Son or Daughter Going to the University of Colorado (CU)? Buy a Home Instead of Paying Rent! The CU Boulder on-campus housing (and meals) is approximately $12,400 a year. (Two semesters) This adds up. Student off-campus rent over fours years can add up to a large amount of money. Typically, this can run in the area of $24,000 to $48,000 or more, over four years. Consider purchasing a condo or single family home. You can rent out extra rooms to friends of your son or daughter to help pay the monthly mortgage costs, or, have a place to stay when you (3 comments)
Salesperson or Real Estate Professional? - 03/18/11 10:56 PM
Are you a salesperson or professional real estate agent/broker? Many of the definitions I’ll use during this discussion are from the Oxford dictionary. 1) Are you related to or belonging to a profession? Yes, at the minimum you are related to a profession. We should have expertise in the area of real estate; values, knowledge, skills, and abilities to benefit buyers and sellers of real estate. You should be more than “related” you should uphold the standards that our profession dictates. 2) Are you, “engaged or qualified in a profession?” The professional real estate broker is engaged in a profession. The (8 comments)
This has resulted from several factors. Many consumers feel less comfortable to buy now and more comfortable to rent. Many people have been displaced by foreclosure on their homes. New guidelines make it more difficult for buyers to qualify for loans. The rate of Colorado homeownership has dropped 2% in 2 years. This results in more tenants! Time is now. There are many detached single family homes available in the (0 comments)
St. Joseph Home Selling Help?? - 03/16/11 08:09 PM
I’m not intending to start a conversation about religion here. Just wondering. Anyone else ever had a seller using a St. Joseph figurine to try to help sell their house?Any home sellers try this? The “custom” or belief being if you bury a Saint Joseph figurine in your front yard, it will help sell your home. Sometimes I hear that the figurine has to be buried upside down. I’ve read some information on internet sites on the roots of this belief. I even remember seeing some St. Joseph figurines being sold at a local Realtor Board store, along with signs, lockboxes, (2 comments)
Real Estate Broker Etiquette? - 03/15/11 08:26 PM
Recent activerain blogs have got me thinking. Some of these have concerned etiquette between brokers. It occurs to me that some of the motivational factors include rude real estate brokers and some who just aren’t aware of some etiquette protocols. Trying to help. And writing this blog, not trying to be insulting: a good reminder for myself. 1) When showing homes and another real estate broker is at the home prior to you, showing the home. Explain to your buyers that it is polite to wait until they are done, to show the home to your buyers. 2) When holding an (50 comments)

Facing Foreclosure? Watch Out for the Scammers - 03/11/11 04:09 PM
As many people are struggling through these tough economic times, the scammers, thieves and liars move it. Some claim to be able to save you from foreclosures, some promise loan modifications for a fee. The Federal Trade Commission (FTC) gives the following advice: 1) “Don’t pay for any business, organization, or person who promises to prevent foreclosure or get you a new mortgage. These so-called ‘foreclosure rescue companies’ claim they can help save your home, but they’re out to make a quick buck.” 2) Watch out for names, websites, phones numbers that make it look like they are official or a (1 comments)
Receive a Notice of Intent to Foreclose? - 03/11/11 03:39 PM
The economic times have been hard on many of us. The federal government has several programs you may want to explore. Before you give up hope… explore these possibilities. From the Department of Treasury and HUD making home affordable site, Home Affordable Modification Program (HAMP) “If you are having a tough time making your mortgage payments for reasons not related to unemployment, you may qualify for HAMP. HAMP lowers your monthly mortgage payment to 31 percent of your verified monthly gross (pre-tax) income to make your payments more affordable. The typical HAMP modification results in a 40 percent drop in a (0 comments)

In Person Offer Presentation? - 03/08/11 08:08 PM
Real estate is my second profession, chronologically. I’ve been in the real estate business since the 90’s. I’m not a young pup; baby boomer here. When working with buyers as a buyer’s agent, I have strong duties to the buyer. One of which is trying to “sell” the offer, to get the best terms for the buyer. Now days, it seems, most offers are presented via email or fax, with the earnest money promised within so many hours of acceptance of offer. But certainly, there are times when it is to the buyer’s benefit to present the offer in person with (2 comments)
Divorce Home Sale? Colorado - 03/08/11 07:29 PM
Selling a home due to a divorce presents some unique issues. Finding a broker with the skills necessary will help with a difficult time in your lives. Consider the following when making your choice: 1) A broker with experience in home sales in this unique situation. 2) A broker who can work with both parties, to the benefit of both parties; one with the experience to work with two attorneys and divorce judgments. 3) A broker with the understanding that this is a difficult and emotional process. 4) A broker who can market the home to the benefit of both parties. Home Staging, Sound Staging? - 03/01/11 08:04 PM
There has been a lot of discussion regarding whether or not it’s a good idea to stage homes which are otherwise vacant. Generally, it seems that the consensus is that is a good idea. Many seem to feel it assists buyers in picturing how a home would look finished or at least the suggestion of furnished. I have shown a few homes in which music is played in the home. Seems to add in a way similar to staging of furniture, pictures, etc. I work with many more buyers than sellers. One of my hobbies is home audio. I’m considering offering (4 comments)
