There have been rumors that the USDA was making changes this Fall, and they made it official this week with a formal announcement on August 1st.
The upfront Guarantee fee for a Purchase remains the same at 2% while the Annual Fee will increase from 0.3% to 0.4%
In Dollars and Cents: on a $200,000 mortgage the Monthly fee will climb from $50/month to $66.67/month
While that is an increase, it is still significantly cheaper than an FHA loan which is currently $208.33 for a $200,000 loan.

Bad week for rates.
This morning the Employment report came in much better than anticipated and there were revisions to previous reports that in effect show the jobless report is not as bad as originally thought.
Today the market was expecting a report that would show a loss of 130,000 jobs and a 10.2% Unemployment rate. The actual number was 10% with only 11,000 jobs lost for the month.
This causes a sell off in the credit markets that drive the price down and the yield up.

Well, Last week ended up being much better than I thought it would be. Traditionally we get a bit of a smack on holiday extended weekends, but this time we have to thank Dubai for tossing enough insecurity into the markets to cause a flight to quality that pumped a few extra dollars into our credit markets. Happy Turkey Week!
Last week ended up being another positive one with Fannies ending up 6/32nds better than the previous week. If you are keeping track, that makes 4 positive weeks in a row bringing us back close to the Low LOWS we saw last spring. This is a short week which has some issues in itself that can cause a bump in the road that can move rates.

Below are 2 charts showing a LONG history of interest rates.
The most recent history shows the past 20 years with an average interest rate on a 30 year fixed of 7.47%. The average over the past 40 years is 9.47%. The second chart is the 200 year history of Long-Term US Government securities,(prior to 40 years ago there was no consistent means of tracking Mortgage rates since there was no trading of MBS. With a stronger than expected employment report, what happens to rates?
July employment report with Non farm payroll was expected -340,000, Jobless rate up to 9.7% and average hourly earnings +0.1%. was released at 8:30am and it was much stronger than expected with only 247,000 jobs lost and the actually jobless rate dropped to 9.4%. (did I really just type "only 247k jobs lost?)
The knee jerk reaction in the Mortgage Backed Securities market was a quick sell off, ahead of the report the market opened slightly positive at +1/32 and immediately following was off over 20/32nds and was fast approaching 30/32nds when … (5 comments)
