If you haven’t heard, we are in a seller’s market! If a home is in good condition, good location, and not too overpriced, multiple bid offers are coming in with-in the first week of being on the market.

 

In Loveland-Berthoud, the existing home volume is up 12.4% over the same period as last year. Fort Collins–Wellington had a surge last month and volume is up 20.4%. Greeley-Evans has blossomed with an increase of 25.6% from last year, and Windsor has a small increase over last year at 1.8% growth.

 

All market areas are seeing higher prices. Loveland-Berthoud median and average prices are up 2.1% and -0.6% respectively. The negative average price is due a shift in lower priced homes selling making up the volume. Fort Collins-Wellington prices are up 6.8% and 6.9%. Greeley-Evans prices are both up 11.8% & 11.2%. It is interesting that Greeley’s volume is down but prices are increasing. Finally Windsor prices are still becoming more realistic with the region at a modest 0.7% and 1.5%.
