nh real estate: 3 Keys to $elling Your Home: Marketing, Price, and the Buyer Pool - 01/30/12 03:31 AM
The successful sale of any home in today’s somewhat trying real estate market can be broken down into distinct components that are inexorably linked together; (1) marketing the property, (2) the available pool of willing buyers, and (3) price.
Unfortunately, these three components often get blurred and home sellers get confused and discouraged when their home doesn’t sell. They always ask why are so few buyers looking, why has it been on the market so long, and why is no one at least making an offer? Any offer! It is logical that if you have a property for sale and you … (3 comments)

In December of 2010 there were just 59 sales although at a higher average sales price of $369,112. Sales above the $400,000 mark were strong with 15 waterfront sales that closed in December. nh real estate: Homes Have Feelings, Too... - 12/24/11 02:10 AM
There were 60 single family residential home sales in the towns covered by this report in November, 2011. That’s just off the 63 sales last November although the average price was down from $365,623 to just $263,025. There was only one sale over the million dollar mark last month compared to five in November 2010 which contributed to that significant drop in the average sales price. Sales under $200,000 continue to make up over 50% of the transactions while the $300-400,000 range is still struggling badly. Year to date, our total sales are off by just thirty transactions from last year … (3 comments)

nh real estate: Good Deals = Quick Sales - 09/22/11 03:27 AM
Residential homes sales in the Lakes Region communities covered by this market report jumped a healthy 23% in August compared to the same month last year. There were 83 sales last month at an average of $330,718 compared to 67 last August at an average of $411,780. A 23% increase in sales is welcome news but one month doesn’t make a trend. On a rolling twelve month basis we are still off last year’s pace…just a bit. For the twelve month period ending 8/31/10 there were 772 sales at an average of $312,389. For the twelve month period ending 8/31/11 there … (1 comments)

nh real estate: Concede to Succeed - 09/11/11 06:34 AM
According to Dictionary.com: con•cede  [kuhn-seed] verb, -ced•ed, -ced•ing. verb (used with object)
1. to acknowledge as true, just, or proper; admit: He finally conceded that she was right.
2. to acknowledge (an opponent's victory, score, etc.) before it is officially established: to concede an election before all the votes are counted.
There are many times in life that you need to make compromises. You’ll find that you may have to give something to get something. You may have to concede something in order to succeed in something. It is no different in a real-estate transaction. Sometimes a home seller can lose … (2 comments)

nh real estate: More Lakes Region Home Deals - 09/02/11 07:06 AM
It seems like $199,900 used to be the most popular price if you really wanted to sell your home. That number always worked! Finding a house just under that $200,000 mark always seemed like such a bargain, right? I spent a little time on the computer during Hurricane Irene and found that there were 19 homes listed in our area towns at $149,900. There were 15 were listed at $199,900. Maybe $149,900 is the new $199,900? The most popular price, however, was $239,900 with 32 homes listed there. That number has a nice ring to it, too don't you think? Those … (0 comments)

nh real estate: What color is your dream home? - 08/25/11 08:00 AM
According to what I have read on-line, the most popular house color, not surprisingly, is white. All you have to do is look around good old New England and you can see quaint villages full of white houses, churches, and town buildings. According to one article, 37% of homeowners would choose white as the predominate color if they were to repaint the exterior of their home.
I’d say white is pretty popular here in the Lakes Region, but does one color home sell quicker than another? I found that people don’t really shop for a particular color home as it can … (2 comments)

nh real estate: Strong (er) Residential Homes Sales in July - 08/21/11 10:34 AM
For the month of July, 2011 there were 70 residential home sales at an average price of $309,586 in the communities in this Lakes Region real estate report. That’s actually a pretty good 14% bump over the 61 sales last July at an average of $262,390. I was getting a little concerned about the lack luster sales over the past several months, but this is certainly an improvement. On a rolling twelve month basis we stand at 743 sales as of 7/31/2011 with an average price of $338,626, a median price of $196,000, and average time on the market of 147 … (0 comments)
