A Transaction Coordinator (TC) is a person who manages all the paperwork required in a transaction, from listing through to closing.  She is trained on legal compliance so she know what disclosures to send out, what documents must be signed when, and sets the deadline dates based on the contract.  As you know, top salespeople are NOT good at doing paperwork, so they rely heavily on a TC.  She is the person who reviews all the documents, compiles them in the file, and prepares the file for final Broker verification.  Most of the transactions are being managed online nowadays, so the … (10 comments)

transaction coordinator: Transaction Coordinators - What are the Going Rates? - 02/18/10 01:49 AM
Hello my fellow AR members, I have a question for you.  I am thinking about hiring a Transaction Coordinator (TC) to help with the file management.  Can you answer any of the following? 
1. Are TC's paid per hour, per transaction, or per month?
2. I assume they are hired as independent contractors, not employees, right?  So you complete their 1099's at the end of year?
3. What happens to a transaction that doesn't close?  Are they still compensated?
4. Are you able to pass on the TC cost to your client (or the short sale lender)?
