My favorite Lakes Region Real Estate Market Report of the whole year is definitely the year end waterfront report. It is exciting to see what homes sold, where they were located, and how much they went for. I focus only on the sales on Winnipesaukee and Winnisquam because they have the bulk of the sales and therefore they are a pretty good barometer as to how well the market is doing. The number of residential homes on the market in the Lakes Region of NH has dropped ever so slightly from 1313 last month to 1301 listings available as of October 1. This represents a 23 month supply of homes on the market and that it is daunting number of homes to sell. And while there are a lot of homes available in each price range, it is interesting that the percentage of affordable homes, those in the $100,000 to $200,000 range, has been increasing yearly from 16% in Oct 2006, to 18% in Oct 2007, to 22% currently. Price well, sell soon... Unfortunately, the month of April won't be remembered as the month that things turned around in the Lakes Region of New Hampshire as far as home sales go. The sales that closed in April were a result of buyer activity in February and March so it isn't very surprising that the numbers came in so low. Most REALTORS in the Lakes Region will attest to the fact that there really wasn't much going on in those two months other than shoveling and cleaning up after seemingly endless snow storms. Giant Attitude The total number of residential listings available as of February 1 for the eleven towns listed in the Lakes Region of NH came in at 793. That compares to 736 last February and 778 in January. It certainly feels like the market is getting a little busier here in the Lakes Region of New Hampshire since the holidays. A number of other agents, home inspectors, and mortgage brokers also have commented that they are seeing increased activity. Lakes Region of New Hampshire Condominium Sales Our real estate market in the Lakes Region of New Hampshire depends tremendously on second home and vacation home sales. Condominium sales are a big part of that category. Condos are often a more affordable option for many buyers. They also appeal to buyers that want to vacation in the Lakes Region without the hassle of maintaining a home. We'd all rather be enjoying outdoor activities in the summer rather than mowing the lawn or staining the deck! A New Year... The total number of homes changing hands in the eleven towns listed came in at 42 in December of 2007 compared to 61 in December, 2006. Not a great finish to a not so great year for real estate as far as the number of sales are concerned. In Belknap County the total number of sales was off almost 14% this year compared to last year but the total sales volume was down only about 4%. This results in an actual increase in the average sales price for homes in the county increasing from $328,694 to $366,004. That is about an 11.5% increase. But don't (1 comments)

The New Hampshire Advantage The temperature drops and so do the number of presidential candidates and homes available. All normal occurrences in New Hampshire at this time of year. In the towns listed, we are down to 778 listings as of January 1, 2008 which is a little higher than last January's tally of 723. Like any other market, home sales are subject to the laws of supply and demand. So a lower inventory is always good for those looking to sell.
