      <title>HAPPY FOURTH OF JULY TO ALL</title>
      <description>&lt;p&gt;DID EVERYONE HAVE A SAFE, SANE AND FUN FOURTH????&amp;nbsp; I sure did.&amp;nbsp; We watched a boat parade all lit up and decorated at BEAUTIFUL LAKE TULLOCH in Copperopolis, CA.&amp;nbsp; I would have taken pictures but it was after dark of course and I don't have a good enough camera.&amp;nbsp; You just have to imagine....flags, palm trees, stars and hula girls.&amp;nbsp; It was very cool.&lt;/p&gt;
&lt;p&gt;I don't know who organized it, but they all started at South Shore Lake Tulloch.&amp;nbsp; Does anyone out there know anything about who organized it?&lt;/p&gt;
&lt;p&gt;What did everyone else do for the fourth?&amp;nbsp; Let me here from you.&amp;nbsp; I have not been on Active Rain in such a long time.&amp;nbsp; I have been extremely busy in Real Estate.....F I N A L L Y.&amp;nbsp;&lt;/p&gt;

      <title>HOW IS 2009 STARTING FOR YOU???</title>
      <description>&lt;p&gt;Here it is February ALREADY and how is it going for you???&amp;nbsp; I got through the big tax day and now I am ready for SPRING.&amp;nbsp; I have not been on active rain in such a long time because I got back into listing &lt;strong&gt;FORECLOSURES.&amp;nbsp; &lt;/strong&gt;Everyone knows that word these days.&amp;nbsp; I have also been showing property, lots of &lt;img title="LET'S CATCH SOME BIG FISH" src="http://activerain.com/image_store/uploads/3/3/1/9/9/ar123465565599133.JPG" height="267" alt="BIG FISH IN LAKE TULLOCH" width="200" style="margin: 8px; border: black 2px solid;"&gt;&amp;nbsp;property and that is a good sign.       <title>NEVER GIVE UP TOO SOON</title>
      <description>&lt;p&gt;Talk about real estate deals these days..............Get this...............I spoke to an owner of a lake view lot ( a potential seller/listing.&amp;nbsp;) They wanted a price to list their lot.&amp;nbsp; I flat told them in this market it needed to be under $100,000 in order to get anyone to look at it.&amp;nbsp; Can you guess where this is going???????&lt;/p&gt;
&lt;p&gt;I listed it for 195,000.&amp;nbsp; Some say it is a waste of everyone's time.&amp;nbsp; Well, I love a challenge and I am willing to work hard to keep clients and to get referrals and repeat business in the future.&lt;/p&gt;
&lt;p&gt;A couple of weeks go by and low and behold.......an offer comes in.&amp;nbsp;&amp;nbsp;An e x t r e m e l y LOW offer compared to the asking price.&amp;nbsp; I can't get into actual figures since it is still in escrow...due to close very soon.&amp;nbsp; My seller countered reluctantly (verbally).&amp;nbsp; The Buyers were firm.&amp;nbsp; About a week later after the offer had expired my Seller came back to me and countered a little lower (verbally).&amp;nbsp; Buyers were firm.&amp;nbsp; I think it happened one more time.&amp;nbsp; Buyers finally came up slightly &lt;strong&gt;AND &lt;/strong&gt;we opened escrow.&lt;/p&gt;
&lt;p&gt;The moral of the story is......&lt;strong&gt;WORK YOUR DEALS.&amp;nbsp; THEN WORK THEM SOME MORE.&amp;nbsp; NEVER GIVE UP TOO SOON.&amp;nbsp; LET YOUR CLIENTS KNOW THAT EVEN IF THEY GET A LOW OFFER THEY ARE THE LUCKY ONES IN THIS MARKET.&amp;nbsp; WORK IT...WORK IT....AND WORK IT SOME MORE.&lt;img title="WORK IT!  WORK IT!       <title>UP UP AND AWAY</title>
      <description>&lt;p style="padding-left: 30px;"&gt;I have been up up and away on a hot air balloon ride and that was fantastic, but have you ever been up to the top of the &lt;strong&gt;EMPIRE STATE BUILDING&lt;/strong&gt;?&amp;nbsp; It is spectacular.&amp;nbsp; When we arrived the screen was flashing a 75 minute wait.&amp;nbsp; Oh my gosh.....my elderly mother, my niece's husband on crutches, my niece, her four year old daughter and my sister and myself wanted so bad to go but we had already put in a full day and we were exhausted!&amp;nbsp; But before we knew it (because of the crutches) we were escorted up the back elevators lickety split and we were at the top of the Empire State Building within 10 minutes.&amp;nbsp; It was absolutely incredible.&amp;nbsp; Even though I had spent two days viewing both upper &amp;amp; lower Manhattan from a double decker bus,&amp;nbsp;I never realized there were soo many buildings in all my life.&amp;nbsp; &lt;strong&gt;WOW!&lt;img title="Views from the Empire State Building" src="http://activerain.com/image_store/uploads/8/5/1/2/2/ar12210672422158.jpg" height="150" alt="Buildings as far as you can see" width="200" style="float: right; border: black 3px solid;"&gt;&amp;nbsp; &lt;/strong&gt;That is pretty amazing.&amp;nbsp; I could never imagine selling real estate in New York City.&amp;nbsp; Is there anyone out there reading my post that does sell real estate in New York City??&amp;nbsp; Please tell me what it is like.&lt;/p&gt;

      <title>OFF TO NEW YORK CITY AND BACK TO OPENING UP ESCROW (YAHOO TO BOTH)</title>
      <description>&lt;p&gt;Last Thursday evening I spent the night in Bakersfield, CA.&amp;nbsp; Friday morning I arrived at the Airport &amp;amp; departed on United with my Mom and my sister.&amp;nbsp; We landed in San Francisco &amp;amp; changed planes headed to Newark.&amp;nbsp; My niece and family live in Jersey City out on a pier over looking the Hudson River.&amp;nbsp;&lt;img title="R &amp;amp; R" src="http://activerain.com/image_store/uploads/8/7/7/1/4/ar122074276741778.JPG" height="188" alt="Hudson River" width="250" style="border: black 2px solid;"&gt;Isn't that a gorgeous site?&amp;nbsp; I actually exercised from the top floor of the apartment building over looking the Hudson River.&amp;nbsp; It was breathtaking.&amp;nbsp; We had two full days of site seeing.&amp;nbsp; I have sooo many pictures that I will have to blog several times to show just a few.&amp;nbsp; It was my very first time in New York.&amp;nbsp; I never saw so many buildings in all my life.&amp;nbsp; Wonderful architect.&amp;nbsp; I had a fantastic time and Oh Yes, I almost forgot........the day after I came back I got to open up escrow on a property I was negotiating on while I was gone having the time of my life.&lt;/p&gt;
&lt;p&gt;So here's my motto.........let loose, go have some fun and tralalala.......your business improves!!!!&lt;/p&gt;
&lt;p&gt;I can't wait to show you some more pictures but it's almost 5:00, time to leave the office and go have some more fun.&amp;nbsp; Maybe I'll be writing another Offer tomorrow.&lt;/p&gt;

      <description>&lt;p&gt;I have recently attended a few meetings at our County seat in San Andreas, CA.&amp;nbsp; One was a Planning Commission Meeting and one was a Board of Supervisors meeting.&amp;nbsp; These meetings have been extremely heated.&amp;nbsp; There is currently a lot of controversy going on right now regarding County Officials and also certain waterfront projects trying to get passed.&lt;/p&gt;
&lt;p&gt;Politics &amp;amp; Power sure can bring out the worst in certain people, but can also bring out the best &amp;amp; professionalism in others.&lt;/p&gt;
&lt;p&gt;After reading Janet Guilbault's most recent post, she has given me ideas regarding interviewing Officials at some level.&amp;nbsp; I have not worked out the particulars yet, but I think she most certainly has something that could be beneficial with achieving more business.&amp;nbsp; Could also be very fun and interesting.&lt;/p&gt;
&lt;p&gt;I don't have the time to look for complimentary pictures for this blog.......next time.&lt;/p&gt;

      <title>COPPEROPOLIS in PORTERVILLE?  What's up with that?</title>
      <description>&lt;p style="text-align: left;"&gt;Does anyone know where the Hell Copperopolis, CA is?&amp;nbsp; Does anyone know where the Hell Porterville, CA is?&amp;nbsp; Does anyone really care?&amp;nbsp; I grew up in Porterville and moved to Copperopolis when I was 24.&amp;nbsp; Porterville was a small town, bigger now of course and Copperopolis is a small town.&amp;nbsp; Get the drift?&amp;nbsp; There is currently new development going on in Copperopolis called the New Town Square.&amp;nbsp; This is really being advertised by SADDLE CREEK GOLF COURSE.&lt;img title="New Development" src="http://activerain.com/image_store/uploads/5/9/1/6/5/ar121357572556195.JPG" height="75" alt="Copperopolis New Town Square" width="100" style="float: right; border: black 2px solid;"&gt;&amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: left;"&gt;I went to visit relatives in Porterville a few months ago and my family said.......we need to take you for a drive and show you something.&amp;nbsp; I did not have a clue of what they were going to show me.&amp;nbsp; Well, look at this!!!!!&lt;img title="Copperopolis in Porterville" src="http://activerain.com/image_store/uploads/3/3/0/5/4/ar121357618745033.JPG" height="131" alt="New Construction in Porterville" width="175" style="float: left; border: black 3px solid;"&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;This building says "COPPEROPOLIS established 2007."&amp;nbsp; I was like, what's up with this.&amp;nbsp; A little town like Copperopolis....why oh why would someone in Porterville put the name on their building "COPPEROPOLIS"?&amp;nbsp;&amp;nbsp;I KNEW THERE HAD TO BE A STORY.&amp;nbsp; I left messages for the owners.&amp;nbsp; There are partners.&amp;nbsp; I finally had one of them call me back and sure enough. One of the owners had worked with a crew a few years ago at one of the old gold mines in Copperopolis, reclammation process, I think.&amp;nbsp; He wanted to put Copper letters on his building and use copper colors and had remembered the name of the town where he had worked was &lt;strong&gt;Copperopolis.&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I just found this a little strange since there is new development in Copperopolis 2007/2008, a new building in Porterville established in 2007 called &lt;strong&gt;COPPEROPOLIS.&lt;/strong&gt;&amp;nbsp; I lived in one town growing up, moved to the other and now there is a little bit of Copperopolis in my home town when I was a kid.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I would love to get comments from anyone who knows either of these towns or if anything similiar has happened to you or someone you know.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Is there a hidden meaning behind all of this?&lt;/p&gt;

      <title>DON'T SAY IT, DON'T EVEN WHISPER IT, NO NO NOT THE "S" WORD</title>
      <description>&lt;p&gt;&lt;img title="DON'T SWEAT THE SMALL STUFF" src="http://activerain.com/image_store/uploads/1/8/1/7/5/ar121235971857181.JPG" height="145" alt="CRAZY CAT" width="195" style="vertical-align: text-bottom; border: black 2px solid;"&gt;Whoever invented the "S" word should be.......well, maybe not.&amp;nbsp; that is a little harsh.&amp;nbsp; If a client of mine even whispers it under their breath, good-by client.&amp;nbsp; "Maybe another realtor would be more suited for you."&amp;nbsp; To &lt;strong&gt;SUE&lt;/strong&gt; someone takes so much negative energy in my mind.&amp;nbsp; Wasted energy that could be put to positive use.&amp;nbsp; Okay, I said it and nothing bad happened.&lt;/p&gt;
&lt;p&gt;Actually yesterday brought good news in the mail.&amp;nbsp; You see an envelope from an attorney and cringe.&amp;nbsp; Opening it up cautiously at first and then with enthusiasm.&amp;nbsp;This brought an ongoing five year long law suit to a halt.&amp;nbsp;The Third District Court of Appeal in Sacramento reversed the order which had awarded attorney fees to the Plaintiff.&amp;nbsp; Yahoo for the Defendants!!!&lt;/p&gt;
&lt;p&gt;Sad to say that the Plaintiff was a Broker representing himself, a not nice person to say the least.&amp;nbsp; For some it is all about the &lt;strong&gt;GREEN STUFF&lt;/strong&gt;.&amp;nbsp; The green stuff he is now not being awarded.&lt;/p&gt;
&lt;p&gt;A second law suit was filed about one year ago stemming from the first also the same Plaintiff.&amp;nbsp; I will let you know how that one pans out when we put that one to rest.&lt;/p&gt;

      <title>Team Effort  "GO TEAM GO"</title>

You either have &amp;nbsp;good team players or bad ones.&amp;nbsp; Your team consists of one or two agent/realtors, possibly an escrow coordinator, a buyer, a seller, a lender and a title officer.&amp;nbsp; Now you have a &lt;strong&gt;TEAM&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;I suggest working together as a team.&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;em&gt;You obviously can not pick your buyer, seller or opposite agent/realtor.&amp;nbsp; But if you have the buyer you have a little better control on who the lender and title officer might be,&amp;nbsp;(not always).&amp;nbsp; I try to stick with the same title officer and lender if at all possible.&amp;nbsp; When you work together well&amp;nbsp;and just click, it makes the entire transaction go smooth.&lt;/em&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;em&gt;I like to have team members that take care of business and communicate, soooo important.&amp;nbsp; In my office we have an excellent escrow coordinator.&amp;nbsp; She's wonderful.&amp;nbsp; If &lt;strong&gt;YOU&amp;nbsp;&amp;nbsp;&lt;/strong&gt;have a great team, please let them know.&amp;nbsp; Appreciate them.&amp;nbsp; &lt;/em&gt;&lt;/p&gt;

      <title>Does Real Estate Remind You of Fishing???</title>

&lt;p style="text-align: justify;"&gt;I have thought about this many times.&amp;nbsp; Fishing is like real estate.&amp;nbsp; Sometimes you catch them and sometimes you don't.&amp;nbsp; Sometimes you hook them and loose them.&amp;nbsp; Sometimes you hook them and actually real them in.&amp;nbsp; It can be fun just feeling them nibbling on the hook.&amp;nbsp; It is exciting.&amp;nbsp; But it is more fun when you real them in and land them right in the boat.&amp;nbsp; That is your reward.&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;But whether you land your fish, catch the biggest one, catch the smallest or catch the most, just enjoy it and have a blast!!!&amp;nbsp; These eight trout, (actually 9 were landed but it was in the bottom of the cooler and we didn't see it to take the picture) were caught last Sunday night at Lake Tulloch, California.&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;So how many times do you have to show property before they even nibble????&amp;nbsp; Who knows???&amp;nbsp; The more time spent the more fish you will catch.&amp;nbsp; Fishermen/women try every type of bait they can think of.&amp;nbsp; They fish at the crack of dawn, in the late afternoon and even after dark.&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;If you are in a rut with real estate.......TRY SOMETHING DIFFERENT.&amp;nbsp; Work at different hours, go different places and meet different people.&amp;nbsp; USE DIFFERENT BAIT.&amp;nbsp; When a client nibbles and you loose them, don't give up, put that bait back in the water and keep trying.&amp;nbsp; Don't ever look back or you might set yourself up to loose the next one.&amp;nbsp; And the next one might be a &lt;strong&gt;BIGGER FISH&lt;/strong&gt;.&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;&lt;strong&gt;HAPPY FISHING!&amp;nbsp; &lt;/strong&gt;Let me know how you do......in real estate and fishing.&lt;/p&gt;

      <title>ABSOLUTE FITNESS IN COPPEROPOLIS</title>
      <description>&lt;p style="padding-left: 90px;"&gt;&lt;strong&gt;&lt;em&gt;&lt;img src="http://activerain.com/image_store/uploads/2/2/0/7/0/ar121132496107022.JPG" height="204" alt="" width="271" style="vertical-align: bottom;"&gt;&lt;img src="http://activerain.com/image_store/uploads/2/3/1/2/9/ar121072803992132.JPG" height="600" alt="" width="800"&gt;&amp;nbsp; Fitness is soooo important.&amp;nbsp; You feel better when you are exercising, you look better and you have so much more energy.&amp;nbsp; You also can get more things done during the day.&amp;nbsp; I have been exercising now for 2 months Monday through Friday at about 6:30 am.&amp;nbsp; Before that I was one of those who liked to stay in bed until I had to jump up, get in the shower and hurry, hurry, hurry to get to work on time.&amp;nbsp; Now I work out for at least an hour, maybe a little longer and then I go home and still have ample time to get ready for my day.&amp;nbsp; It is wonderful.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;&lt;strong&gt;&lt;em&gt;I live in Copperopolis and we have a small fitness center.&amp;nbsp; It is called Absolute Fitness.&amp;nbsp; If you live in Copperopolis or know someone who does, try to get them to take advantage of what this fitness center has to offer.&amp;nbsp; I took some pictures one day at a down time, but there were two (you guessed it) realtors diligently working out.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;&lt;strong&gt;&lt;em&gt;For me I know exercising is good for my body, but better than that it is good for my mind.&amp;nbsp; It relieves stress and it also does wonders for your sex life.&amp;nbsp; Now you might want to get up and get to the gym.&amp;nbsp; Try it, you'll like it.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;</description>

      <title>OUR CURRENT MARKET AT LAKE TULLOCH</title>
      <description>&lt;p&gt;In my opinion our market here is at the bottom.&amp;nbsp; It reminds me of the market in 1992 when I first got into the real estate business.&amp;nbsp; We have several foreclosures now in the Copper Cove Subdivision&amp;nbsp;and an abundance of short sales in the Calypso Bay Community.&amp;nbsp; It is very interesting that the Lake Tulloch Shores Subdivision,&amp;nbsp;(better known as Poker Flat) has had only one short sale and one foreclosure recently.&lt;/p&gt;
&lt;p&gt;The Sellers who are serious now in selling have dropped their prices accordingly.&amp;nbsp; All in all there are some excellent buys out there for just about everyone; from first time home buyers to investors.&amp;nbsp; The market WILL climb back up even though it might take a few years.&amp;nbsp; There will be money to be made once again.&lt;/p&gt;
&lt;p&gt;If Sellers are concerned with selling low, it is only a positive that you now can purchase low and save on your property taxes.&amp;nbsp; Those property taxes go on forever.&lt;/p&gt;
&lt;p&gt;Now is also a wonderful time to pick up a decent priced waterfront home.&amp;nbsp; Lake Tulloch is our #1 attraction!!!&amp;nbsp; Water sports, good old R&amp;amp;R and don't forget FISHING.&lt;/p&gt;
