There were 64 residential home sales in March in the twelve towns listed in this Lakes Region of NH real estate report. That's a 12% increase over last March. The average sales price came in at $314,161 last month compared to just under $300,000 last year. There were four sales over the million dollar mark bolstering the average sales price. Exactly 50% of the sales were under $200,000. For the first quarter of 2012, there were 171 residential single family home transactions. Sales are up 18% for the quarter compared to the first quarter of 2011 and 24% over 2010!

The residential home inventory in the communities in this Lakes Region market report dropped from 1,399 properties for sale last month down to 1,336 as of October 1. That total is still 7% higher than last October 1 and keeps us at a 22 month supply of homes. The average asking price stands at $518,193 with a median price point at $264,950 compared to an average $569,141 and a median price of $289,900 last October 1. Residential homes sales in the Lakes Region communities covered by this market report jumped a healthy 23% in August compared to the same month last year. There were 83 sales last month at an average of $330,718 compared to 67 last August at an average of $411,780. A 23% increase in sales is welcome news but one month doesn’t make a trend. Sales of residential homes in the Lakes Region of NH were surprisingly strong in February with fifty transactions compared to just thirty four last February. Given the fact that we were up to our eyeballs in snow in January, that is pretty remarkable to me. The average sales price came in at just $216,920 compared to $279,480 last February. That drop is due to the fact that we had no sales over $1 million last month but had two last February. As usual, just about half the sales recorded were under $200,000. There were 957 homes for sale at an average asking price of $552,033 in the towns listed in this Lakes Region real estate market report as of March 1, 2010. That is slightly lower than the 993 homes available last March which had an average price of $583,496. The current level of inventory represents a 12 month supply of homes on the market. This was a really great week, if you like snow. Driving into Laconia on the day of the most recent of one too many snowstorms was like sledding into an Eskimo Village above the arctic circle. The main differences were that I didn’t see any polar bears lurking nearby, our igloos have flat or peaked roofs rather than round, and plow trucks were the only thing moving instead of sled dog teams. April showers bring May flowers and more real estate listings, but the unseasonably warm and sunny days have also brought out the buyers. Let’s hope they actually buy something! The number of single family homes in the towns in this Lakes Region report jumped from 993 last month to 1070 as of April 1. That number is also up compared to the 1000 homes listed as of April 1, 2009. Based on the number of homes sold in the last 12 months, this total is equivalent to 17 months worth of inventory. Sign of the times... There was an article in our local newspaper about a proposed sign ordinance in the Town of Gilford of NH that could possibly eliminate the placement of real estate directional signs on street corners Being a REALTOR©, it made me think a bit. Just about every REALTOR© in the world uses directional signs when needed or when the sellers want them. But I wondered whether these signs really help to sell a home in this market or if the colorful, clashing, and tacky menagerie of signs on many of the street corners makes the market look worse

This time of year you tend to see a lot of ghosts, goblins, ghouls, and witches on the streets of the Lakes Region of NH. There are also a lot of haunted houses and scary mansions with dark and dusty dungeons full of cobwebs, musty smells, and sinister shadows.
