There were 59 single family homes sold in February in the twelve towns covered by this Lakes Region of NH real estate report. The average sales price came in at $209,025 with 72% of the sales coming in under the $200,000 mark. That’s an 18% increase over the 50 sales last February although the average sales price took a slight drop from the $216,025 amount posted last year. For the first two months of 2012 the total number of sales in these towns are up 22%. Not a bad way to start the year off!

The residential home inventory in the communities in this Lakes Region market report dropped from 1,399 properties for sale last month down to 1,336 as of October 1. That total is still 7% higher than last October 1 and keeps us at a 22 month supply of homes. The average asking price stands at $518,193 with a median price point at $264,950 compared to an average $569,141 and a median price of $289,900 last October 1.

Residential homes sales in the Lakes Region communities covered by this market report jumped a healthy 23% in August compared to the same month last year. There were 83 sales last month at an average of $330,718 compared to 67 last August at an average of $411,780. A 23% increase in sales is welcome news but one month doesn’t make a trend. It seems like $199,900 used to be the most popular price if you really wanted to sell your home. That number always worked! Finding a house just under that $200,000 mark always seemed like such a bargain, right? I spent a little time on the computer during Hurricane Irene and found that there were 19 homes listed in our area towns at $149,900. There were 15 were listed at $199,900. For the month of July, 2011 there were 70 residential home sales at an average price of $309,586 in the communities in this Lakes Region real estate report. That’s actually a pretty good 14% bump over the 61 sales last July at an average of $262,390. I was getting a little concerned about the lack luster sales over the past several months, but this is certainly an improvement. As the dog days of August heat up, there are 1412 single family homes on the market in the communities in this Lakes Region real estate report. That’s up from 1344 on the market last August 1. The average asking price is down from $539,186 last August 1 to $517,674. The median is also down from $279,950 to $269,000. The homes on the market represent a 22.8 month supply at the current sales pace. That, as you might guess, is also up from last August. There were ten waterfront sales during the month of July, 2011 on Lake Winnipesaukee at an average price of $1.223 million. That’s up from the six sales on the big pond last July at an average price of $955,333. Half of the sales for both months were over the $1 million mark but this year’s average was bumped by a nice $3 million new construction sale on Governor’s Island in Gilford. Yeah! Summer is really here. The temperature is heating up and it finally feels like it is lake weather. It’s time to get out on the boat and enjoy it. There were twelve waterfront sales sales on Winnipesaukee in June which is a 50% increase over June of last year. That’s pretty encouraging! And there were some large sales, too! In fact ten of the twelve sales were over the million mark. There were three sales in the $2-3 million range and one over $4 million. There were 77 residential home sales last month in the communities listed in this Lakes Region real estate market report. That’s down a bit from the 88 sales last June. But the average sales price came in considerably higher at $476,304 compared to $292,586 in June 2010. The higher average seems to have originated from a strong month in Moultonborough where seven sales closed in excess of $1 million. Not a bad month there with 19 sales at an average of $1,072,761! Sales of residential homes in the Lakes Region  of NH were surprisingly strong in February with fifty transactions compared to just thirty four last February. Given the fact that we were up to our eyeballs in snow in January, that is pretty remarkable to me. The average sales price came in at just $216,920 compared to $279,480 last February. That drop is due to the fact that we had no sales over $1 million last month but had two last February. As usual, just about half the sales recorded were under $200,000. February was a pretty good month for waterfront home sales on Lake Winnipesaukee with six propertiessold at an average price of $467,667. The monthly sales average was low because there were no million dollar sales last month. Last February there were only three sales on the lake, and two of the three sales were over the $1 million mark so the average was considerably higher at $1.248 million.

Residential home sales in the Lakes Region are off to a bit of a slow start in 2011 with only 37 sales posted in the towns in this report. That’s 16% off the total of 44 sales posted last January but one month doesn’t make a trend…at least I hope. The average sales price was also down from $377,781 last January to $305,926. This was a really great week, if you like snow. Driving into Laconia on the day of the most recent of one too many snowstorms was like sledding into an Eskimo Village above the arctic circle. The main differences were that I didn’t see any polar bears lurking nearby, our igloos have flat or peaked roofs rather than round, and plow trucks were the only thing moving instead of sled dog teams. There were 59 homes sold at an average price of $369,112 during the month of December in the communities in this Lakes Region report. That's down some from the 68 sold in December 2009, but the average price is up considerably from $290,008. As usual, more than 50% of the sales were below the $200,000 mark with five waterfront sales over the $1 million mark helping to lift up the average sale price.

As of January 1, 2011 there were 940 homes on the market in the communities in this Lakes Region real estate report. That’s down from the 1070 homes on the market last month, but up from the 869 homes on the market as of January 1, 2010. While the total number of homes on the market is currently higher than last year, we have had an increase in the number of sales. The average asking price came in at $551,228 and the median asking price was $285,000. This inventory level represents 19 ¾ months worth of homes on the market. That is down slightly from the 22 months worth of homes available last July 1 but we still have a long, long way to go to get back to a reasonable level somewhere in the 6 month range.

The average asking price stood at $578,941 and the median sales price was $299,000. This equates to a very high 19¾ month’s worth of inventory on the market (just in case you are wondering why it is taking a long time for your home to sell). There were 1169 residential homes available as of May 1 in the communities in this Lakes Region of NH real estate report. That is up from the 1083 homes that were on the market in May 2009. The current inventory level represents an 18.4 months supply of homes on the market.
Home sales will have to increase significantly in order to bring this high inventory level down to a more reasonable level.
