realtor tip: Friday's Tip of the week, Enthusiasm. - 03/15/13 12:13 PM

Building Block Two of Coach Wooden's Pyramid of Success is titled “Enthusiasm”

He says:

“If we don't enjoy what we do, we won't be able to push as hard as we need to push for as long as we need to push to achieve our best. However, if we do enjoy what we do, and if we're enthusiastic about it, we'll do it better and come closer to becoming the best we can be.”

Don't you find it enjoyable to work with someone who's enthusiastic and enjoys what they do? Well so do your clients.  So … (6 comments)

5 Great Daily Habits for the New Year

Here's a fresh idea for the start of the New Year. Instead of trying to improve ourselves by trying to follow another set of New Year's resolutions, some life coaches and self-improvement experts suggest that establishing a few good habits on a daily basis can be much more effective. Good habits, practiced regularly, eventually help us grow in the right direction. Following are five great habits that can upgrade every area of our lives:  1. Keep moving. To improve your physical health, you don't have to join a gym or start … (10 comments)

realtor tip: NO ACTIONS=NO RESULTS - 12/17/12 10:29 AM
With only 9 business days left in 2012 I am sure we are all thinking about 2013
We all set goals each year around career, finances, health, friendships, family and more. As Lewis Carroll said, “If you don’t know where you are going any road will take you there.”
Take some time to look back at 2012. What goals did you achieve? What goals did you fall short of? What goals did you totally abandon?
To me, the point of goal setting is not to tie you down or make you feel like a failure if you don’t achieve them. Life … (9 comments)

realtor tip: As 2012 comes to a close, are you ready for 2013? - 12/12/12 12:12 PM

2012 is almost over... It is time to begin putting a plan together for 2013 so it is time to ask yourself some questions:
·         What worked well for you in 2012?
·         What did not work at all?
·         What new strategy do you want to try?
·         Where did your business come from in 2012?
·         When was the last time you reached out to your past clients?
·         Where can you improve?
·         What is your goal for 2013?
·         What didn’t you try in 2012 that you want to try in 2013

realtor tip: Monday's Business Tip: Refuse to Lose! - 04/16/12 11:47 AM

When times get tough it’s often easier to pull back from relationships and focus on the tasks at hand. We have a tendency to lose our focus. We confuse activity with productivity and busy-ness with business!

Don’t lose site of the big picture!

Your Goals – What are you aiming for and why are you "in the game." When you are focused on WHY you "enter the battle" every day, you will find that you can put up with almost any of the WHAT you have to do.

Your Customers – Make sure that your customers and … (6 comments)

realtor tip: Tuesday's Business Tip: Pulling Together - 03/27/12 12:27 PM

The greatest accomplishments in life are not achieved by individuals alone, but by proactive people pulling together for a common good. Look behind every winner and you will find a great coach. Look out in front of every superstar and you will see a positive role model. Look alongside every great achiever and you will find caring people offering encouragement, support and able assistance.Rising to this level of interdependent thinking can be challenging and difficult. Looking beyond oneself, asking for help or accepting help can feel risky. But people are not given life to simply take from one another.

realtor tip: ATTENTION NJ Agents: Continuing Education IS Here - 10/12/11 01:56 PM

Other than being a Mortgage Guy I am also Chair of the Ocean County Board of Realtors Education Committee...
Surprisingly there are still agents in NJ that do not believe they are required to go to school to keep their license. Well if you were licensed prior to July 1, 2012 YOU DO need 12 hours of CE to re-license for the next cycle.
This is the way NJ has broken down the requirements:
At least 6 hours must be  in the CORE topics:

realtor tip: Create Your Own Luck - 07/06/11 12:12 PM

Why do some people seem to have all the luck? They're always in the right place at the right time. Their businesses prosper. They get one fantastic promotion after another. They enjoy phenomenal success.
Let's focus on those who consistently achieve extraordinary results in their lives. Often, we attribute their accomplishments to random luck. However, in most cases, they've created their own luck.
The lucky 7 secrets to creating your own luck:
Be proactive. Have a dynamic, positive attitude. Possess a burning desire. Create crystal-clear objectives. Display incredible persistence and a long-term perspective. Demonstrate flexibility. Be a risk-taker.

realtor tip: Friday Quote: KEEP AT IT! - 01/21/11 03:48 PM
I wanted to share this quote, I thought it was very appropriate to the Real Estate World:
Keep At It:
A stone cutter hammers away at a rock sometimes 100 times without as much as a crack showing in it. But, after the 101st blow it may split in two. It was not the last blow that did it, but all that had gone before.
You may not get results the first time you do something. You may not even get results the 20th time you do something. But, all of your efforts will eventually add up to the result you're … (13 comments)

realtor tip: Keep your goals SMART! - 03/16/10 02:33 PM

Did you know that you can improve your chances of achieving your goals by 80% just by writing them down? With odds like that it makes you wonder why most of us do not write them down. Are we afraid to succeed?
There are a few pieces above and beyond just writing things down to keep your goals "SMART:
Specific: You must set a specific goal Measurable: Your goals must be measurable Achievable: Lets face it, if you set a goal you have to make it achievable! Realistic: We all want to be Bill Gates, or at least have his … (8 comments)

realtor tip: Are you making good Business Decisions? Are you a Constant Marketer? - 03/08/09 10:28 AM
Marketing to Your Clients for Life

Do you want to make one of the worst business decisions?  Probably not. Yet many of us in the Real Estate business do that every single day. Sporadic or Absent marketing is one of the worst Business choices a Real Estate Professional can make. Marketing is a core function in your business, it is NOT an optional one. If you are slow and only opt to start marketing because of your phone is not ringing, stop and rethink your plan, or lack of a plan.
Many see the Real Estate business as a one … (10 comments)

realtor tip: Why You SHOULD NOT Make a Low Ball Offer - 08/23/08 10:55 AM

I was reading Scott's blog this morning and a light bulb went off.  In this Media driven economy we have experienced for about 2 years our clients all seem to take what is written as gold, even though in most cases the Media pulls the most negative piece of information to report rather than reporting any good news. Below I have put together some information for you to be sure you understand the process, to help assure you are moving towards your goals and also explaining why a Low Ball Offer is probably not a good idea.
As a buyer … (23 comments)

realtor tip: Think and Grow Rich - 08/22/08 10:07 AM
This is a Negative review of the book.. I really did not like it at all.
I have had the book "Think and Grow Rich" , by Napoleon Hill, sitting on my desk for years and kept thinking that I need to Read it....  One of the Brokers in my area has it on his desk, he said he reads it about once a year.. so I finally decided to read it.
I took the book with me when I went to Camp this summer (I am one of the Scoutmasters for my sons Boy Scout troop, and actually posted a … (17 comments)

realtor tip: How good is your Pre Qual letter? - 06/21/08 12:04 PM
How good is your approval letter?
The pre-qual letter is only as good as the Loan Officer and the experience of the L.O.
If Your LO has experience and knows what questions to ask, and what answers should cause him to ask more questions... Then a Pre-qual can be as good as gold.
Unfortunately in today's environment there are MANY LOs that do not know how to qualify because of the type of products we had just months ago that just do not exist any more. Let's face it, the past 5-7 years built up a batch of folks in … (0 comments)

realtor tip: Prospecting Pointers - 06/19/08 04:25 PM

Repetition works. Repetition works.
We all know that a key part of prospecting is asking your current clients for referrals. But when do you ask? Consider boosting your chances by asking for referrals at:
•Ø     Contract Signing (make it an optional form at signing)
•Ø     Throughout the buying selling process (Include the referral conversation in general customer communications even in E-mails, when appropriate)
•Ø     At Closing (give clients an easy to complete and return form to take with them after you leave the closing table.)
•Ø     One month after closing (You will want to give clients a call anyway to … (3 comments)

realtor tip: Defeat Consumer Skepticism - 06/16/08 09:54 AM
Defeating Customer Skepticism
Advertisers' daily assaults have left some potential customers with a high degree of skepticism. Win over doubting customers by implementing the following tips:
Don't deliver a canned sales pitch. Building rapport creates a connection of trust and honesty with customers. Use open-ended questions to get close to customers. After a few minutes of conversation to create empathy with your client, focus your discussion on customer needs and beliefs.
Understand your offerings. Nothing makes customers more leery than agents who don't comprehend their own properties. Know how property benefits will appeal to customers' unique needs. Be prepared to share … (2 comments)

realtor tip: Keep Your Deals Alive - 06/13/08 09:36 AM
When Was Your Buyer Last Qualified?
In today's ever evolving world of mortgage guidelines it is important to be sure the buyer you are putting in the car this weekend is still able to get a loan.
In the past year I have seen more guideline changes than I have seen in the past 20 years. It is hard for us "mortgage guys/gals" to keep up.
I spent quite a bit of time speaking with a broker of a Century 21 in my area yesterday.  He has had transactions falling apart because of a domino a few deals deep not falling. … (14 comments)
