Seller's Market in Northern Colorado

If you haven’t heard, we are in a seller’s market! If a home is in good condition, good location, and not too overpriced, multiple bid offers are coming in with-in the first week of being on the market.

In Loveland-Berthoud, the existing home volume is up 12.4% over the same period as last year. Fort Collins–Wellington had a surge last month and volume is up 20.4%. Greeley-Evans has blossomed with an increase of 25.6% from last year, and Windsor has a small increase over last year at 1.8% growth.

All market areas are seeing higher prices. Loveland-Berthoud median and average prices are up 2.1% and -0.6% respectively. The negative average price is due a shift in lower priced homes selling making up the volume. Fort Collins-Wellington prices are up 6.8% and 6.9%. Greeley-Evans prices are both up 11.8% & 11.2%. It is interesting that Greeley’s volume is down but prices are increasing. Finally Windsor prices are still becoming more realistic with the region at a modest 0.7% and 1.5%.

First Quarter 2013 Real Estate Results for Northern Colorado

The first Quarter of 2013 home sales results are in and for all accounts it’s going to be an exciting year for Northern Colorado Real Estate.

In Loveland-Berthoud, the existing home volume is up 11% over the same period as last year. Fort Collins–Wellington volume is up 26%. Greeley-Evans is showing a positive 17%, and Windsor saw a decrease of 9%. Is it sustainable? That is the question everyone is asking. However one thing we know, there isn’t enough inventory out there to sell. We ended 2012 with 30% fewer homes on the market than the year before.

All market areas but one are seeing higher prices. Loveland-Berthoud median and average prices are up 2.0% and 0% respectively. Fort Collins-Wellington prices are up 8.0% and 8.0%. Greeley-Evans prices are both up 13%. Finally the underdog Windsor prices are down 9.5% and 9.7%. Windsor prices are continuing to fall in-line with the other areas as prices fell 12% and 5% respectively.

Northern Colorado Market Report for March 2013

Here are the results for February. Predicting the year in real estate this early in the year would be nice, but it is still a little early to see any trends. However we are seeing low inventory conditions in Loveland and Ft Collins creating a heated market if your home is valued under $220,000.

The key metric to watch this early in the year is sales volume. In Loveland-Berthoud, the existing home volume is up 11.2% over the same period as last year. Fort Collins–Wellington volume is down 50.3%. Greeley-Evans is up as well with a +16.5 %. However, Windsor is seeing a flat growth so far for the year. Again it is still too early to predict.

Prices are interesting despite the earliness in the year. Loveland-Berthoud median and average prices are + 0.7% and -11.9% respectively. Fort Collins-Wellington prices are + 11.9% and +18.8%. Greeley-Evans prices are up 13.4% and 12.1%. Finally Windsor prices are down 7.7% and 11.6%. Windsor’s years of high prices are becoming a thing of the past and are more in line with other comparable areas.

Loveland Colorado Market Date for January 2013

Here are the results for January. It’s a moot point right now to do any speculation with these numbers to predict what 2013 is going to bring. However, with the way 2012 ended I can tell you one thing, supply and demand will definitely be working.

I say this because of a few things that showed up at the end of the year. First, housing inventory is down approx. 31% (January 1 2012 compared to January 1, 2013). This is a big deal. Homes under $200,000 (if they are in good condition) will be under contract in 2 weeks. One of my listing this month in the first 2 weeks of the listing period had 15 showings and two offers. One of which my seller accepted. In talking to other real estate agents they are seeing the same thing.

Interest rates are still at an all-time low and you have a lot of buying power.

Finally, the vacancy rate for rentals is at an all-time low as well. Recently in the local paper the vacancy rate was reported to be around 1.8 % in Loveland. In a balanced environment, the rate would be 5.0%. Clearly we are in a rental shortage. We are seeing this in the purchase arena as investors are trying to find properties to fill the void.

We are seeing approximately 5.5% year over year increase in prices. If the above continues, prices will increase at a faster rate.

2012 Results for Northern Colorado Real Estate

Again for the second year in a row, 2012 was the year of under $200,000 demand. The high demand has started to deplete the under $200k inventory giving some increase in prices.

I have put together a table that will help you see how 2012 ended up for residential single family homes (resale/existing and new construction) in the four market areas where I sell homes.

On the existing home front in 2012, growth was the name of the game. All but one area saw substantial volume growth in 2012. Greeley-Evans was the only area that had slower improvement.

All resale market areas saw improvement in median and average pricing. Greeley saw the highest growth in median price where Loveland/Berthoud saw the highest growth in Average prices.

The good news for 2012 the volume of foreclosures continues to reduced. The bad news is there is still a lot of inventory of foreclosed homes not on the market. This “Shadow Inventory” as it is called is controlled by mortgage companies and could have an effect on prices should it get forced on the market at a faster rate.

New construction volume in all market areas saw upward growth with most seeing double digit improvements. Greeley-Evans was the only area with single digit growth.

New construction pricing in most areas were up. Fort Collins was the only area that saw negative price changes. This is mostly due to a change in demand for lower end homes.

Northern Colorado Real Estate Market Continues to be Positive.

With 75% of the 2012 in the books, for the most part the entire region is shaping up for the most part a positive year.

In Loveland-Berthoud, the existing home volume slowed a little but continues to be positive with a 10.5% increase over the same period last year. Fort Collins–Wellington volume is steady with a positive 16.1%. Greeley-Evans volume is improving from last month now only down 2.8%. Windsor’s volume is still going strong at a positive 32.2% growth.

Home prices are continuing to improve year over year. Loveland-Berthoud median and average prices are up 9.8% and 8.8% respectively. Fort Collins-Wellington prices are up 5.2% and 4.7%. Greeley-Evans prices are both up 12.4% and 10.4%. I’m still watching Greeley’s down volume and positive. Finally, Windsor’s median price is still positive 3.6% over last year, and the average is still a little sluggish at negative 2.4%.

Northern Colorado Housing Market Results for May 2012

As we march into the home buying season, one thing is very apparent. The cost of purchasing a home is so low. I heard the other day where someone was able to get a 15-year loan for 2.75%. Bottom line is money is still very cheap.

In Loveland-Berthoud, the existing home volume is up 11.4% over the same period as last year. Fort Collins–Wellington had a surge last month and volume is up 16.1%. Greeley-Evans has slowed a little more and is down 6.0% from last year, and Windsor is slowing a little over last month to a positive 25.3% growth.

Again for two months in a row, all market areas but one are seeing higher prices. Loveland-Berthoud median and average prices are up 4.5% and 2.8% respectively. Fort Collins-Wellington prices are up 5.9% and 3.5%. Greeley-Evans prices are both up 10.2 & 9.5%. It is interesting that Greeley’s volume is down but prices are increasing. Finally Windsor prices are becoming more realistic with the region are down 11.9% and 10.6%.

In Loveland-Berthoud, the existing home volume is up 12.2% over the same period as last year. Fort Collins–Wellington had a surge last month and volume is up 11.1%. Greeley-Evans has slowed a little from last month but is still showing a positive 3.5%, and Windsor is still seeing a positive 35% growth. Is it sustainable? That is the question everyone is asking.

All market areas but one are seeing higher prices. Loveland-Berthoud median and average prices are up 3.9% and 3.2% respectively. Fort Collins-Wellington prices are up 5.4% and 2.7%. Greeley-Evans prices are both up 7.8 - 8.0%. Finally the underdog Windsor prices are down 9.5% and 9.7%. This last month Windsor has made up some ground from the previous months prices.

Here are theNorthern Colorado market results for January. Since it is early in the year, it’s pointless in comparing the numbers to last year at this time.

However what I can say is the market demand for homes under $200,000 is carrying over into 2012. If this continues and the new construction continues to increase, we may be close to a housing turn around.

Also on the positive front, the vacancy rate is even lower driving the demand for single family rentals.
