There were 64 residential home sales in March in the twelve towns listed in this Lakes Region of NH real estate report. That's a 12% increase over last March. The average sales price came in at $314,161 last month compared to just under $300,000 last year. There were four sales over the million dollar mark bolstering the average sales price. Exactly 50% of the sales were under $200,000. For the first quarter of 2012, there were 171 residential single family home transactions.
Sales are up 18% for the quarter compared to the first quarter of 2011 and 24% over 2010! … (0 comments)

There were 59 single family homes sold in February in the twelve towns covered by this Lakes Region of NH real estate report. The average sales price came in at $209,025 with 72% of the sales coming in under the $200,000 mark. That’s an 18% increase over the 50 sales last February although the average sales price took a slight drop from the $216,025 amount posted last year. For the first two months of 2012 the total number of sales in these towns are up 22%. Not a bad way to start the year off!

That total is still 7% higher than last October 1 and keeps us at a 22 month supply of homes. There were 77 residential home sales last month in the communities listed in this Lakes Region real estate market report. That’s down a bit from the 88 sales last June. But the average sales price came in considerably higher at $476,304 compared to $292,586 in June 2010. The higher average seems to have originated from a strong month in Moultonborough where seven sales closed in excess of $1 million. Not a bad month there with 19 sales at an average of $1,072,761! There were five waterfront homes sold on Squam Lake in 2010 at an average sales price of $2,029,000. They were on the market an average of 323 days before finding a buyer which is really not all that long in this market. While having just five transactions on the lake for the whole year is not something to get real excited about, it is far better than just the two transactions that we had last year. Crazy people are up at 4 a.m. running around the stores in the Lakes Region trying to find that special item to buy before they are all gone. While there is not a lot of new home construction going on in the Lakes Region of NH, it is nice to see that there are some homes being built despite the depressed housing market that we are currently struggling through.
