nh real estate: 2010 Lakes Region of NH Real Estate Market/Weather Forecast - 01/07/11 02:42 PM
As of January 1, 2011 there were 940 homes on the market in the communities in this Lakes Region real estate report. That’s down from the 1070 homes on the market last month, but up from the 869 homes on the market as of January 1, 2010. While the total number of homes on the market is currently higher than last year, we have had an increase in the number of sales. That effectively drops the supply down to a 12 month’s worth of homes on the market compared to 14.5 months worth last January 1. That’s about as low as (2 comments)
Every now and then, just by chance, you discover something new, special, and unexpected about the Lakes Region. This month, I discovered the Chamberlain-Reynolds Memorial Forest. It is really a special place and I bet most area residents have never ventured there. I have a home for sale on Dog Cove on Squam Lake and thought I would try to get a picture of the home from the other side of the cove. The New Year, quite unexpectedly, just doesn’t happen. Do you think people might get a little upset? OK, so the holiday shopping season starts off with Black Friday and now we have Cyber-Monday to boot! Crazy people are up at 4 a.m. running around the stores in the Lakes Region trying to find that special item to buy before they are all gone. I'm not sure which are the hottest items but I am sure there will be plenty of iPods, iPads, iPhones, flat screens, Xboxes, Wiis, Kindles (and some candles), Nooks, Droids, Blackberries, digital this and digital that sold over the next week. While there is not a lot of new home construction going on in the Lakes Region of NH, it is nice to see that there are some homes being built despite the depressed housing market that we are currently struggling through. It is even nicer to see that some of the developments are actually moving product! The busiest new home development right now is the Villas at Paugus Bay off White Oaks Road in Laconia. These are entry level modular homes priced starting in the 160’s and offered with either two or three bedroom floor plans, two baths, stainless steel appliances, (1 comments)

June was a pretty good month for Winnipesauke waterfront sales with a total of eight happy new homeowners finding a home to dock their boats on the shores of the big lake. This doesn’t quite measure up to the eleven sales last June, but the average sales price came in higher at $1.38 million compared to an average of $771,773 last June. There were five sales over $1 million last month compared to three last June. The least expensive home that sold on the lake was at 56 Braun Bay Road in Moultonborough. The residential home inventory stood at 1277 homes available as of July 1, 2010 in the communities in this Lakes Region of NH Real Estate Market Report. The average asking price came in at $551,228 and the median asking price was $285,000. This inventory level represents 19 ¾ months worth of homes on the market. That is down slightly from the 22 months worth of homes available last July 1 but we still have a long, long way to go to get back to a reasonable level somewhere in the 6 month range. I was searching the MLS last week for a home between $250,000 and $450,000. A home that you would consider to be of high quality, great condition, wonderfully maintained, and that has lots of character and charm. A home that I would call special. I was only looking in three or four specific communities but I really didn’t come up with much. Undaunted, I broadened the search to include all the homes in Belknap County and Moultonborough New Hampshire regardless of price. Fortunately, the MLS search system we use allows me to search for very specific keywords within the public (0 comments)
It is the 87th Anniversary of the Laconia Motorcycle Rally and thousands of bikers have descended on the Lakes Region to enjoy the scenery and hospitality of the area. Today’s motorcycle enthusiasts are a far cry from the early days. As of June 1, 2010 there were 1256 residential homes for sale in the communities in this Lakes Region market report. The average asking price stood at $578,941 and the median sales price was $299,000. This equates to a very high 19¾ month’s worth of inventory on the market (just in case you are wondering why it is taking a long time for your home to sell). In June of 2008 there were 1128 homes for sale and in June of 2009 we edged up to 1170. The average listing price has increased from $533,339 in June, 2008 and $562,780 (0 comments)

Memorial Day is upon us. Everyone thinks of it as the start of the summer season and a great reason to get together with family and friends and have a huge barbeque. It is also common to include lots of beer in the festivities which allows the attendees to loosen up for New Hampshire’s unofficial sport of kings: horseshoes. Memorial Day is certainly a great day to relax, unwind, and appreciate what we all have and often take for granted. You have to take this job very seriously or you won’t survive. It also helps to be a little crazy. There were 1169 residential homes available as of May 1 in the communities in this Lakes Region of NH real estate report. That is up from the 1083 homes that were on the market in May 2009. The current inventory level represents an 18.4 months supply of homes on the market. Home sales will have to increase significantly in order to bring this high inventory level down to a more reasonable level. "Ice-Out" on Lake Winnipesaukee was officially declared on Wednesday, March 24, 2010 at 2:00 pm and was the earliest ice out ever recorded. While the global warming advocates will undoubtedly point to rising temperatures caused by increased concentrations of greenhouse gases, I know better. The following statistics will prove beyond a shadow of doubt that the early ice out was caused by an unseasonably hot month of waterfront sales! Well, at least compared to last March when there was only one sale on the Big Lake. We had eight sales on Winnipesaukee with an average sales price of $1,020,675 last (1 comments)
April showers bring May flowers and more real estate listings, but the unseasonably warm and sunny days have also brought out the buyers. Let’s hope they actually buy something! The number of single family homes in the towns in this Lakes Region report jumped from 993 last month to 1070 as of April 1. That number is also up compared to the 1000 homes listed as of April 1, 2009. Based on the number of homes sold in the last 12 months, this total is equivalent to 17 months worth of inventory.
