Always make A Lasting Impression! - 04/30/11 07:31 PM

Rob Thomas provides a very good to-do list for home sellers that wish to make a positive impression on the new owners. It is good to see the home from the perspective of the new owners. Many of us have seen homes that are just not ready for a move in.

Hundreds of lender owned foreclosures in Montgomery County? - 04/29/11 11:27 AM
Hundreds of lender owned foreclosures in Montgomery County?
A caller asked if we could provide a list of the "hundreds of lender owned foreclosures" in Montgomery County, Maryland. He said he had been told that they could be purchased for pennies on the dollar.
The reality is that of the 3,475 homes for sale in Montgomery County today, only 119 are lender owned foreclosures.  Lender owned foreclosures are no longer a dominant factor in the residential market in the county. Real estate investors have been building their rental portfolios and first time home buyers have been taking advantage of the attractive … (0 comments)

Statistics from psychological studies show what to do to make a first impression that will last.1. Watch what you wear. First impressions are formed within 7 to 17 seconds of meeting someone and 55% of a person's opinion is driven by physical appearance. Dress conservatively when meeting for the first time, even if you're in a "creative" office environment. Don't … (13 comments)

Montgomery County, Maryland Weekly Real Estate Report:  Foreclosures & Short Sales Update
Home prices are the lowest in many years. Mortgage interest rates are very low. Low down payment loans are available and qualified first time buyers have available grants to $7,500 to assist with the cash requirements of a home purchase.
All of these positive dynamics are expected to change in the coming months. Lenders are recommending early lock-ins on rates because of the upward pressure on interest rates.  The maximum size of FHA loans is expected to go down and the down payment requirements are expected to go up. … (0 comments)

Washington County, MD Weekly Real Estate Report: Foreclosures & Short Sales Update
The beautiful spring weather should encourage prospective home buyers to get to see what is available in the area. Timing may be critical in this unique market. Home prices are the lowest in many years. Mortgage interest rates are very low. Low down payment loans are available and qualified first time buyers have available grants to $7,500 to assist with the cash requirements of a home purchase. By the way, first time buyers are defined as those that have not owned a home during the past three years.

The March Maryland Orchid Society Show and Sale was part of the Maryland Home and Garden Show. If you missed it, be sure to attend the next one. March was a big month for orchid shows across the country.
This month, we are seeing the openings of spring garden shows. Dolores and I attended a camellia show on Saturday and the coming weekend activities include a daffodil show at Brookside Gardens at the Wheaton Regonal Park in Montgomery County, MD. Starting From Scratch - With 22 Years Experience - 04/05/11 07:16 AM

Sometimes, a fresh start is an ideal solution. When an experienced real estate professional moves to a new community, all of the knowledge and experience of the past can be applied and there are no marketing errors to overcome. And, when that move is to a smaller town, the change in environment can be quite rewarding.

Write contracts to be as beautiful as an orchid - 04/04/11 10:37 AM
Write contracts to be as beautiful as an orchid
In our area market in Montgomery County, Maryland, many homes for sale are attracting multiple contracts. And this is almost a standard with REO offerings.
Every buyer agent is compelled to present contracts in the best possible form. This is more of an art than a scientific approach. Yes, contracts should be complete and well written as well.  It is not a time for sloppy or incomplete contracts or a time to leave out the pre-approval letter for mortgage financing. The artistic side is to be able to view the contract from … (7 comments)

Begin the week with orchids
March was a big month for orchid shows and sales. It is still a good time to purchase plants that were featured in exhibits. Many gardens have now turned to their spring displays. Dolores and I attended a camellia show and sale at Brookside Gardens in the Wheaton Regional Park in Montgomery County, MD over the weekend. We were allowed to photograph the blooms while the judging was taking place and before the exhibit was open to the public.

Sunday orchids from the Maryland Orchid Society Show - 04/03/11 07:27 AM
Sunday orchids from the Maryland Orchid Society Show
The past month has been a time for orchid shows and sales in many communities. We were fortunate to be able to attend the Maryland Orchid Society Show that was part of the Maryland Home and Garden Show at the Timonium Fairgrounds.
Aside from my photography hobby, our office has been very busy with home buyers that are trying to take advantage of the very attractive home prices and the very low interest rates. FHA buyers need to have case numbers assigned before April 18 to avoid the increase in the cost of … (18 comments)

Crossing the finish line
I have been unable to access ActiveRain all day today. Hopefully, the ActiveRain staff has been racing to restore the downed servers. Dolores and I attended the Aiken Spring Steeplechase in Aiken, South Carolina to see some serious racing in a very pleasent environment. Many of the ladies in attendance wore their big hats and it was a very special day for the 45th Renewal of this racing tradition in Aiken.
Have a great weekend and be sure to have your camera in hand to capture those special moments of spring. Please share your pictures in the comments for … (17 comments)
