking could just give you the boost to make the changes you want to make.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You could look for other ways to be inspired.&amp;nbsp; It could be a great book, a good movie (for instance &amp;quot;Pursuit for Happiness&amp;quot;), a beautiful painting, or music you love to listen to could be inspiring. Looking up to someone, such as a mentor who you respect and admire, can inspire you to be successful too. You could learn so many different ways from that one person just by the way&amp;nbsp;they speak to you, by what they teach you and so forth. Just like me today I can still clearly remember just 3 months ago I got reacquainted with a guy I had met&amp;nbsp;who came to visit my previous office that I worked at a year ago and was so inspired by his intellegence, his knowledge and his success. That after that one day, I thought &amp;quot;wow this guy is&amp;nbsp;awesome, he&amp;#39;s a good&amp;nbsp;motivator, and would make an awesome mentor&amp;quot;. And you know today, if it was not for this one man who everyone knows as SHANE SARAE I would not be where I am today, know the&amp;nbsp;things that I have been taught and how to change the way I think and feel. Since then each day that goes by&amp;nbsp;I am continuously learning something new every day and&amp;nbsp;it just gets better and better. I remember the day Shane&amp;nbsp;introduced me to&amp;nbsp;a movie called &amp;quot;The Secret&amp;quot;, oh my gosh after watching the movie, it was so inspirational and so real that it does make a big difference as to how you train your mind and your thoughts to feel. It was amazing. So having a mentor who you respect and admire can inspire you to be successful too in so many great ways.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;One of the things that I&amp;nbsp;learned was that one of the best motivators is to make a list of compelling goals. Paint a picture of what you want and visualize what it will feel like when it becomes a reality. Inspiration will ignite your creativity and passion.&amp;nbsp; Just thinking about the possibilities can make it difficult to sleep at night.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Also remember that the people you surround yourself with do make a difference. If you were brought up in a happy household where love and joy were plentiful, chances are you had the opportunity to test your strengths and weaknesses without fear of reprisal. And if you make a wrong decision it wasn&amp;#39;t the end of the world. People who has a strong network-a loving family or a solid group of friends-seems to handle the ups and downs of life better then those who feel alone or who are lacking encouragement. Like for most women we enjoy support of other women. We like being together, talking and sharing. There are lots of opportunities for this, like busines networks, and social clubs. Having a &amp;quot;buddy&amp;quot; or focusing partner who you connect with once a week is a great way to help you stay accountable as you strive to accomplish an important goal or make changes. Just remember to keep building your support systems. There are vitally important. How many of these apply to you? How many of these guidelines can you honestly say you follow? Set and achieve goals. Make a plan...&lt;/strong&gt;Define and achieve specific long-term (what you want) and short-term (how you&amp;#39;re going to get what you want) goals. Goals are the road map that will direct you to success.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. Learn and execute the fundamentals of sales...&lt;/strong&gt;Never stop learning how to sell. Real, listen to tapes, attend seminars, and practice what you&amp;#39;ve just learned. Learn something new every day and combine it with hands-on experience.&amp;nbsp;Knowing the fundamentals gives you a choice in a sales call. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;5. Understand the customer and meet his/her needs...&lt;/strong&gt;Question and listen to the prospect and uncover true needs. Don&amp;#39;t prejudge prospects.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6. Sell to help...&lt;/strong&gt;Don&amp;#39;t be greedy, it will show. Sell to help customers; don&amp;#39;t sell for commissions.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7. Establish a long-term relationship...&lt;/strong&gt;Be sincere abd treat others the way you want to be treated. If you get to know your customers and concentrate on his/her best interest, you&amp;#39;ll earn much more then a commission.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;8. Believe in your company and product...&lt;/strong&gt;Believe your product or service is the best and it will show. If you don&amp;#39;t believe in your product, your prospect won&amp;#39;t either.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;9. Be prepared...&lt;/strong&gt;Your self-motivation abd preparation are the lifeblood of your outreach. You must be eager and ready to sell, or you won&amp;#39;t.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;10. Be sincere...&lt;/strong&gt;If you are sincere about helping, it will show, and vice versa.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;11. Qualify the buyer...&lt;/strong&gt;Don&amp;#39;t waste time with someone who can&amp;#39;t decide.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;12. Be on time for the appointment...&lt;/strong&gt;Lateness says, &amp;quot;I don&amp;#39;t respect your time.&amp;quot; There is NO excuse for lateness. If it can&amp;#39;t be avoided, call before the appointed time, apologize, and continue with the sale.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;13. Look professional...&lt;/strong&gt;If you look sharp, it&amp;#39;s a positive reflection on you, your company, and your product.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;14. Establish rapport and buyer confidence...&lt;/strong&gt;Get to know the prospect and his company; establish confidence early. Don&amp;#39;t start your pitch until you do.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;15. Use humor...&lt;/strong&gt;It&amp;#39;s the best tool for relationship sales I have found. Have fun at what you do. Laughing is tacit approval. Make prospect laugh.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;16. Master the total knowledge of your support...&lt;/strong&gt;Know your product cold. KNow how your product is used to benefit your customers. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;17. Sell benefits, not features...&lt;/strong&gt;The customer doesn&amp;#39;t want to know how it works as much as he/she wants to know how it will help him/her.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;18. Tell the truth...&lt;/strong&gt;Never be at a loss to remember what you said.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;19. If you make a promise, keep it...&lt;/strong&gt;The best way to turn a sale into a relationship is to deliver as promised. Failure to do what you say you&amp;#39;re going to do is a disaster from which you may never recover. If you do it often, the word gets out about you.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;20. Don&amp;#39;t down the competition...&lt;/strong&gt;If you have nothing nice to say, don&amp;#39;t say it. Set yourself apart from them with preparation and creativity-don&amp;#39;t slam them.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;21. Use testimonials...&lt;/strong&gt;The strongest salesman on your team is a reference from a satisfied customer.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;22. Listen for buying signals...&lt;/strong&gt;The prospect will often tell you when he/she is ready to buy-if you&amp;#39;re paying attention. Listening is as important as talking.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;23. Anticipate objections...&lt;/strong&gt;Rehearse answers to standard objections.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;24. Get down to the real objection...&lt;/strong&gt;Customers are not always truthful; they often won&amp;#39;t tell you the true objections at first.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;25. Overcome objections...&lt;/strong&gt;Listen to the prospect, and think in terms of solution. Create an atmosphere of confidence and trust strong enough to cause a sale.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;26. Ask for the sale...&lt;/strong&gt;Sounds too simple, but it works.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;27. When you ask a closing question, SHUT UP...&lt;/strong&gt;The first rule of sales.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;28. If you don&amp;#39;t make the sale, make a firm appointment to return...&lt;/strong&gt;Quite often if you don&amp;#39;t make the next appointment when you&amp;#39;re face-to-face it may be a long, hard road to the next one.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;29. Follow up, follow up, follow up...&lt;/strong&gt;If it takes between 5 and 10 exposures to a prospect before a sale is made, be prepared to do whatever it takes to get to the 10th meeting.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;30. Redefine rejection...&lt;/strong&gt;They&amp;#39;re not rejecting you; they&amp;#39;re just rejecting the offer you&amp;#39;re making them.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;31. Anticipate and be comfortable with change...&lt;/strong&gt;A big part of sales is change. Change in products, tactics, and markets. Roll with it to succeed. Fight it and fail.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;32. Follow rules...&lt;/strong&gt;Salespeople often think rules are made for others. Think they&amp;#39;re not for you? Think again.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;33. Get along with others (co-workers and customers)...&lt;/strong&gt;Sales is never a solo effort. Team up with your co-workers and partners with your customers.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;34. Understand that hard work makes luck...&lt;/strong&gt;Take a close look at the people you think are lucky. They or someone they know has put in years of hard work to create the luck. You can get just as lucky.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;35. Don&amp;#39;t blame others when the fault (or responsibility) is yours...&lt;/strong&gt;accepting responsibility is the point for succeeding at anything.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;36. Harness the power of persistence...&lt;/strong&gt;Are you willing to take &lt;em&gt;no &lt;/em&gt;as a challenge instead of a rejection? Are you willing to persist through the 5 yo 10 exposures it takes to make the sale? If you can, then you have begun to understand the power.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;37. Find your success formula through numbers...&lt;/strong&gt;By determining how many leads, calls, proposals, appointments, presentations, and follow-ups it takes to get to the sale. And then follow the formula.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;38. Do it passionately...&lt;/strong&gt;Do it the best it&amp;#39;s ever been done.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;39. Be memorable...&lt;/strong&gt;In a creative way. In a positive way. In a professional way. What will they say about you when you leave? You always create a memory. You choose the memory you leave. You are responsible for the memory you leave.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;39.5 &lt;em&gt;Characteristic is the most important of them all-have fun! You will succeed far greater at something you love to do. Doing something you enjoy will also bring joy to others.
