A buyer and their agent should ask specific questions about the short sale negotiations and the seller's current situation, before they make their offer:
Who will be negotiating the short sale? How many short sales have they negotiated?
How do they plan on communicating with the buyer throughout this process?
How many mortgages/liens on the property and who are they with?
Is the seller delinquent on the mortgage and is there a foreclosure date set?
Is the seller in bankruptcy?
Is the seller willing/able to contribute cash towards the short sale or sign a promissory note?

A few weeks ago I wrote a blog about the National Flood insurance program expiring the end of March. Well we just got a little bit of good news:
President Obama signed emergency legislation last night which allows insurance agents to write flood insurance policies again. Therefore, restrictions regarding properties located in a flood zone are lifted.
this is only temporary, I am getting conflicting info here, one of my sources says it is ony extended for 30 days, and the NAR says it is extended until May 31, 2010. I would bet that the National Association of Realtors is

March is student art month at the Toms River branch of the Ocean County Library. This annual month-long display features more than 500 works by art of students, grades K-12 in the Toms River area schools.
A reception for teachers, student artists, friends and families will be held on Tuesday, March 4th at 6 p.m. Artwork will be displayed in the McConnell gallery, first floor lobby and Children's Department, and the second floor gallery area for the entire month.

It is estimated more than 3 million Haitians are in need of assistance.

This is some great news. PMI Companies have caused many of the guideline changes we have experienced over the past few years since they were not willing go offer PMI on anything that had risk at all.

TOMS RIVER - Alternative rock star Sarah Bettens will perform a free concert at the Toms River branch of the Ocean County Library (101 Washington Street) Saturday Sept. 12 at 2 p.m.
Bettens first earned recognition as the lead singer of K's Choice. The group, originally from Belgium, earned gold and platinum records in Europe. Their international hits include "Not An Addict," "Believe," and "Almost Happy."

Mortgage Interest Rates, and the events on the calendar that may move them
This week has a little bit of everything to keep the markets entertained: From Auctions to they typical monthly data keeping things moving.
Last week ended up a mixed bag with some nice UP days and some not so nice DOWN days, by the end of the week we only lost 1/32nd in the price of Fannies close enough to "Unchanged" that from Friday to Friday there was not much to worry about. This week is a tough one to call, but I expect more of the same

If you took a look at last Friday's postyou will see an example of an Unchanged week that was all over the map on a daily basis. We had some bright spots and some dark scary spots last week but literally ended up absolutely even on Fannies from Close of Business Friday to Friday. This is a fairly busy week with a busy calendar, but Treasury activity is likely to be the biggest influence.

It is rare that we see good news reported in the media, so here is some REAL information you can share with your clients.
May foreclosure filings were down 6% from April. This was the first month-on-month decline since January. On top of that, the drop would have been larger except for increases in just a few states.Keep in mind that the bulk of foreclosures are concentrated in a few areas:
If you take out the four states with the highest number of foreclosures, the remaining 46 states had only 1% of mortgages in foreclosure, according to the Mortgage Bankers Association.

Ocean County Library's FlowerFest starts this Saturday at 11 a.m. at the Toms River branch, 101 Washington Street.
The annual festival features Mike McGrath, author and host of the weekly Public Radio program "You Bet Your Garden," at noon and 2 p.m. The radio program reaches an average of 50,000 listeners in Pennsylvania, New Jersey and Delaware on WHYY-FM. He will sign copies of his book between his presentations.
Several local experts will present programs during the festival.

This may seem to be a boring post, but I think it is an important one. As we all know: Wells need to be tested and are often only tested when some one buys a home. Beware of Foreclosure Scams.
I was chatting with a few attorneys, mortgage guys and a Fraud investigator this morning and we have all noticed some scams floating around. One big issue is the news and the predators it creates. Most lenders do not have the home affordable guidelines in place. I spoke with 4 loan Officers from different companies today and none of them have the details yet for how Uncle Sam's plan will be implemented, but we all feel we should have details with in a week or two. Ocean County Library to host video game events
The Toms River Branch of The Ocean County Library will host an all-day video game event, including three video game tournaments, beginning at 10 a.m. Saturday April 25 in the Toms River branch (101 Washington Street.)
Children between the ages of 8 and 12 will compete in a Super Mario Kart tournament at 10 a.m. Teens between 12 and 18 will compete in Super Smash Brothers Brawl at 10:30 a.m. And a Battle of the Rock Bands for all ages will start at 3 p.m.
