Don't RE-INVENT the wheel: Get a Mentor - 12/30/08 03:22 AM
Saw a great quote today, "Mentor: Someone whose hindsight can become your foresight." - Anonymous
A MENTOR is a coach, trainer, guide.  Someone who's been there, done that, got the T-shirt, lived to tell about it, and learned from it.  Someone who will pass on that knowledge to you.  So you don't have to GO there also!
So who's your Daddy (Mentor)?
P.S. It cannot be your spouse.  That puts too much pressure on the fun part of your marriage!

New APPRAISAL law will affect every Realtor and Lender by May 1st! - 12/30/08 02:41 AM
Has anyone heard about this?  Received an email today from StreetLinks:
"FHFA formally announced the final version of the Home Valuation Code of Conduct with implementation required by May 1. Clearly, this will have a major impact on all facets of the mortgage industry... Specifically, the code prohibits:
Direct contact between a loan originator and an appraiser. Passing an expected or desired value. Requesting estimated values or sales comparables prior to completion of an appraisal report. Direct payment for appraisals to appraiser by origination-related personnel "The Federal Housing Finance Agency (FHFA) has formally announced the final version of the Home Valuation … (29 comments)

I had an eco-Christmas! - 12/28/08 07:22 PM
With all the talk about "green" and being environmentally conscious, and the new eco-Broker designation, a lot of folks have been thinking about how they can reduce their impact (or "footprint") on our environment.
Well since my kids are grown and we don't have much of a Christmas anymore, it seems a little sad.  But then I thought, hey, we just had an ECO-Christmas!
No tree... so no cutting down a precious green tree that absorbs toxins out of our air. No lights... so no extra electricity used. No turkey dinner... so no oven gas used.  And no uneaten food wasted. … (2 comments)

Will you Make any New Year Resolutions for 2009? Or Not? - 12/25/08 12:30 PM
New Year's resolutions are always made with the best intent -- to do something better, to make more money, be a better person, develop better relationships, lose weight and get in shape, or write that book you've always dreamed about...
Since 1/3 of pros in our industry will be out of business by next year - so maybe you'll just close your eyes and hope for the best?  Or will you have an overly-ambitious plan that you'll stop following by the 3rd week in January?  Or something in between?
New Year resolutions - or not?  What are you going to do for … (16 comments)

Discovered a UNIQUE Christmas Day tradition - 12/25/08 01:30 AM
For the first time ever, I finally attended a Christmas Eve service.  Not that I didn't want to attend one in previous years.  Our church doesn't offer a Christmas Eve service, and I haven't been able to find one to go to.  This year, we were blessed to be invited by a dear friend to her church's Christmas eve service.
I went with no expectations, not knowing what to expect:  dramatic play? children singing? candlelight vigil?  But actually it wasn't any of those.  We sang traditional Christmas Carols and watched a short inspirational video.
But what amazed me most was that the … (9 comments)

What's the difference between a GOAL and a FANTASY? - 12/24/08 05:17 PM
Answer:  A goal has practical steps to achieve it.  A fantasy is just a "pie-in-the-sky" daydream of wishful thinking.
Don't get me wrong; it's okay to dream.  And have a big vision.  But then plan and implement steps needed to reach those dreams.
That's when your dreams turn from DREAMS into achievable GOALS.  "Dream big dreams....Then plan steps to realize your dreams. Your dreams become reachable goals!"
Don't go to your grave living a life of regrets: could have, would have, should have.  Take action steps NOW to make your DREAMS into your REALITY.  Start today.  Start now.  "Just do it" … (4 comments)

Home Owners / Borrowers: Pay Off Mortgage Early, Save $$$ - 12/24/08 04:35 PM
You signed the loan docs.  TONS of papers.  So many that your signature now looks like just a scribble.  But when you got to the "Truth in Lending" page, you GASPED!
With a $300,000 mortgage, even at today's rate, the interest amortized over the length of the 30-year loan may be $330,000 or more!  So you are paying back twice as much money as you borrowed, once you calculated in the cost of interest.
You wonder if you'll ever be able to own your house free and clear?  You may be thinking, "Am I stuck with my mortgage for another 30 years?" You may … (3 comments)

REMEMBER your YEAR-END donations to MAX tax deductions! - 12/22/08 12:55 AM

Quick, before the year is over... Make all your donations to non-profit organizations or charities (including church tithes).  And pay as many business bills as you can.  Remember you can pay a lot of things (including donations) over the phone or the internet by credit card, so you don't have to mail.
With MORE deductions for your income tax filing, it means LESS taxes you'll have to pay.  Ask your accountant for other things to pay before the end of the year, due to changing tax laws next year.
P.S. And if you're looking for a worthy cause, I simply … (3 comments)

This Christmas, give yourself a TAX break! - 12/21/08 03:14 AM
What about a Christmas GIFT to yourself?  The gift of wrapping up your bookkeeping at the end of the year and starting off 2009 with a FRESH new clean slate?  Okay, then, just do it!
WHY?  Refer to my previous post, http://activerain.com/blogsview/845466/TAXES-+-CHRISTMAS-HOLIDAY-RELIEF.  Here's part two: HOW to do it quickly and simply.  (And the best part is that you can do it all while watching your favorite TV show or a movie, and it's done before you know it!)
STEP 1: PREPARE.
Get the following supplies:
Clear plastic filing tub with clear plastic lid 10-20 Hanging file folders (letter size) 20+ File … (47 comments)

TAXES + CHRISTMAS HOLIDAY = RELIEF? - 12/19/08 11:42 PM
Are you scratching your head wondering how "Income TAXES" and "CHRISTMAS holiday" fit together in the same sentence?  Well it's simple.  Christmas holiday is the end of the year.  And also is a very quiet time (business-wise) compared to the rest of the year.
Not that I don't have buyers or sellers at that time of the year.  But fewer and father between than the spring and summer.  Since it's quieter, and other industry associates will be taking vacations (lenders, escrow reps, insurance reps, etc.), it's a PERFECT time to shut your office door and get your bookkeeping done.  Without any phone interruptions.

What are you GIVING for Christmas? And I don’t mean “Presents”... - 12/18/08 09:58 PM
Where you will be on Christmas?  At home with your family and a warm glowing fireplace?  Or volunteering to serve dinner at the soup kitchen?  We're blessed with so many gifts we can give besides money (the Gift of Treasure):
The Gift of Time The Gift of Talent The Gift of Touch Monthly, my husband and I shop, prepare lunch, take it to our local soup kitchen, and serve our forgotten and overlooked neighbors.  It is just a joy to be able to help these folks.  They are always so grateful for the small things we take for granted -- like … (2 comments)

Hey, I'm not on Active Rain for the $$$... - 12/18/08 01:47 AM
Okay, well that's not true.  It's a fun hobby, and a harmless addiction, but let's face it:  we can't justify hours of working on our computer time without at least the PURPOSE to make money.
But I'll admit, I haven't made any of that green stuff from AR yet.  I'm still waiting to hit the magic jackpot.
In the meantime, I'm really enjoying the daily discipline of writing every day.  Chasing the coveted "top" agent spot in my area, I'm forced to write every day.  10 blogs per week, at least, and a minimum of 10 responses per day.  That's not so … (14 comments)

'Twas the Night Before Jesus Came - interesting version of the traditional Christmas poem - 12/17/08 12:21 AM
Have you heard this interesting twist on 'Twas the Night Before Christmas?  Kind of makes you stop and think about what's really important that will last... probably NOT shopping, gifts, eating, decorating trees, Santa, or reindeer... ENJOY this cute version!
‘Twas the night before Jesus came and all through the houseNot a creature was praying, not one in the house.Their Bibles were lain on the shelf without careIn hopes that Jesus would not come there.

What does the Candy Cane have to do with Christmas? - 12/16/08 11:51 PM
My wonderful daughter shared this story with me a few years ago, and I really enjoyed it.  Is this the real origin of the Candy Cane?  Does anyone know?  Anyway, hope you enjoy this story too!
The candy cane has long been a Christmas tradition.  Its sweet peppermint taste has been enjoyed by young and old for years.  But do you know what it symbolizes?
It is a hard candy because the church is built on solid rock and God's promises are a firm foundation.
The large red stripe symbolizes the blood Jesus shed for our sins on the cross.  In Him … (2 comments)

Which came First - the Shepherds or the Wise Men? - 12/16/08 11:44 PM
The Christmas story can be confusing, as the sequence seems to jump around depending on whether you're reading it in Matthew, Mark, or Luke.  To see the Scripture in chronological order, scroll down.
Amazingly, the true Christmas story doesn't involveshopping for gifts, lights on a tree, turkey dinner,or Santa Claus and reindeer.
It's the divine story of heaven coming to earth....the simple story of human redemptionbecause of God's love.
It's the story of a virgin who was blessed because she was a willing vessel;
It's the story of a young groom who heeded God's angel;
It's the story of a babe whose … (6 comments)

The Joy Christmas Brings ('Twas the Night before Christmas - Version #2) - 12/16/08 11:31 PM

SURVEY: Will You be Here Next Year? Or Out of Business? - 12/16/08 12:48 AM
I got gasps for mentioning the inevitable at a Realtor caravan meeting.  My colleagues were shocked that I would bring it up!  It's the "elephant" in the living room.  We all know it, but don't talk about it.  It's so big that we have to step around it, be careful not to disturb it.  Okay, enough already, let's talk about it!
One-third of us will NOT be here on this AR blog next year at this time.  We will be out of business.  Gone.  Poof.  Vanished from the real estate world.
This may seem like a bold prediction, but I've seen this cycle before, … (47 comments)

Why do you Keep Sending me e-Flyers?! Aaaargh! - 12/14/08 01:38 AM
I think I'm on every single Realtor® spam email list.  Not an hour ticks by that I don't receive a request to join a new company, info on a mortgage program, or an e-Flyer from another agent!  Yeah, I'm talking to you, the agent who keeps SPAMMING me with advertising from your listing.
And the answer is: NO!  I do NOT have a buyer for your listing.  First of all, your property is probably OUT of the area I service and I don't have buyers in that area.  Besides that, if I was interested in showing your property, I would simply … (45 comments)

FREE Cool Tool for 2009: Share Photos Online with Flickr - 12/12/08 01:49 AM
A big thanks to my photo-happy college daughter (the one who's been to India, New York, and all over Europe), she's uploaded thousands of photos snapped during her travels.  Rather than email them, she just puts them up on www.Flickr.com and gives a brief description for each, so I know more about it.
Cool site flickr.com allows you to post and share your photos (and video) and to view others' photos as well; effectively, watching the world.
It's simple to upload your photos for others to view (either people you've designated or the public).  As a side benefit, you can search … (17 comments)

FREE Cool Tool for 2009: Free International Calls & Video with Skype - 12/12/08 01:34 AM
Skype is a God send!  We've talked to our daughter weekly while she was in India on a college study-abroad program.  She was very lonely away from her family, and seeing us helped to cheer her up.  And it gave me some peace of mind knowing that she was okay.
How about talking to someone -- not on your phone, but on your computer -- and seeing them live via video while you talk!  Oh yeah, and did I mention that it's FREE?  Skype is great for military families, and also for long-distance business meetings.

FREE Cool Tool for 2009: Zoom Around the Planet with Google Earth - 12/11/08 12:43 AM
Remember when you were a kid and you spun the soccer-ball sized globe around on its metal axis stand, just to see how fast it could spin without breaking?  Oh yeah, and when you had a school project due, you actually used it for research too.  Far-away places and were only an imaginary dot on the little globe.  Heck, no one at my school had even visited a foreign country (now called "international destinations" to be politically correct) -- except immigrants from Mexico.

Warning: Don't Buy Gift Certificates at these Stores for Christmas - 12/09/08 12:59 PM
Stores that are planning to close after Christmas are still selling gift cards through the holidays even though the cards will be worthless January 1st or sooner. There is no law preventing them from doing this. On the contrary, it is referred to as "Bankrupcy  Planning". Below is a partial list of stores that you need to be cautious about, says Cyndi Carver who sent me this email.
So if you have gift certificates to ANY store, use them up now.  And don't get gift certificates from any of the stores below, as your gift recipient probably won't be able to redeem them … (17 comments)
