FAQ: How will the appraiser gain access to a Maryland trustee sale property? - 05/31/12 01:25 PM
How will the appraiser gain access to a Maryland trustee sale property?
In normal real estate transactions, appraisers make appointments to view the exterior and the interior of the property so their report can be submitted to the mortgage lender.
When the buyer is purchasing a trustee sale property, access is not available to the appraiser until after the buyer takes title and gains possession of the property.
Purchasers that plan to use mortgage financing to fund the purchase at settlement should be certain that their lender will not have a problem when the appraiser is not allowed on the property.  … (10 comments)

FAQ: Will they accept my personal check for a Maryland trustee sale deposit? - 05/30/12 11:27 AM
Will they accept my personal check for a Maryland trustee sale deposit?
When you attend a Maryland trustee sale at the county court house, the auctioneer will read the advertisement that provides the terms of the sale.  The required deposit must be in cash or certified funds.  So, personal checks are not acceptable.
Most of the investors that attend trustee sales will have Cashier's checks in various amounts so they can match them up for the required deposit.  The amount of the deposit for each property will be stated in the advertisement that appears in a newspaper one time a week … (9 comments)

Do I need a buyer agent to purchase at a Maryland trustee sale?
Trustee sales are the foreclosure auctions that take place at the county court house in each Maryland county.  They are conducted by an auctioneer at the direction of the trustee under the terms of the deed of trust of the defaulted mortgage borrower.  There is no provision for a real estate commission to an agent that participates in the transaction.
Each prospective bidder will have to make their own decision as to whether they need to partner with a buyer agent.  Most of the successful purchasers at trustee … (9 comments)

FAQ: Where are the advertisements for Maryland trustee sales? - 05/29/12 03:30 AM
Where are the advertisements for Maryland trustee sales?
Trustee sales are the foreclosure auctions that take place at the county court houses in Maryland.  Each sale is advertised a minimum of one time a week for three weeks before the date of the sale.  Like many other real estate advertisements, they appear in the classified sections of area newspapers of general circulation.  There is no single newspaper where all of the advertisements may be found.
Real estate investors that regularly attend trustee sales will usually subscribe to the local newspapers and clip the advertisements of interest.  Since the advertisements contain the … (16 comments)

Home Inspections: more important now than ever Guest blog by Harvey S. Jacobs, from the Washington Post  Caveat emptor!
These two Latin words - which mean "let the buyer beware" - are taking on added significance in today's residential real estate market.

Recent changes to Washington area real estate forms have turned house sales into "as-is" propositions. Meaning the seller makes virtually no representations as to property condition. Thus, as a savvy home buyer, it is incumbent upon you to insist that your real estate agent include a well-thought-out inspection contingency strategy in your purchase offer and to have your prospective … (13 comments)

Gaithersburg Police Department Launches 2012 “Click It or Ticket”To Help Save LivesEjection from the vehicle is one of the most serious events that can occur during a vehicle crash. Of those people ejected from a vehicle, 75 percent are killed as a result of the ejection. About half of these lives could have been saved if they had been wearing seat belts at the time of the crash.  As sad as this statistic is, the numbers are even worse at night than during the day. That’s why the Gaithersburg Police Department is joining state and local law enforcement agencies and highway safety … (12 comments)

Photowalking Snapshot:  A Great Blue Heron
I always recommend having a camera in hand to capture the special moments when you are out an about in your community and your travels.
One of my regular walking routes is through the Kentlands and Lakelands communities in Gaithersburg, Maryland.  Main Street in Lakelands borders on a couple of lakes that attract wildlife.
A Great Blue Heron was looking for a meal in Lakelands when I got this shot with my telephoto lens at the maximum.

Last night, I changed the cover photograph on my Facebook timeline.  And, I used a photograph that was taken in the bright sunshine during a photowalk … (26 comments)
