Foreclosure Filings Down In Colorado! - 03/23/11 08:32 PM
The Colorado Department of Local Affairs- Division of Housing has issued its Monthly Metropolitan Foreclosure Report for February 2011.
They report,
“Both foreclosure filings and sales at auction were down in 2011 when compared year-over-year for February. Comparing year-over-year from 2010 to 2011, foreclosure filings in February decreased 34.7 percent with totals falling from 3,042 to 1,986. February 2011 foreclosure sales (completed foreclosures) were down compared to February 2010 with a decrease of 19.6 percent from 1,664 to 1,338. Both foreclosure filings and (foreclosure) sales decreased from January to February with filings falling 26.4 percent, and foreclosure sales at auction falling … (1 comments)

Many of the definitions I’ll use during this discussion are from the Oxford dictionary.
1) Are you related to or belonging to a profession? Yes, at the minimum you are related to a profession. We should have expertise in the area of real estate; values, knowledge, skills, and abilities to benefit buyers and sellers of real estate. You should be more than “related” you should uphold the standards that our profession dictates.

I’m not intending to start a conversation about religion here. Just wondering. Anyone else ever had a seller using a St. Joseph figurine to try to help sell their house?Any home sellers try this?
The “custom” or belief being if you bury a Saint Joseph figurine in your front yard, it will help sell your home. Sometimes I hear that the figurine has to be buried upside down.

Recent activerain blogs have got me thinking. Some of these have concerned etiquette between brokers. It occurs to me that some of the motivational factors include rude real estate brokers and some who just aren’t aware of some etiquette protocols. Trying to help. And writing this blog, not trying to be insulting: a good reminder for myself.
1) When showing homes and another real estate broker is at the home prior to you, showing the home. Explain to your buyers that it is polite to wait until they are done, to show the home to your buyers.

As many people are struggling through these tough economic times, the scammers, thieves and liars move it.
Some claim to be able to save you from foreclosures, some promise loan modifications for a fee.
The Federal Trade Commission (FTC) gives the following advice:
1) “Don’t pay for any business, organization, or person who promises to prevent foreclosure or get you a new mortgage. These so-called ‘foreclosure rescue companies’ claim they can help save your home, but they’re out to make a quick buck.”

Real estate is my second profession, chronologically. I’ve been in the real estate business since the 90’s. I’m not a young pup; baby boomer here.
When working with buyers as a buyer’s agent, I have strong duties to the buyer. One of which is trying to “sell” the offer, to get the best terms for the buyer. Now days, it seems, most offers are presented via email or fax, with the earnest money promised within so many hours of acceptance of offer.

Home Staging, Sound Staging? - 03/01/11 08:04 PM
There has been a lot of discussion regarding whether or not it’s a good idea to stage homes which are otherwise vacant.
Generally, it seems that the consensus is that is a good idea. Many seem to feel it assists buyers in picturing how a home would look finished or at least the suggestion of furnished.
I have shown a few homes in which music is played in the home. Seems to add in a way similar to staging of furniture, pictures, etc.  I work with many more buyers than sellers.
One of my hobbies is home audio.
