Professional stagers arrange furniture and accessories to help buyers visualize themselves living in the home.  It ensures a property is properly prepared and in the best condition for photos, virtual tours, and showings.
Does staging work?  YES, homes which are staged typically sell for 6.9% more, and sell in half the time than those houses which are not staged.  The average return on the staging cost is 169%, according to www.stagedhomes.com.

At our church's New Year's Watch service, our enthsiastic friend Sister Mary announced, "Let your light SHINE in 2009!"  Truly a divine word of inspiration.  Since then, I've written that simple, yet profound phrase to many folks I've corresponded with online.  It's an encouragement to us all.
Today our pastor continued on the theme of using our "time, talent, and treasure" for Kingdom work.  He talked about investing "construction materials" for building.  Our goal is to give 600,000 hours of total volunteer work to the city this year.  That's an enormous number of hours BUT can be completed if everyone pitches in and does a little bit.

Two of the most confused words in the American culture...  If you've mis-used either of these words, you're not alone!  I winced when I saw the word "Principle" recently printed on an escrow statement... and YIKES I've even seen it misspelled on legally-binding loan docs!
As a real estate professional, do you have Principles?  Sure you do, but as a borrower you also have Principal (along with your interest)!

Fret Tile No More: Tile & Grout Cleaning & Sealing Tips - 01/18/09 10:22 PM
Shiny and sparkling: that describes your new tile floor!  Until a couple of weeks later, when you notice the grout is turning dingy....  Besides scrubbing your grout with bleach and a toothbrush, what can you do?
1. Initial installation should include sealing the grout.  Pour grout sealer into a bottle with a sponge roller, made just for grout, and roll on.  You can find the bottles at Tile Collection and other tile or hardware stores.

I admit it, I LOVE LISTS!!!  Ever since I can remember, I've been making lists of anything and everything.  Must've got it from my dad, the engineer.  Got his logical/analytical thinking also. 
That's how my brain works.  From the moment I awake (sometimes even in my sleep), ideas start swirling around, thoughts start percolating, and I can't make my brain stop.  One thought leads to another, and then I get so many thoughts that my brain's on overload.  By then my brain's about to start loosing some of the dozen thoughts as they get crowded out by more and more thoughts.

So I got a SPAM email and actually read it before hitting the delete key.  It referred me to the eProspecting web site for real estate agents.  The monthly fees seem reasonable, if they really do deliver the SEO marketing and lead services as promised.
They say their web sites provide:

Beware of Short Sale / REO Lenders: They Can't Select Title Insurance Company! - 01/04/09 09:56 PM
We've all seen those REO and Short Sale listings with the disclaimer, "Seller to choose escrow/title company."  Is this legal?  Maybe not.  Lenders selling properties, AND SELLER'S AGENTS REPRESENTING THOSE LENDERS, better be cautious not to violate RESPA!  Lender/sellers CAN select the escrow company, but the buyer is FREE to use ANY title company he selects.
From the CA real estate legal update, here is the memo I just received:
"PRACTICE UPDATE: REO LENDER CANNOT REQUIRE BUYER TO PURCHASE TITLE INSURANCE FROM ANY PARTICULAR COMPANY

Who's a REAL Realtor®?  Do you call every real estate agent a Realtor?  Some people refer to all real estate salespeople as Realtors®, but they are NOT all Realtors®! 
ATTENTION REALTORS®!  If you use the term "Realtor®", you must CAPITALIZE the initial "R" and include the registration mark ®.  Sometimes, such as email or text messages, it's difficult to use the ® mark.  If so, you can just put the "R" in parenthesis, such as (R).  I do it as often as possible, as long as it's not confusing to the reader.
