The Two Most Misused Phrases in Real Estate Negotiations

Do you mean what you say and say what you mean? It sounds simple enough, yet curiously I'm finding this basic tenant of negotiation is being ignored by many Realtors and their clients in today's marketplace.

In this busy Spring 2013 real estate market, the one we've earned after 5+ years of adverse market conditions, I'm seeing far too many agents are out of practice when it comes to negotiation skills. Two glaring examples come to mind, they are the two most misused phrases in real estate negotiations.

We have a deal

"We have a deal" are beautiful words. Hearing them can be nearly orgasmic if you've been working on a negotiation for days on end. When I hear the phrase "We have a deal" the next thing I want to see is.....

Signatures. Ink on paper. We've arrived at a conclusion. We are ready to sign.

Because let's face it, it's not just "we have a deal" it's usually, "congratulations, we have a deal". Few things are more offensive in business than when you hear these words and then the other side keeps negotiating. They may try to downplay this tactic by asking questions and making suggestions. This is usually followed by an attempt to change the terms of the contract.

Technically you don't have a deal until the contract is fully executed. Nevertheless, I'm old school and I believe your word should be your bond - whether it is in an email, text message, or a verbal statement.

Let's say you uttered this joyous phrase on behalf of a client and you then see that your client has changed their mind. As quickly as possible you should let the other side know that you made a mistake and that you need to reopen the negotiation. It's not a great position to be in, but you're going to make it a whole lot worse if you don't apologize.

What you don't do is send an email or a text hours later with new demands. If you do, don't be surprised if the other side walks. Even if your points are minor, from an emotional perspective doing a 180 degree turn from "we got to the house / we sold the house" to the feeling of "uh oh, they were not serious" can be devastating.

Before you use that joyous wonderful phrase "we have a deal" as yourself and ask your clients, "Are you sure? Do you have any outstanding questions or concerns?" Maybe they need to sleep on it, I can respect that. Just don't put the other side in the position of having to call their clients and let them down. That is not the right way to start a deal.

Best and Final

"Best and Final" This is one of the two most misused phrases in real estate negations along with "we have a deal". Sometimes I hear agents say "best and final" and I know they are bluffing. The delivery is too fast and too casual.

If I say the words "best and final" it really means "take it or leave it". I'm just using real estate jargon. My clients have reached their limit. It doesn't have to be said in a hostile way. I actually think it can be polite. Trying saying it this way, "My clients have instructed me to make this best and final offer ________________. Thank you for the consideration, we hope the answer is "yes".

"Best and Final" makes the responder have to answer "yes" or "no". Sure, they may issue a counter offer, however you've already let them know that they have your best offer. A counter offer is a long "no".

Don't say "best and final" unless you mean it. Make it a special occasion phrase. Not every negotiation involves a "best and final" round.

The two most misused phrases in real estate negotiations are "we have a deal" and "best and final". Ask yourselves, do you mean what you say and say what you mean? You have to balance the logic with the emotion. These two phrases should only be uttered at crucial times during the negation. Don't use them casually.

Bolton Hill is Baltimore's Most Elegant Neighborhood

The smell of pear blossoms hung heavy in the early Spring air on Saturday morning as I strolled into Bolton Hill. The streets were quiet apart from the occasional resident walking their dog or Maryland Institute College of Art Student headed home after an epic all-nighter. The 19th century felt within reach as my eyes fell on row after row of grand residences. Bolton Hill is Baltimore's most elegant neighborhood.

Bolton Hill has always been an in-demand neighborhood. Historical markers are abundant recording the presence of accomplished residents that shaped Baltimore into one of America's great cities. Many of my clients aspire to live in Bolton Hill and once established you can own a property for a lifetime.

Baltimore real estate is decidedly affordable and Bolton Hill is a neighborhood that has great appeal to Washington DC commuters. Baltimore's Penn Station which offers Amtrak and MARC commuter train service to Washington is walking distance from Bolton Hill. I commuted to Washington for a few years on the MARC. I have fond memories of meeting up at the end of a work day with Baltimore-bound neighbors to drink wine on the train as we enjoyed our ride home.

Elegance is in the details. Bolton Hill is one of the few neighborhoods in downtown Baltimore where a residence may have both a front and backyard. Some of the sweetest streets have community gardens where iron fountains and stone statuary invite quiet contemplation. If you've got a green thumb you can join the Bolton Hill Garden club. I saw members out in full force pruning the F. Scott Fitzgerald park.

If you're a modern architecture enthusiast (like me) than you'll be completely floored to stumble upon a small community of Hugh Newell Jacobsen homes located within the Bolton Hill neighborhood. Built in the late 60's, a tumultuous time in Baltimore's history, they are designed to abstract the classic 19th century Bolton Hill Queen Anne Style townhouse. I love how they contrast the older surrounding architecture. They are set on their own private park or "eclipse" as it is called. There are 35 HNJ residences, so when one becomes available it's best to seize the opportunity. Prices for these homes begin in the upper $300's.

Another option for would-be Bolton Hill residents who favor a more contemporary floor plan is the Park Purchase development. Built in the late 1980's this community is a great starter-home option within Bolton Hill. You'll find prices in the $200's. Thankfully Bolton Hill luxury was not spared when they designed the community grounds.

While we're on the topic of contemporary architecture, it should be noted that Baltimore's most edgy millennium construction, The Brown Center at The Maryland Institute College of Art, is located on Mt. Royal Ave and designed by the accomplished Bolton Hill resident-architect Charles Brickbauer. It stands as an engineering wonder of luminous glass letting bystanders know that in this case function follows form.

There is a formula at hand for in-demand real estate in Baltimore City, very often it is located walking distance from a University Community. While Johns Hopkins is the usual suspect in Baltimore, in the case of Bolton Hill, you have two schools; The Maryland Institute College of Art and The University of Baltimore.

MICA is an important member of the Bolton Hill community. Over time many of the grand residences on the main streets such as Park or Bolton Avenues have been divided up into multi-family residences where students can rent inexpensive walk-up apartments. I spent many an evening in my college days having a grand bohemian time with my best friend who was a MICA student residing in these studio-type apartments. Having the neighborhood filled with aspiring artists is a fantastic bonus in my book, it imparts a bit of Paris magic.

So you're "sold" on Bolton Hill and you want to know what it's going to take to purchase a residence? There are three levels of ownership; the first is acquiring a fully restored grand single family residence that is turn-key ready. Prices for these properties range from $450,000 - $650,000+ depending on size and features. Be sure the budget funds for all of the beautiful fine furniture and antiques you'll need to really add that wow-factor.

The second level of ownership is a property in the $250,000 - $375,000 range that needs some work. Often these properties have been divided into separate apartments allowing the owner to live in a large 2 story residence on the main and lower level and affording the option to have someone else help you pay your mortgage by renting out the top floors of the building. This type of ownership will turn you into a landlord. This means you'll need lead paint certificates and a rental license. My clients find this is a great way to acquire a large residence that they can fix up over time as their budget allows.

Within the second level of ownership you can find smaller-scale single family residences that are usually owned on average for 5-7 years when families are small. There are good options that meet this description around the $299,000+/- price range. When these properties come on the market you'll be able to see them from a mile away. The tell-tale sign is ikea furniture and toys all over the house. Agents do their best to encourage these sellers to tidy up so the homes look spacious when in fact they are often overrun with clutter.

The third level of ownership is a property that needs a total renovation. You can scoop up a property in this state of disrepair for $199,000+/-. Unfortunately many are foreclosures or bank owned properties where an ambitious renovation ran out of funds. These are properties that may require you to sign a waiver before entry. Be prepared for a full plumbing and electrical overhaul. Don't be fooled by the low purchase price, these homes will cost you as much as the $350,000+/- home. You'll be asked to purchase the homes "as is" and you'll want to check with your lender to make sure you're qualified for the right type of loan to take on one of these sledgehammer properties (as I call them). At least they're pretty on the outside.

Bolton Hill is Baltimore's most elegant neighborhood. Beyond it's own streets, the community is surrounded by prime cultural attractions such as Mt. Vernon and Druid Hill Park. The best way to experience Bolton Hill is to make an arrangement with your favorite Baltimore City Realtor to take a walk through the neighborhood, say hello to the residents, and grab a coffee in one of the small cafes. Owning a Bolton Hill residence is a labor of love, one that requires an appreciation of historical property. Bolton Hill is Baltimore's most elegant neighborhood. Baltimore's Towson Green was a Winner with my Client

Many of the best and brightest residents in Baltimore are newly minted physicians affiliated with Johns Hopkins Medicine. This was the case with my buyer-client who had outgrown the one bedroom condo from his residency days. The good doctor was in search of a hassle free home. A private garage where he could start the day at 4am. A walkable neighborhood where he could stroll to dinner when he was too tired to make elaborate plans. A spacious no-maintenance home where there was room to grow. He found that and more at Bozzuto's Towson Green.

If you're following real estate news this Spring you're aware that the Baltimore metropolitan region is having an true inventory shortage. Options are not as plentiful as my clients would hope. Multiple offers are commonplace, a phenomenon that began last summer. If you'd like to avoid the inventory shortage and associated pitfalls that can come with home inspections, you may be a good candidate for purchasing new construction. Baltimore's Towson Green has several homes available for immediate delivery as well as a solid offering of pre-construction options for you to customize to your heart's desire.

The first thing you notice about Towson Green is that the facades are colorful. The development team has done a nice job mixing materials to produce a layered contemporary look. On average these homes measure between 1600 and 2400 square feet with 9 foot ceilings throughout. Granite counters and stainless steel energy star rated appliances are standard. Closets are plentiful and huge. My client selected a mix of handsome dark hardwood floors and sophisticated neutral carpeting.

The Towson Green community is a good example of urban infill development. 10-20 years ago you'd expect to find this community on the outskirts of town. In this case, the developer has worked with the city to create beautiful residences in the heart of the city-center as a means of revitalizing the downtown area. As this picture shows, you are walking distance to the Towson library, Towson University, and Towson Town Center which is Baltimore's premiere shopping mall. Even better, more development is on the horizon as Baltimore County works to make Towson a true 21st century hub for work + play.

My client purchased a brick-front townhome on Gardenside Place. This property has 3 bedrooms which includes a loft-style grand bedroom on the top floor that features a roof deck. There is a fourth bedroom on the ground floor that is well suited as a home office or media room. This home has three full bathrooms and a powder room on the main entertaining level for guests. There is a two car garage off the back of the property.

A beautiful home like this will cost between $412,000 - $445,000 as estimated by the sales office. Prices for Towson Green residences begin in the mid 300's. A benefit to purchasing new construction is that you'll receive a 10 year phase-in tax abatement and nearly hassle-free ownership from the extensive warranties and HOA community maintenance. The HOA fee is currently less than $100 per month. Keep in mind that you are getting a serious amount of neighborhood amenities at this price. This community is all about location, location, location.

They say birds of a feather flock together. Yesterday at settlement we learned that my physician client would be in good company. On his block alone there are three other physician owners. Buying incentives are available to purchasers who work with Towson Green preferred lenders. I was given four names, one of which includes Sun Trust Bank who specializes in "Doctors Loans". There is an old neighborhood in Baltimore that had so many doctor-owners it was dubbed "Pill Hill". Towson Green seems to be the new "Pill Hill".

Baltimore's Towson Green was a winner with my client. If you're ready for a modern home that is located in the heart of it all this community is well worth the consideration. Buying Real Estate in Baltimore's Tuscany-Canterbury Neighborhood

I live walking distance from Baltimore's Tuscany-Canterbury neighborhood. Last week I was extended an invitation to preview a non-multiple list residence along a tony section of Stony Run in Tuscany-Canterbury. It was early March and the first signs of Spring were catching my eye as I strolled through the neighborhood.

Tuscany-Canterbury is a 95 acre niche neighborhood that is surrounded by three of the most afluent communities in Baltimore City; Roland Park, Guilford, and Johns Hopkins University. Within the neighborhood there is a natural boundary created by the Stony Run Stream Valley. In the 18th and 19th centuries the land was known as Cloverhill Farm on Merryman's Lott and it offered a rural respite from colonial Baltimore.

20th century architectural history is alive and well in Tuscany-Canterbury. There are a myriad of pronounced styles to be found in the neighborhood. The preview was at The Tuscany located at 221 Stony Run Lane, it was built following the end of World War I by Clyde Friz with John Russell Pope in the Italian Renaissance style. The Tuscany and The Lombary are owned by a community corporation as a coop. There are not a lot of coops to be found in Baltimore. If I were a New York City Realtor I'd tell you these properties have "pre-war charm". We don't use this term in Baltimore City, but the sentiment is the same.

The landscaping on the grounds surrounding these buildings is a true labor of love. Early Spring is the one time of year I can capture good images of the buildings. By the time April is here these buildings will be nestled in a bouquet of flowering trees and azaleas. The unit on preview was located on the ground level affording it's owners three distinct outdoor terraces. A little white dog was enjoying his role of keeping Realtors on the path to the front door. Back in 1920, this part of Baltimore City had a suburban feel.

Why non-MLS? (or you might say "pocket listing") These coops aren't for everyone. The list prices are low however the monthly maintenance fees are high, although they do include utilities. It is a style of community ownership that suits some but not all buyers. Board approval is required for purchase. The property in question was a beautiful residence that featured two distinct master suites. On paper it would be a "2 bedroom condo" and that definition would not work for people searching on Trulia or Zillow.

Speaking of searching online, some agents list Tuscany-Canterbury real estate as "Roland Park". Much of Tuscany-Canterbury is in the Roland Park school district. By zipcode, Tuscany-Canterbury includes 21210 and 21218. Remember, don't just search for "condos" you also have to search for "coops".

There are a number of attractive low-rise condo buildings in Baltimore's Tuscany-Canterbury neighborhood, the majority feature units priced under $200,000 (for the time being!) and at these prices its a safe bet that the properties are in need of some aesthetic updating. Click here to see a listing meeting this description I sold last year. Many of these properties include deeded garage parking. When you look at the sales data for these units over the last two years, a considerable amount have sold to cash buyers. Buyers who likely have an association with Johns Hopkins University. Most of these buildings are not FHA approved, so you'll need conventional financing if you plan to secure a mortgage.

When I think of Tuscany-Canterbury, I think Tudor style architecture. Most of these houses are attributed to John Ahlers architect and builder. A large end-of-group Tudor home sold for $575,000 in October 2012. These buildings have a theatrical quality in their ornamentation. Just look at the mix of materials; leaded glass, slate, brick, and handsome wood trim. They are the antithesis of federal style rowhouses that you'll find scattered all over Baltimore. For me they are equal parts fabulous and superfluous. There are blocks and blocks of Tudor style houses, however they are rarely available. People hold on to these properties for decades. It might help to send a letter out to the neighborhood to see if anyone is considering selling. If one comes on the market, be prepared to pounce.

Tuscany Court was built c.1940 by the Mullan Contracting Company. You'll find hardwood floors, fireplaces, bookshelves, and traditional floor plans. An end-of-group Tuscany Ct property sold for $320,000 in July 2012. When you experience these homes in-person, I think you'll find they are well worth the price.

English style rowhouses on Canterbury and Cloverhill were built between 1916 and 1920 by George Morris. They were built to be more modest than the grand residences of Bolton Hill, yet larger than the millworkers houses you can find in Hampden. They seem designed with the academic community in mind. These residences have two upper floors of bedrooms, the top floor having rooms that are sized for children or live-in servants (more like home-office in today's world). Cloverhill properties change hands more frequently than the Tudor style houses and the the prices over the last two years have ranged from $320,000 - $400,000 depending on upgrades and location. Most of these houses have decks constructed in the backyard. The decks form a community of outdoor entertaining along the alleys. Underneath the decks you'll find small garages. Just look what I found this weekend when exploring a listing on Cloverhill Rd.....

I believe this is a c.1937 Hudson. The property is an estate sale and the terms are "as is". Do you think this car comes with the house? My buyer says "yes!". I wonder if he'll sell it to finance a new kitchen because the banana colored appliances were c. 1975. That is one sweet ride.

Would you prefer to lease in Tuscany-Canterbury? Check out the Ambassador Apartments. This is a sophisticated rental option for people getting acclimated to Baltimore. A curator friend of mine selected this location when she first came to town, it is walking distance from Johns Hopkins University and The Baltimore Museum of Art. Say the name "Ambassador" in Baltimore and most people are going to think of the remarkably good Indian restaurant bearing the same name that is located in the lobby and enclosed gardens of the Gothic-Revivial-meets-Tudor-style building.

Not everything in Tuscany-Canterbury was built before World War II, Mies Van Der Rohe's Highfield House is located on Charles St on the east side of the neighborhood. Click here to read more about this amazing building. Baltimore's Tuscany-Canterbury neighborhood is ringed by large condo buildings which house some of Baltimore's most elite residents. The Highfield House, The Colonade, The Warrington & The St. James are the best options.

Buying real estate in Baltimore's Tuscany-Canterbury neighborhood is a good bet for someone in search of a sophisticated urban location that has a bygone glamour. Hierloom tomatoes, classical music, rare books; these are items you'll find in most Tuscany-Canterbury homes. There is something for nearly every budget and aesthetic preference. It's a neighborhood of civic-minded residents, the community association is very involved in shaping the future of the neighborhood. If you are a member of the Johns Hopkins University community, then you'll be in good company.

Somebody get me an umbrella! This weekend I was truly a rainmaker as I was blissfully busy with three different buyer-clients who all found me as their real estate professional of choice after reading my blog. By the time Sunday evening rolled around I was due to meet with a client to write an offer. It was an after-hours appointment, so I sought out a location that would lend itself to quiet conversation.

We choose La Madeleine in Columbia Maryland because the great location and the fact that it stays open until 10pm on Sunday evening. Coincidentally all of my aforementioned clients this weekend are relocating to Baltimore City from the Washington DC metro area, so Columbia MD is a nice halfway point to get together.

Scouting prime real estate is not just limited to houses, I always try to get the best tables at restaurants too. We found one next to the fire that would allow enough room to review paperwork. I ordered us 2 cups of strong french coffee, strawberries romanoff, and a small cheesecake creation. As we sat side by side and reviewed the 40+ page real estate contract, I could not help but be amused by the romantic scene.

"You've got to put this on your blog!" said my rosy-faced client as we hung our jackets on the back of our chairs. The fire was really putting off a lot of warmth.

So while he dutifully read and acknowledged paragraphs of lead paint disclosures, I was attending to the strawberries one forkfull at a time. What can I say? I love a glamorous life, even in small doses.

Rachel's Guide to Hampden Real Estate

I’ve walked the streets of Baltimore’s Hampden neighborhood since I was a teenager. Back then my afternoons were spent in search of counter culture and vintage clothing. It was the early 1990’s and Hampden was just entering its urban renaissance. Twenty years later Hampden is a ubiquitous Hipster destination.

Hampden is one of Baltimore's most authentic neighborhoods apart from the whole "Hon" issue. What Hon issue? Hampden is the only neighborhood in Baltimore that has its own bonafide mascot. A patron saint of sorts. They even have fesitvals in her honor. These woman grace the windows of M&T Bank on The Avenue.

Even better than the marketing push to promote the Hon is the Hampden you'll find all on your own. The Hampden of the long time residents who have a great affinity for ornamentation.

This is John Waters Hampden. I'm happy to report it is alive and kicking. While I'm eager to see Hampden grow as a top urban entertainment destination, I know that its charm is highly reliant on its heart and soul that is the long-time residents.

The Hampden Village Merchants Association deserves a great deal of credit for the media darling status that Hampden has achieved. The independent owned and operated boutiques and restaurants that are located along The Avenue have earned their due. I've witnessed the owners devote years of sweat equity into making the main street a success. One of my favorite shops is Ma Petit Shoe, a boutique that specializes in shoes and chocolate.

When selling Baltimore real estate to people who are relocating to Charm City it has become de rigeur to take clients on a walk down The Avenue past vintage clothing stores, trendy restaurants, dive bars, coffee shops, yoga studios, and antique stores.

Even if you don't live in Hampden, you'll probably meet you friends there for dinner or drinks. Grano Pasta Bar is an excellent choice. Everything is homemade. The dishes and glasses are exactly what my Italian great grandmother used in her humble kitchen. Eating here makes you happy.

In terms of real estate geography, acquiring real estate walking distance from The Avenue is a no-brainer. How do you know if this neighborhood is right for you? Would you find The Nightmare Before Christmas yard decorations charming in March? These rowhouses are a stones throw from The Avenue.

Many of Hampden's rowhouses constructed during the beginning of the 20th century were designed as Millworkers houses. They have a smaller stature. This type of living hearkens back to a time before the suburbs existed. In fact if you grew up in the suburbs this type of living can be an adjustment.

Most of these properties feature 3 bedrooms and 1 1/2 bathrooms over approximately 1200-1500 square feet. The price range for these homes ranges from $180,000 to $299,000 depending on the types of improvements you'll encounter on the inside.

Hampden residents love their front porches. These rowhomes were designed before central air conditioning, so porch spaces were a significant commodity on a hot summer night.

Matching your car to your formstone facade is bonus points.

Favor something a bit more contemporary?

Just look at that charcoal gray paint job.

The cars parked by this house were BMW's. Old Hampden meet new Hampden.

Some of the largest properties have Victorian ornamentation and wrap porches.

And some of the oldest properties are made out of stone. This home is located in Stone Hill which is a hidden neighborhood within Hampden. This is a national register historic district featuring 7 blocks of millworkers houses that were constructed between 1845-1847. These properties are special and they don't come on the market very often.

Luxury in Hampden begins at $300,000, so while that budget may seem small-time in many American cities, in Baltimore you can really get something to shout about. Lets say your keen on Hampden but you're in search of contemporary architecture? We'd take a short drive over to Overlook at Clipper Mill to see these sophisticated residences. Prices for these homes begin at approximately $550,000. They border wooded acreage of Druid Hill Park.

It can take a lifetime to see all the wonders Hampden has to offer. Just last week my colleagues and I found ourselves on Morling Ave and encountered goats! It's not the only example of Urban farming I've seen. I sold some raw land in Hampden along Ash St earlier this year. Some of the land was being leased to the Baltimore Free Farm. The land was snapped up by an investor who plans to build loft apartments. Click here to read all about it.

What else is there to know about Hampden real estate? Parking is a challenge. There is not enough and while the city is working on solutions, if you find the option to acquire a property that includes a parking pad or parking space you should strongly take that into consideration.

There is also a rat problem. I know, that sounds horrible. The term "rat eradication" is one you'll hear if you attend Hampden Community Council Meetings. I'm the type of real estate agent that calls it like I see it. It's better that I tell you now then you discover it all on your own.

What Hampden could really use is a street car system. This old Baltimore street car is rusting in plain site on Falls Rd in Hampden. While this seems like a great solution, I'm afraid its probably many years in the future. A longtime Baltimore resident and friend of mine once accurately said "what would be developed in 5 years in most cities will take 20 years in Baltimore". The upside to this argument is that our real estate stays affordable because we are not operating in a bubble.

Would you prefer to lease? There are two exciting apartment projects that will be launched in Hampden in the next year. This picture shows the renovation of Mill Center apartments on Falls Rd in a quiet part of the community along the Jones Falls. The second project is known as 3400 Roland and it'll be located walking distance from The Avenue. In full disclosure I'm an owner / investor in the second project.

Affordable neighborhood in the Mt. Washington school district

Searching for a home in Baltimore City where you'll be able to send your children to The Mt. Washington School? Would it help if the neighborhood had great single family homes priced between $220,000 and $375,000? For many of my clients the answer to both of these questions is a resounding "yes!" While the go-to zip code for looking at Mt. Washington real estate online is 21209, many would-be-home-buyers are unaware of a great section of Baltimore's Mt. Washington located in the 21215 zip code.

This beautiful house was snatched up by my buyer clients immediately after it came on the market in December 2012. It's situated on a double lot located on Stuart Ave in Baltimore's Mt. Washington 21215 neighborhood. Our criteria for searching this location was The Mount Washington School. My clients called this their "forever house". Sweet, right?

Not far from Stuart Ave, you'll find Stuart Ct. The houses on this street have great mid-century flair. It's easy to tell I'm shooting these pictures on a chilly February afternoon, the bare winter trees cast sculptural shadows on the ground. In September 2012 clients of mine purchased a delightful property on Stuart Ct. It was an estate sale property so they got a truly fantastic price. How good? How about less than $230,000 for a 2,000+ sq. ft home with an attractive yard - all in the Mt. Washington School district.

One of the best things about the part of Baltimore's Mt. Washington located in the 21215 zip code is the artsy vibe or more specifically the artist population that's drawn to this tranquil community. You won't find a lot of fences or uniform construction, neighbors take it upon themselves to brand their homes with lots of personality. After all, this is Baltimore City.

If you happen to be a mid-century modern enthuaist, as many of my clients are, you'll squeel with delight as we turn onto Rockwood Ave in Baltimore's Mt. Washington 21215 neighborhood. There are a good number of textbook fabulous mid century houses that will have you plotting the perfect spot for your Eames bookcase, Saarinen womb chair, and Eileen Gray daybed. If the mention of these design icons does not resonate with you then keep it moving, these houses are best left for architecture afficinados.

Along Merville Ave you'll find cottage style houses many with stone foundations. Merville Ave is a favorite of mine because of Irvin Luckman Memorial Park which is located at the bottom of the street. This park is in the middle of getting an $880,000 face lift and it's due to re-open in May 2013. Click here to read all about it. The Pursuit of Excellence

“The pursuit of excellence is not only a worthy goal it’s also a key to personal freedom.”

The year was 1989 and this quote hung on a giant banner over my middle school cafeteria outside of Washington DC. It was the proud motto of a Napoleonic principal who felt so strongly about its sentiments he instructed students to repeat it with religious fervor.

“The pursuit of excellence is not only a worthy goal it’s also a key to personal freedom.”

It was an ironic choice for a middle school, a place of hall passes, detention, and pre-adolescent angst. Personal freedom as I saw it came in small sips and doses; the choice of which books I read, the path I took home from school, the classmates I befriended.

It was a gutsy choice. How many kids absorbed the depth of meaning behind the message? At first blush I thought it was about perfection. The idea of a worthy goal represented the unattainable. Yet there was nothing perfect about the messenger. Our school was overcrowded, the students attended school in shifts. I got there so early that my lunch hour was at 10am. I wasn’t even hungry, no wonder I spent so much time looking up at that banner.

I was one of the fortunate ones who benefitted from “talented and gifted classes”. Outside in the hallways I’d encounter kids who had been held back in school so long they’d become young adults; pregnant girls, and tough boys who’d pick fights in the hallways to secure their status. The place smelled funny. The sounds of slamming locker doors and school bells ringing make up the bulk of my audio-memory of those days.

You may find yourself in a career such as real estate after a succession of vocations. And if you are like me, the notion of what a Realtor is can be ripe with images of pushy salespeople in matching polyester blazers. In reality my office is nothing like this, but the notion remains troubling in my mind.

The mundane qualities of any vocation can cloud your judgment. Who would be thinking about excellence? Most of us are just thinking about maximizing our incomes while minimizing our hassle. It takes a leap of faith to make excellence a priority, especially when it seems a far cry from your present reality. Can you seek excellence in your day-to-day professional endeavors?

It’s the pursuit part that matters, even if you don't succeed. It may require a leap of faith. The personal freedom you seek may not be visible from your present location. I could not see excellence in my dingy overcrowded middle school. The words made little sense to me coming from a funny looking man who barely stood shoulder-to-shoulder with half the students.

Keys unlock doors, grant access, and imply trust. The key to your personal freedom will be different than mine. What we find on the other side of the door will vary. The commonality is that we can all get there through the same means. It’s not the only way; it is however the best way. This is true for us as professionals and it holds true for our clients.

If you aren’t engaged in the pursuit of excellence in your daily life, you’re missing the best opportunity for self-fulfillment. The challenge is to seek it out, even in the most mundane situations. It may not make sense in the moment. It will make sense in the end. Somewhere out there I hope my middle school principle is enjoying his personal freedom. I have no doubt he earned it.

European glamour in Baltimore Maryland, nonsense you say?

Discover Baltimore’s Mt. Vernon neighborhood. Designated as a national landmark historic district, this mid-town community is bursting with cultural resources and incredible nineteenth and early twentieth century architecture.

Legendary citizens of Baltimore lived in this neighborhood including Edgar Allen Poe, Wallis Warfield Simpson Duchess of Windsor, F. Scott Fitzgerald and Gertrude Stein. When my buyer clients are in search of a walkable neighborhood with sophisticated amenities, Mt. Vernon is always a compelling option.

European glamour in Baltimore Maryland lives at The Walters Art Museum. Internationally renowned for it's extensive collection of art amassed by William Walters and his son Henry Walters who built a fortune in the railroad industry. The building is modeled after a European palazzo. Treasures abound at The Walters from all over the world; Egyptian antiquities, Renaissance paintings, Medieval artifacts, Japanese ceramics and much much more. The best part? The museum is free.

Directly across from the Walters you'll find The Peabody Institute of The Johns Hopkins University. I tend to think of it as Baltimore's Julliard. This music conservatory is in the heart of Mt. Vernon's neighborhood. In addition to a core curriculum for students, Peabody offers a preparatory for community members. My sister took piano lessons here for years usually taught by accomplished pianists from St. Petersburg Russia. You'll see musicians carrying their instruments as they head to class. Peabody is a great place to hear a classical concert or recital.

This photo shows stately residences along Mt. Vernon Place, a number of which are owned by businesses and used as private clubs. One you can join to network with professionals is The Engineers Club at The Garret Jacobs Mansion. Publishing houses, architecture firms, art galleries, and law offices make use of these grand residences.

At the heart of Mt. Vernon is the Washington Monument - the first monument in the nation to America's first president built between 1815-1829. This monument is visible for miles, it's especially nice when the white marble glistens in the sun. Each December The Baltimore Office of Promotions and Arts lights the monument as Baltimore's official kick off to the holiday season.

As this is a real estate blog, lets talk numbers; residences in Mt. Vernon begin at approximately $150,000 + for one and two bedroom condo residences. (shocking right?) this means that Mt. Vernon is a great place to scoop up a pied-a-terre. Recently I've been showing off this neighborhood to well heeled Washingtonians who are looking for Baltimore real estate. Mt. Vernon is also a good place to find a furnished short term rental for people who want to try on Baltimore before buying. Most of these condos offer sweeping views of the city especially on the higher floors.

In the 300,000+ price range you'll encouter carriage houses and mews along with oversize condos in coverted churches and mixed use commerical properties.

Feeling ambitious? You can acquire a brownstone style townhouse for approximately $650,000, very often these properties have been divided into income producing studio apartments.

Want to live large? Every once in awhile a fully restored grand residence comes on the market starting at 950,000+ and easily climbing to $2,000,0000 +/-.

Truly, there is great real estate to be had at every price point in Baltimore's Mt. Vernon neighborhood.

Other reasons Mt. Vernon is a great neighborhood? It's home to the Baltimore Symphony Orchestra and Center Stage. It's walking distance to Penn Station. It has the best gay bars and nightclubs, and a plethora of fantastic dining options. Located less than one mile north of the Inner Harbor, you can walk downtown or catch a ride on Baltimore's new free transit the Charm City Circulator. That's right, you don't actually need to own a car if you live in Mt. Vernon.

Invest in Baltimore's Medfield Neighborhood

Invest in Baltimore’s Medfield Neighborhood. While searching for homes in Baltimore City my clients tend to focus on a select group of neighborhoods. In the northwest part of the city this means Hampden and Mt. Washington. Sandwiched between these two neighborhoods is the sometimes-overlooked neighborhood of Medfield in the 21211 zip code.

Development of the Medfield neighborhood primarily occurred in the 1920's, both single family homes with large yards and classic Baltimore rowhouses. As a child I referred to the single family homes in Medfield as "Hampden Mansions" compared to the surrounding rowhouses they looked enormous - turns out they still do.

This property at 4420 Grand View Ave in Medfield was recently put under contract by one of my clients. It's situated on a double lot and provides off street parking in a shared driveway and private garage. The family selling the property has owned the home for decades.

Just look at the amazing back yard (and side yard), my buyers dog is gonna love it.

Medfield is a tight knit community in Baltimore City. The majority of houses display a pride of ownership that is evident even from the curb. These houses are on Buchanan Ave in the heart of Medfield.

Is that is white picket fence in the middle of Baltimore City? Why yes it is! This home is located on Grand View Ave in Medfield. So if Medfield is so great then why is it often overlooked?

I think this sign says it all. Medfield residents are old school, many have lived here for generations. If you get to see the interior of one of these homes very often you may encounter.....

wood paneling and miles of wall-to-wall carpeting. Throwback interiors do dominate many of Medfield's houses. The good news? There are beautiful hardwood floors in mint condition to be found under all that carpet. Admittedly when my clients first see these interiors they can't envision the potential, it just looks like a lot of work.

The upside is that these interiors help keep home prices modest.

In the last year, single family homes that have sold in Baltimore's Medfield neighborhood are fetching an average price of $180,000. You read that right, invest in Baltimore's Medfield neighborhood because you can get a great single family home with a large yard in a primo location for less than $200,000!

Walking through the Medfield neighborhood you'll appreciate the large number of mature trees such as this lovely Magnolia which will be sporting white fragrant blossoms during the Summer. In fact the gardens in Medfield are truly standout. I was delighted to find some Mennonite residents growing a field of flowers and vegetables in their backyard last Fall.

In Medfield you can appreciate the charm of Baltimore's rowhouses from your own spacious backyard. It's a little piece of heaven in Baltimore City. Medfield is minutes from the Jones Falls Expressway which will take you downtown in a flash.

Would you guess this is a street in Baltimore City? Almost looks like an Edward Hopper painting. Baltimore's Medfield neighborhood allows you access to all the exciting Hampden amenities while having plenty of options to park your car.

We'll end our tour on this lovely Medfield front porch. If you are looking to buy your first home in Baltimore City and you want a home that is a smart choice you've got to consider Medfield. When I take my clients here, I tend to refer to it as a "wild card" meaning that it may be something they'll love even though it's not what they originally had in mind. Now is the time to invest in Baltimore's Medfield neighborhood.

You Can Get $15,000 in Down Payment Assistance in Baltimore City!

You can get $15,000 in down payment assistance in Baltimore City. These funds have been made available as part of a settlement agreement between Well Fargo and the City of Baltimore. Securing the grants will require that you take an 8 hour homebuyer course. Depending on how you like to learn this course can be taken in a classroom or online through ehomeamerica. Before you completely dismiss the idea, consider that it may be a great way to kick off your home search. That works out to $1,875 per hour - not bad!

Spring is coming, now is the time to get qualified for $15,000 in down payment assistance. Its a great way to lower your monthly mortgage payments. Who doesn't like that?

The program has some income limits; your income can be up to 120% of area medium income for Baltimore City. According to NHS of Baltimore in 2012 the 100% area medium income for a family of four was $86,400. The figure is subject to change based on the size of the family and potential revised figures for 2013.

The program is called Wells Fargo City LIFT click here to read the news release.

After you pick up the homebuyer education certificate you'll need a mortgage preapproval letter from a City LIFT approved lender - there are currently 10 to choose from.

Last, and this is the part where you'll need a real estate agent, you'll need a signed sales contract on the property you wish to purchase.

There will be a second phase of the Baltimore CityLIFT program that will be rolled out in early April. This phase is for buyers who have not found their home of choice. You'll still need the 8 hour home buyer education class and a preapproval letter from a participating lender. The difference is that you'll be able to take 90 days to find a home, place it under contract, and go to settlement.

You should not wait until April. With our current low inventory levels in the Baltimore Metropolitan area I'm anticipating a fast paced housing market for Spring 2013. I think you'll be glad you beat the rush.

Baltimore Glows Purple at Night

Baltimore glows purple at night. The Baltimore Ravens are a remarkable team; they’ve made it to the playoffs for the 5^th year in a row! Mayor Stephanie Rawlings-Blake has urged Baltimore to “light the city purple” for the Ravens. The trend started a few years ago and has really taken hold as we’ve had several years to perfect it.

Speaking of the mayor, here's City Hall. Monuments and historical buildings around town are up-lit at night, most of the year it's standard white lights. When the Ravens are in the NFL Playoffs, purple filters are attached to the lights.

In the Mt. Vernon district, Baltimore's Washington Monument glows purple at night. The wash of purple light on the white marble casts George Washington as a Ravens fan of sorts. This monument was the first in the nation to George Washington, it was constructed between 1815-1829 predating the Washington Monument in DC by nearly 50 years.

The purple glow from the Transamerica Tower plaza is a fun surprise for Ravens fans around the Inner Harbor. This 40 story skyscraper completed in 1973 is the tallest building in Maryland. This building is formerly known as the Legg Mason building, the firm moved their location to Baltimore's Harbor East neighborhood.

Across the Harbor the new Legg Mason tower has purple up-lighting. The signage on the top of the building has gone purple as well. The pink neon sign to the right on the building is the famous domino sugar sign which was the largest neon sign in the world at one time. The reflections of Baltimore's illuminated skyline on the Inner Harbor is always captivating.

While we don't get a a home playoff game, the Ravens M&T Bank Stadium gets in on the purple nighttime illumination. (*I was not driving when this photo was taken!) This stadium is located just off I-95 so every truck and car that passes Baltimore can see that Baltimore glows purple at night.

Clear Channel Outdoor has gotten in on the action by rallying the fans for our upcoming AFC Championship game versus Tom Brady and the New England Patriots this Sunday January 20, 2013. The winner of this game goes to the Superbowl in New Orleans. For Ravens fans this is truly the rematch we've been waiting for as we lost the AFC championship game to New England last year. After beating Peyton Manning and the Denver Broncos last week in Denver, in overtime, in freezing cold temperatures, the Ravens are poised to upset the Patriots. As per usual, most of the sports media has us as the underdogs.

This season is extra special for Ravens fans as our beloved #52 linebacker Ray Lewis has announced his retirement. We all hope that he can exit the game with another shot at the Superbowl. Ravens fever has gripped Baltimore hard this week, it's a wonder anyone can focus on anything but football. As we await Sundays big game, Baltimore glows purple at night. GO RAVENS!!

***Update**** We did it! The Ravens won the Superbowl!!!!!!

Baltimore's Chinatown

Although many are not aware, Baltimore City has a historic Chinatown located along the 300 block of Park Ave between Saratoga and Mulberry St on the Westside. Blink and you could miss it. I was out and about in Baltimore’s Chinatown this morning with my best friend to have Dim Sum.

We parked on the street in front of the old China Doll restaurant. I love the sign, if the walls could talk you'd hear tales of many a Baltimoreans first taste of Chinese food at this restaurant and the (no longer in existence) White Rice Inn.

Luckily Zhongshan Restaurant is going strong. My friend and I had a gut-busting dim sum brunch for a mere $18. The food was fresh and delicious. When we arrived at 11am we were the only patrons. There were fish tanks filled with lobster and tilapia, oversize enamel vases, sparkling chandeliers, and peach silk tablecloths. As we lingered over steamed dumplings, a large crowd of Asian patrons arrived on a coach bus, an excellent sign of quality cuisine. The dim sum was not served via pushcarts as you might see in a larger establishment. It was served in batches and it tasted cooked-to-order.

Next door to Zhongshan you'll find Potung Oriental Grocery. This store is the place in Baltimore City to buy fresh Asian groceries. Walk in the door and you're instantly transported to an exotic place filled with ingredients sourced from the far east.

I was impressed with the abundance of fresh produce. Lychees, bokchoy, coconut, shrimpcakes, dried fish, spices, it's all there waiting for you. Massive bags of exotic rice were piled high. Fresh Chinese pastries are displayed in a case near the register. I'm told they get a delivery from New York City on Saturday afternoons. The red bean cakes and sweet pork buns were enticing.

You'll also find an extensive selection of teas, spices, beverages, and paper goods such as these red lanterns - all at Potung Trading / Oriental Grocery in Baltimore's Chinatown. Is anyone else besides me feeling inspired to have a Chinese New Year celebration?

Without a doubt there is a fair amount of blight; boarded buildings, abandoned businesses, and broken windows. The glory days of this once bussling Chinese immigrant community are mostly in the past. Is there good real estate to be had in Baltimore's Chinatown? Absolutely. Here is a view of mixed-use buildings on Mulberry St. This location is walking distance from the main branch of the Enoch Pratt Free Library. There have been all sorts of rumblings about proposed renovations and development on Baltimore's Westside.

Baltimore's Chinatown is really small but it's well worth a visit particularly if you are in search of dim sum. There is an ongoing dialogue in Baltimore about the future of our Chinatown. These days Baltimore City's Asian community is concentrated further uptown in a nucleus of Korean restaurants known as K-town. Many of the best Chinese restaurants can be found in the Northwest suburbs of Pikesville, Randallstown, and Owings Mills.

I think the addition of a classic Chinatown arch would be a great next-step for Park Ave. It may be too little too late. It's important to preserve what remains and to support the businesses that keep the momentum going. Count me in.

Blogging for Business on My Own Terms

Happy New Year 2013. It’s that time of year when people take an inventory of their missteps and accomplishments over the last year. We clean up our desks and set goals albeit personal, professional, or both.

Taking a look at my progress here on activerain since I joined in March 2011, I've managed to write over 80 blog posts and have three of them featured. I would have liked to have written a bit more but like you I've got a career selling real estate that tends to get in the way.

Has blogging had a positive impact on my business? Yes. I've signed three clients from blogging, all of whom are people who I probably would not have met through any other means. I also credit my blog with helping me sell a listing in less than 24 hours.

My blog has saved time - seriously. Posts I've written on exciting topics such as termite inspection, sewer inspection, septic inspection, are really helpful to have on-hand when I'm working with clients. I send clients the links and they have a great deal of information to access when they are ready for it.

At the one year mark I made the decision that the goal of my blog was not to have the best SEO and impressive tech tools - neither of which are my strong suit. I concluded that my emphasis was going to be on good writing and great photographs. Without a doubt I've got to be my own #1 reader, so I'm going to write things I enjoy reading. My blog may exist to support my business nevertheless its a creative outlet for me.

My business resolution this year is simple, I'm going to keep up the good work. When I have the time I'm going to rework older posts to improve and update their information. Blogging is worth the time and the investment because it is a 21st century global platform.

Searching for a home in Baltimore’s Hampden neighborhood? Welcome to 1309 W.41^st St in Baltimore Maryland. Newly listed and priced just right at $187,000, this 1931 brick row home has classic Baltimore style. Hampden is one of Baltimore's hottest neighborhoods, it's filled with walkable amenities and city-living enthuasists.

Step in from the front porch and you'll see a freshly painted living room that has inspired a lot of friends to take up similar decorative painting projects. Note the stained glass accents over the doorway and windows. That evergreen wreath on the front door smells so festive.

Speaking of festive, here's a great holiday picture. I listed the house a few days before Christmas because my sellers have already found their next home. Inventory levels are low & interest rates are low, so we went ahead and got it on the market.

The paint color in the dining room is called eggnog. The oversize square door frames are grand. You could host a large dinner party in this space. Note the inlaid hardwood floors. The main level in this home has a nice open flow.

The kitchen has a southern exposure that keeps it filled with warm light all day. The butcher block counter top was just installed to enhance the sale. The pantry is enormous. If it were my house, I think I'd add a center island and some leather stools.

A full length glass door lets you easily walk out to the deck for where you can grill.

Upstairs you'll find two large bedrooms, a full bath (one of two) and a library. Here's the master bedroom, it's a serene space to catch a good nights sleep.

This open space on the top floor was once a 3rd bedroom. The tall book shelves convey with the property. This space is a great place to read. There is a second bedroom off of this library that faces the backyard.

Follow me downstairs to the lower level. The current owners finished this space. It includes a study nook, a full bathroom, and a laundry room beyond the family room illustrated in this photo. The high ceiling are wonderful. There is a walk-out to the back yard off the laundry room. The cork floors feel nice under your feet.

What more could you want? How about a great fenced backyard. While you could use some of this space for a parking pad, the current owners tell me they never have trouble finding street parking. The playground equiptment conveys.

Baltimore Dog Owners Love Good Doggie Day Care

Baltimore dog owners love Good Doggie Day Care at 3500 Ash St Baltimore MD 21211 in the Hampden neighborhood. This facility offers cageless safe and fun day care for dogs. A favorite client of mine regularly takes her dog Zippy to Good Doggie Day Care. Zippy's mom is highly selective, so since it met her criteria I knew it was a resource that I wanted to share.

Good Doggie Day Care is completely cageless. Dogs are separated by size into different playgroups. I met the owner Jo Anne Garret and she gave me a tour of the facility which began with the front desk where an sophisticated webcam system was installed so pet parents could log in and see the activities taking place at the center.

Bow Wow! Here is a group of mid size dogs having some fun time at one of the indoor play rooms. The Good Doggie Day Care staff member was singing the dogs Christmas carols and everyone seemed to be having a great time.

The first visit to Good Doggie Day Care for your pet will be an evaluation session priced at $10. This is usually a 60 minute session to see if your pet will enjoy being at GDDC and to determine if the staff thinks your pet will do well with other "guests". This policy helps ensure that new dogs are a welcome addition.

Cute, right? There are a multitude of playrooms and both indoor and outdoor spaces.

Day care prices are per day and the center offers both full day and half day sessions.

The full day session runs from 7am to 7pm. The half day session is available in two shifts; 7am to noon or 2pm to 7pm. Saturday and Sunday the center offers an 8am-3pm session or hourly care - perfect for when you are running errands and want to treat your dog to some fun. The center does offer day care discounts based on the amount of days per week your dog participates as well as a discount for multiple dogs. The price of day care runs between $15 per day to $34 per day based on the aforementioned criteria. Good Doggie Day Care is popular so owners need to reserve times in advance.

Good Doggie Day Care is not a boarding kennel, however, they do offer "sleep overs and PJ Parties to our well behaved dogs that attend GDDC on a regular basis" (which they define as at least 2 times per month). Here's a quote that will give you insight into this special facility; "At 9pm we offer a bedtime snack (usually doggie ice cream or a chew. Then it is outside for their last "pit stop" of the evening. When they return from the outside, the kennel lights are turned off and the dogs are ready for a good night's sleep. Our attendants are with your dogs for the entire evening. Our dogs are NEVER left alone"

They’re driving cross country yet managed to find the time to thank me in an extraordinary way.

How to Represent a Buyer at Auction

How to represent a buyer at auction; many would-be auction buyers are unaware that they can be represented by their own real estate agent. This morning I represented a buyer at a condo auction. While a large crowd had gathered to bid, my investor client was one of the few people that had his own Realtor accompanying him.

As we stood awaiting access to preview the properties, the assembled bidders were asking about the property taxes, the condo fees, and the leases. By request I had received the full condo resale packet and a copy of the lease from the auctioneer a few days in advance of the auction. My informed client was at an advantage before the bidding even began.

Auction buyers, did you know in most cases you can be represented by your own real estate agent at no additional cost to you?

Agents, here's how to represent a buyer at auction:

Once you've identified the auction property, contact the auction firm to register your client. Specifically, request the broker participation agreement. This is a document that auction firms use to register buyer agents and their clients. It outlines the compensation (commission). Most of the time this form is available to be downloded from the auction website. This form needs to be completely filled out and submitted to the auction firm 24-48 hours prior to the auction. Bring a completed copy of the form with you to the auction.

Look up the auction listing in the multiple list and download the auction property information packet (which usually found on the auction website).

Gather other documents your buyer client will need; property tax information, leases (if applicable) condo and HOA resale packets (if applicable) neighborhood covenants, surveys, zoning information, state disclosures, etc. Often these documents are also available to be downloaded from the auction website. Sometimes you may need to request a copy.

Comparable market data - here's where you can really be a value-add for your client. Pull the comps and review them with you client prior to the auction. You want to make sure your client can recognize a good deal. I hear people in auction audiences murmor about values, but usually they are based on unscientific means. Get the data and get familiar with it.

Request access to preview the property. Most of the times the previews are listed on the auction website and on the MLS listing. Auction firms that sell a high volume of properties may only offer access one hour prior to the sale. Another reason access may be limited is if it is a distress sale such as a foreclosure auction on the court house steps.

Review the auction terms with your client. Each auction company and in-fact every auction can have unique terms. Don't make assumptions, read the fine print. If you have any questions, ask the auction firm.

If your client plans to finance their auction purchase, have them meet with a lender before the auction. Auctions typically require settlements in 30-45 days. Understand that an auction purchase can not be contingent upon obtaining financing.

On the day of the sale, arrive with your client and register them for a bidding card. Agents, you must attend the auction to get paid. Your client will need a certified cashiers check made payable to themselves for the deposit. They'll also need to present their drivers license. Some auction companies will have buyers sign a copy of the auction terms and conditions, the ones you've carefully read in advance.....right? That's how to represent a buyer at auction.

Is it profitable to represent auction buyers? It can be. While the commission tends to be a bit lower, it's certainly as much as a commission you might see as a leasing agent. In some cases the commission to the buyers agent is generous. If your client does not end up "winning" the auction the benefit to you is that they are standing there next to you check-in-hand ready to purchase real estate.

Baltimore's North Calvert Green is Afforadable and Amazing

Baltimore’s North Calvert Green is affordable and amazing. Buy into Baltimore with limited funds for your down payment and closing costs at the North Calvert Green townhomes in Baltimore’s Old Goucher Historic District. Last weekend I was able to tour an available property during an open house.

North Calvert Green townhomes are located in midtown Baltimore primarily between Calvert St and Barclay St on the east-west access running from 22^nd Street to 24^th Street on the north-south access. This location is walking distance from Baltimore’s Amtrak Penn Station and Station North Arts District to the south and Charles Village to the north.

Priced from $199,000 to $249,000, these homes have been positioned in the market with every possible financial incentive to make the dream of owning an investment worthy home a reality for buyers shopping with NSP2 Income Limits (which is the Federal Department of Housing Neighborhood Stabilization Program) You may be surprised to learn what qualifies as "limited income", I'm told a single household income of $71,000 would qualify.

These homes have been beautifully renovated top to bottom; this photo shows new energy efficient windows and gleaming hardwood floors. The Baltimore City commission for historical and architectural preservation (CHAP) has given the North Calvert Green project a 10 year, 100% property tax credit on the increased value of these newly renovated homes due to eligibility improvements. This means that your property taxes will be minimized for the first 10 years of ownership, and this tax credit transfers to a new owner should you sell the house during this period.

What could be nicer than looking out of your windows onto a newly renovated park that serves as a cheery place to get some fresh air and sunshine? The Calvert Street park is a central feature of North Calvert Green.

I was able to chat with the senior project manager, the Prudential Homesale YWGC sales team, and some of the new residents who had already purchased homes and moved into the area. We gathered in this gleaming kitchen and discussed the numerous property features. The majority of the row homes have interior designs that feature three bedrooms and a den. The property I toured had three full bathrooms. These homes are built to last; energy efficient and energy star certified. Take a look at these top of the line washer and dryers that were installed in the master bedroom.

The sales team has provided two illustrations of how a North Calvert Green property purchased for $201,555 can qualify for an estimated montly payment of $785.66 (with a 20% downpayment using a conventional loan) or $1,115.62 (with a 3.5% down payment using an FHA loan). These estimates are provided courtesey of Mortgage Master, Inc. To arrive at those figures they applied the healthy neighborhoods closing cost assistance, buying in to Baltimore tour coupon, and vacants to value grant.

Find the financing part of this project daunting? Leave the leg work up to your real estate agent. If you have not purchased a home before, you should know that in most cases you can be represented by your own real estate agent, a buyers agent, at no additional cost to you.

Baltimore's North Calvert Green is affordable and amazing. These centrally located historic townhomes have been beautifully renovated without losing their historic charm. I'd be impressed with this project on this merrit alone. Combine that with a 10 year historic property tax credit and the availablity of numerous grants and incentives and you have a real winner.

Real Estate is About Money, Honey.

Wouldn’t be nice if real estate was simply about houses? It sure would make my job a lot more fun. Real estate is about money, honey. Before you get ready to cruise open houses you need to get your financial affairs in order.

"I spend more time processing loans now than ever in my 20 year career. I'm tasked with a lot of petty details as I drive agents and their clients bananas." These words were said in a recent finance course offered by a lender in my office.

After the near collapse of the housing market in the last 5 years, lending guidelines have become stricter than ever. At the same time rents have skyrocked due to the influx of tenants into the market who once upon a time would be qualified to purchase a home. With interest rates at historic lows, it makes more sense than ever in the Baltimore area to own your own home. As your agent I want to make that happen for you. First things first, I need to get you prequalified with a lender. You're going to have to document your CIA; credit, income, and assets.

Credit

What's your credit score? A score of 740+ offers the best rates for conventional loans. Conventional loans will not get approved under a 620 credit score. In fact if your credit score is under 600 these days you are almost out of options for a mortgage. If you need to improve your score, (and there is no shame in that!) many lenders offer counciling for buyers to help put them on the right track. A valuable website that helps consumers understand their credit score is myfico.com.

Income

Be prepared to document your gross monthly income. If you work on commission be able to show your base commission and bonus individually. You'll need 2 years of documented employment information, although some lenders can get away with one year. Business owners who are self employed and don't have a 1099 or W2 statement should have a "profit and loss" statement prepared. Underwriting guidelines have changed, large downpayments no longer offset short employment history. Trust fund baby? You'll want to document those dividends and interests however in most cases high assests can not offset a lack of income.

Assets (and liabilities)

What is the source of your downpayment and closing costs? FHA loans are designed to minimize out-of-pocket expenses if you're concerned about the coming up with funds. Your lender is going to need a lot of financial details; bank names, balance, value of your stocks, bonds, mutual funds, and net worth of your business owned if applicable. Student loans? Are they deferred or in repayment status? Credit cards? Alimony? Child support? Car loans? Think of this as a financial physical to see what kind of shape you're in.

Now, once you've gotten that prequalification. It's time to go house hunting! Keep in mind during this process you should essentially freeze your financial affairs - especially if you are a borderline applicant. You don't want to undermine you're own approval. Did you first consult a company like Lending Tree? Did you know that they won't stop running your credit until you tell them to? You'll want to nip that in the bud. You want to set the loan on the correct path in the beginning so the lender and their underwriter (the person who'll review and ultimately issue the approval on your loan) are on the same page. These days I can not stress enough that borrowers need to work with seasoned loan originators who know what they are doing.

What is all of this hassle about? Well there is a good chance that your lender sells 100% of the loans they originate. You'll see this documented in writing at the settlement table. Most lenders are in fact brokers, middle-men in the transaction. If they can't sell your loan on the open market, they'll have to buy them back. They are making your mortgage into something that can be sold to someone else. Real estate is about money, honey.

I know all of this can be daunting. If there wasn't a new home as a result of the hassle it would never be worth it. Don't give up if you can't make it happen all at once. Get with an agent like me that has the resources to help you.

Baltimore's Rodgers Forge Community

Baltimore’s Rodgers Forge community is a favorite for young families in search of homes in a great school district. It’s located in the 21212 zip code in Baltimore County just outside the limits of Baltimore City close to Towson, Maryland. This translates to a wealth of savings on property taxes, approximately $350 less per month than a comparable priced property in the city. Most of my expertise is on Baltimore City real estate, so last week when I saw there were 4 Broker Opens scheduled for the Rodgers Forge community in the same afternoon I took it upon myself to explore the neighborhood.

My first stop was 7418 Stanmore Ct Baltimore Maryland 21212. Priced at $299,000 this home was the most expensive option, about $10,000-$15,000 higher than most. What does that extra cash get you? Two full bathrooms and a location on a court with minimal traffic compared to the other through streets. This Rodgers Forge home was built in 1955 and offers a classic brick exterior and hardwood floors throughout. Total square footage is recorded at 1,216 square feet. The top floor of the home is three bedrooms and one full bathroom which I learned was the standard Rodgers Forge layout. The main floor has a traditional floor plan with arched doorways and a formal dining room. The lowel level housed the family room, a modest office and a combination laundry room + storage area. The back yard (like most in the neighborhood) is fenced, so its very easy to let the dog out.

House # 2 was 339 Old Trail Baltimore MD 21212 offered by Mary Pat Fitzgerald of Coldwell Banker Residential Brokerage - Towson office. Listed for $285,000 this property had the most contemporary layout as the owners had removed the wall between the kitchen and dining room to offer an open plan feel. Built in 1956 and also measuring 1,216 square feet, the bonus about this particular home is that it has a formal parking pad off the back yard and backs up to open fields where children can play close to home. The points off? Only 1.5 bathrooms - not two. Most of the time I council my clients to purchase homes with two full bathrooms, I think its a key component of a successful marriage. The price difference between the first and the second property would allow a buyer to convert the half bath to a full bath. If I had to choose between the two properties I think I'd go for the second. That open plan upgrade between the kitchen and dining room is great for entertaining.

House #3 was 7049 Heathfield Rd Baltimore MD 21212-1506 offered by Andrea Conlan of Coldwell Banker Residential Brokerage - Roland Park office (my office). Like the other two properties this home was built in 1955 and measures a recorded 1,216 square feet. Priced at $240,000 this home is being sold on behalf of an estate, the property last changed hands 20 years ago. While this home was in need of updating, it was apparent that a buyer could move in right away and rennovate slowly as their schedule and budget allows. The negative with this house is that it only has one full bathroom, otherwise, the layout is virtually the same as the other two properties I had toured at a price discount of nearly $60,000. When asked for my formal feedback to share with the seller I noted that I thought it should probably be reduced to $235,000 for a quick sale so settlement could happen before the end of the year for tax purposes.

My final stop on my Rodgers Forge property tour was house #4 66 Murdock Rd Baltimore Maryland 21212-1744 offered by Dawson Nolley of Prudential Homesale YWGC Realty. Priced at $289,000 this house was built in 1944 and measured 1200 square feet according to the tax record (although I suspect it's a bit larger). This was my favorite house of the day because it was an end-of-group townhome with an attractive deck overlooking a large fenced side and backyard. The top floor once again had a classic Rodgers Forge three bedroom + one full bathroom layout however this was supplemented by an additional bedroom + full bathroom in the basement. Another detail that really "wowed" me was the beautiful marble counters and stainless steel appliances in the kitchen, very very nice. Where this property fell short is that it backs to an apartment complex. To my eyes it was a well maintained apartment complex, nevertheless, it was not as private as the other three homes I had previewed. Perhaps a few tall pine trees could cure this issue?

The Rodgers Forge community describes itself as "tight knit". This is a tricky label in real estate. I would be remiss if I didn't tell you what I really thought. I can easily show you examples of properties built in the same era in other parts of Baltimore County that sell for $100,000 less. Homes in neighborhoods with different demographics and different schools. Rodgers Forge is sandwiched between some upscale communities and it shares some of the same amenities such as shopping centers and houses of worship. It's probably best to define Rodgers Forge as a starter-home neighborhood for the upwardly mobile.

If you are raising young children and want to send them to a first rate elementary school while having all the resources of Baltimore and Towson Maryland a short distance from your home, Rodgers Forge, which is named for a 19th Century blacksmith, is a solid option. After all, Baltimore's own olympic champion Michael Phelps grew up in this very community.

I practice psychic real estate and I suspect many of us do. By “coming out” with this story I’m keenly aware that I’m making the case for myself being a fruit-loop. Psychic ability is like athletic ability, we’ve all got it, and some are more skilled than others. When you’re in the business of helping people find their new home a little bit of intuition goes a long way. The following is a true story that happened in Baltimore Maryland yesterday afternoon, names have been changed;

It was my first appointment with Monica*, she was referred to me by another client and while we had emailed back and forth we had not met until yesterday afternoon. She had sent her "wish list" and I had set appointments at 3 properties that I thought fit the bill. Currently Baltimore is having an inventory shortage so I let Monica know that it was my practice that to go beyond what is being offered in the multiple list and network in a target neighborhood to see if anyone is interested in selling who is not already on the market.

Before we left my office, I explained that I wanted to show her 4 properties however one had canceled.

We had been cruising around with the air conditioning on, yet as I turned onto a quiet street I decided to roll down the windows and get fresh air. As soon as I did that I saw a woman in her yard - her gaze met mine.

"Hello" I called out and waved, "I'm a real estate agent and we are just taking a look at this beautiful neighborhood". The woman took a harder look at us as I slowed the car to a stop and then said "I want to sell my house". I looked at my buyer, she looked at me and we parked the car.

Not wanting to be one of those typical pushy real estate agents, I played it cool, nevertheless I had this gut feeling that this was a special encounter. The house sat on a well tended corner lot across from a small private park. The woman introduced herself as Julie* and invited us in to see the house. Julie let us know that her husband had passed away over the summer and that today was the first day that she had gone outside to tend to her garden. As we entered the house a pie was cooling on the kitchen counter. The enticing smell of baked goods in a house are a favorite feel-good ploy of many a Realtor.

Without going into too many details, I can tell you that the house was EXACTLY what my buyer Monica was looking for. Julie's late husband and Monica are in the same profession, so the top floor of the house was specifically set up for her needs.

Monica turned to me (I was speechless) and uttered "surely you set this up?". (Nope, just fate at work). Monica and Julie got to know each other a bit more. They both are from Michigan* and upon further investigation, they both know many of the same people here in town. Julie let us know that her plans were to move to her vacation house and after six years of caring for her declining husband, she was ready to move on. Detail after detail unfolded, it seemed that this was truly meant-to-be.

Driving back to my office with Monica, I noted that we had in-fact been able to see four properties after all. The two of us chatted, I wanted to make sure that she did not feel any type of pressure to act on what had appeared to be stars aligning before our eyes.

The email I got from Monica a few hours later said it all "Rachel, I feel like I walked in and out of the GOOD Twilight Zone this afternoon !!?? Thank you so much for showing me the places and being at the right place at the right time to meet Julie".

I practice psychic real estate. What this means to me is that I take time to really look carefully and listen to what my clients are telling me both through their conversations and through their gestures and reactions. There is a great pleasure in seeing someone walk into a space that will become their future home. You can just feel it.

Real estate can be about destiny.

Affordable Neighborhood in Baltimore's Roland Park School District

Looking for an affordable neighborhood in Baltimore’s Roland Park School district? Get to know the Radnor-Winston neighborhood. Tucked behind Loyola University, it’s filled with 1920’s cottages and bountiful gardens. On a recent home search my buyers and I found properties offered for sale ranging from $165,000 - $299,000.

This house is a good example of the typical home you'll find in Radnor-Winston. Note the updated siding and new windows, the pride of ownership is evident. The average lot includes fenced back yards (perfect for dog owners!) covered front porches (perfect for porch swings!) and off street parking.

This 3 bedroom 2.5 bath 1927 property sold for $172,000 at the end of June 2012 with a $10,000 seller subsidy. I like the cedar shingles, a nice way to reinvigorate a siding clad house is to replace the siding with cedar shingles. To my eye it's a more authentic look. If you take a harder look at the market data you'll see that many homes have significant seller subsidy's as part of the transaction. Much of these subsidy's are negotiated credits from the inspection phase. Radnor-Winston has an older housing stock that needs updating. The type of heating and cooling systems affect the home prices, houses listed under $200K tend to have window unit and oil heat while houses above the $200K price-point are often equipped with central air and natural gas furnaces.

This property on Rossiter Ave just went "under contract" with a list-price of $191,000 it lasted just over 60 days on the market. Don't you just love the crepe myrtle tree bursting with Magenta blossoms at the curb?

This property on Rossiter Ave is listed for sale with an asking price of $226,000. It's got central air and new windows. Most peculiar it has an optional corn furnace in the basement in addition to its natural gas furnace. I think the curb appeal on this home could be improved. If it were mine I'd add an arts and crafts style porch light and consider paving the driveway. Inside its got a delightful wood burning fireplace and attractive french doors separating the living room from the dining room. It also has some great hardwood floors that could use refinishing.

Looking for something completely renovated? This property at 419 Winston Ave is priced at $299,000. Its got 5 bedrooms and 3.5 baths on a 16,000 square foot lot. Click HERE to watch a video tour. The rule of thumb for scoring property in this affordable neighborhood in Baltimore's Roland Park school district is to find a property as far from York Rd as possible. York Rd is a busy commercial street that serves as the northern most boundary of the Radnor-Winston neighborhood. The only points off I could give this property is it's a little too close to York Rd for my buyers. Once inside you'll quickly forget this flaw, the sellers truly did a beautiful job with the renovation.

This is the most affordable house in Radnor-Winston; 415 Radnor Rd Baltimore MD 21212 has been on the market for over 400 days currently listed for $165,000, it came on the market at $199,000. When we got up to the door cobwebs were covering the lock. This property is immediately next to a commercial building owned by Loyola University on York Rd. It was built in 1935 and features 4 bedrooms and 2 full baths. I think some fencing could really help this property. It's a great option for a budget conscious buyer. It shows reasonably well on this inside. The gutters on the back of this property are filled with leaves and weeds - someone better come clean those out soon otherwise there will be water problems that follow....

Here's an "only in Baltimore" moment, check out that 1978 Lamborghini parked behind that coachman RV in Baltimore's Radnor-Winston neighborhood. Does the car come with the house? I bet these owners are tons of fun!

If you happen to be a "foodie" you are going to love this location. It's minutes from Belvedere Square which is a sensational shopping and dining destination on York Rd. There is also a summertime farmers market withing walking distance; the Govanstowne Farmers Market operates on Wednesdays from 3-7pm June - August at 5104 York Rd at the Loyola University Transportation and Public Safety Headquarters.

Loyola University Maryland owns a lot of land south of Radnor-Winston and to the north of Radnor-Winston on York Rd. Being surrounded by a prestigious university is also a big vote of confidence for this community. You'll always have a steady stream of potential tenants should you choose to rent your Radnor-Winston property.

Roland Park Elementary School is a "blue ribbon" school as awarded by the Maryland State Department of Education. Parents and children alike love this school. If you are looking for an affordable neighborhood in Baltimore's Roland Park School district Radnor-Winston is an excellent option.
