salem: Revisions to the 2011 OREF Sale Agreements - New Historic Property Addendum - 01/28/11 05:17 AM
Revisions to the 2011 OREF Sale Agreements
I thoroughly enjoyed a presentation by James C. Reinhart of Davis Wright Tremaine for the North Willamette Association of REALTORS® this week.  He did a great job highlighting the 2011 changes to Oregon Real Estate forms.  He kept a jam packed room moving along through many updates.  The Oregon sale agreement has grown to a 10 page document!
I’ll quickly touch on one of the discussions that developed during the class regarding new section, 31.2 (Historic  Property).  This section states:  “If the property described in this instrument is subject to special assessment under … (4 comments)

salem: We found strength enough to share... - 01/20/11 03:30 AM
There is a certain power in tight-knit communities.  In these areas, people are accustomed to working hard, overcoming obstacles with grace and living each day to the fullest.  Perhaps there is something special about working side by side with your neighbors that builds character and integrity.  And maybe being in well-established communities teaches one to genuinely care for others.
At AmeriTitle, we draw strength from these communities.  After all, they are where we began.  They have taught us about practical intelligence, working tirelessly and really paying attention to the needs of our customers, from lenders and Realtors to builders, developers, farmers, … (3 comments)

salem: Who chooses the title and escrow company? - 10/06/10 01:22 PM
We frequently get the question, "who chooses the title and escrow company?"  The answer below is from the Oregon Association of Realtors e-news letter 10.6.2010.
In our experience we have definitely seen the title and escrow company as a negotiated item in the contract.  The listing agent will note their title company of choice on the MLS listing because they have already worked with said company to provide information on the property, and their favorite escrow officer is there.  Then the buyer's agent writes up the offer and writes in their favorite title and escrow company which may be different.  … (5 comments)

salem: Walking the Talk in Your Community - 09/17/10 06:59 AM
I am so blessed to work for AmeriTitle- this company truly "walks the talk" when it comes to community involvement.  I am blown away by the collective volunteer hours contributed by my co-workers.  There are many companies who profess to be dedicated to their communities but it's the actions and involvement that make a difference.  It's the spirit of the people who are excited to be a part of something bigger than themselves.  Thank you AmeriTitle for supporting me in my passion to contribute to the communities I care about in Silverton, Mt. Angel, Stayton, & Woodburn.
I'm thinking of our fearless leader, … (0 comments)

salem: How do your clients want to be vested? - 07/27/10 06:27 AM
Vesting is how your client will hold title to real property.  It is a good idea to have an understanding of the different methods of vesting so you can speak intelligently to your clients about this important aspect of home ownership.  As always you want to manage your risk level, so be sure to direct your clients to a real estate attorney, tax professional or your title and escrow company if there are complicated questions about vesting.
Here are some basics...
The person(s) who are shown by the public record to own real property are called the "vested" owner(s).  The … (4 comments)

salem: How do you stay on top of the latest news and trends? - 07/22/10 07:23 AM

Branding yourself as an expert is critical.  It can be difficult to stay up to date on the latest news and trends but you owe it to your clients to BE the expert in your area.  Clients expect this and will give you more referrals if you wowed them with your area and industry knowledge.
I am constantly preaching about the benefits of staying organized.  Anything you do more than once deserves a check list and this includes your consumption of news and education on trends.  Staying organized with everything you do helps you accomplish more in less time.
