2024 Housing Forecast: I just read a housing forecast for this year, and it is promising.   A quick look back at 2023 we have Year over year prices up 6.4% as of November and it looks like the full year will be between 6.8 and 7% once the data is released for December. For this year the appreciation forecast is for housing prices to go up another 4.5-5% in value with 15-20% more transactions in 2024 VS 2023.  Last week was the 6th straight week of improving rates with Fannies gaining 4/32nds by time the markets closed on Friday... Teeny little gain, yes, but a pretty solid week of positive trading. All together this recent drop has not only taken us to levels we have not seen since the all time lows last fall, but it has also made this one of the most affordable times to buy a home in almost 2 decades.
This week brings us a new list of data to chew on in a holiday shortened week.

When I first heard that the Battleship NJ was coming to NJ as a museum I was excited and looked forward to visiting it. Since it has been docked in Camden I have gone twice.  One time with the family, and one time I actually got to sleep on it with my sons Boy Scout Troop.
Unfortunately I don't have any idea where "my" pictures of the NJ are, here is one I took from the website: The site has many photos of the ship including some shots of it firing its 16" guns

Kim Kelley always posts the best photos, it may be a view... and often a sunrise (she gets up way too early! They are a little crazy on the left coast)

Most of my posts are about NJ activities... This one is about PA, our neighbor to the west. One of the best parts of living where I do is our proximity to so many great places, Just a little over an hour to NYC or Philly, and in this case just a few hours to the Lehigh Valley.

There is a lot going on in Seaside this weekend. first off Wednesday's fireworks were re-scheduled for tonight, 8/15/2008, due to wind conditions on Wednesday.  This should take place approximately 9:30pm depending on Weather conditions.

Perseid Meteor Shower: August 12, 2008
The Perseid Meteor Shower is just a few days away, it is one of Natures most reliable and consistent light shows. This year's Meteor shower is going to take place August 12th with the best viewing expected in the Wee hours of the morning after the moon sets.
As with most star gazing, light is NOT your friend, so you want to be in as dark a place as possible to view the meteors.  If you have never seen one, this is the time to see shooting stars!

Brick Township SummerFest Finale August 28, 2008
Brick promises that the SummerFest Finale will have a special display.  As in the past when Mother Nature has not cooperated, the same has happened this year, and the "missed" date will equal a Huge display for this years finale.
I have been to the Finale show on more than one occasion where it was twice the usual show which makes for even more fun.  This year's show starts with the usual concert at Windward  Beach on Princeton Ave in Brick. The artists will be Nikki Britt and James Otto.

Jimmy and the Parrotsis a Jimmy Buffet Cover band that has been performing around the country for over 9 years

The Department of Recreation announced that Jimmy and the Parrots will perform August 20,2008 at John F. Johnson Memorial Park. The Show is scheduled for 7:30pm and the park opens at 6pm
Grants from the New Jersey State Council of the Arts have made it possible for this concert to be FREE of charge! There will be Vendors and Food Services on site for the evening.

Not only are these guys tasty, but you now have an opportunity to earn $5 and $20 rewards if you catch a crab with a pink or yellow metal tag and you report finds to the research program.

Mortgage Insurance Changes
We have seen Private Mortgage Insurance rates climb.  We just received an announcement that the factors for Monthly PMI (the most common form of PMI) have gone up.
Why?  Much like any insurance company, they do not want to pay out... since they have been paying out more in the past year they have raised rates... You see similar issues in states that have had high pay outs on home owners insurance for storm damage, Fl, LA etc.... Even in NJ Home owners insurance is higher near tidal water because of hurricane pay outs in other states.

WOW! Great news, after I posted a blog on NJ beaches last week I stumble across an article in today's paper about my favorite beach, Island Beach State Park.  Men's Fitness magazine named  IBSP as on of the 10 hot spots to visit in the Summer. National Recognition... There goes the neighborhood!

Last week's interest rate improvements were mostly driven by a flight to quality.  As money was flowing out of a weak stock market investors have to find a safe haven which typically means the Credit Markets... Which is where Bonds and Mortgages are traded. As the money flows in, the price goes up which brings the yield down. (in the credit market it is an inverse relationship between price and yield)

I love my area in the Summer.  Most people pick on NJ when they really do not know what it has to offer.

Living in Ocean County NJ I have found that many of us "locals" do not take advantage of what we have to offer.  I was going to meet one of my Real Estate Agents (who is much more of a friend than just a business partner) for happy hour but we decided to bring a bottle of wine to the beach instead.
