2 calls today - Both super Bizarre -

Early this afternoon I received a call from it went a little something like this:

ME (Rebecca Savitski): This is Rebecca how can I help you?

Caller: Um yeah we are looking for this subdivision in Granville County we saw on the web, can you give us directions.

ME (Rebecca Savitski): What subdivision are you looking for?

Caller: We found you on Google and read about your sale? And are interested in this subdivision umm its umm..........

ME (Rebecca Savitski): Okay, lets narrow this down give me an idea of what you are looking for so that I can help you with directions for the subdivision and show you the available properties.

Caller: Thats not necessary we are meeting our Agent at the property, thanks anyway?

Click: Was this a joke? Was someone playing a practical joke to see if I could convert this into a sale? Be honest who is behind this!!!!!

ME (Rebecca Savitski): This is Rebecca how can I help you?

Caller: I am in front of this home can you show it to me?

ME (Rebecca Savitski): Ok which home? Who are you?

Caller: 555 Main Street Wake Forest?

ME (Rebecca Savitski): Can I have your name and number I am pulling into the office to gather the necessary information, I will call you back in a few minutes.

Caller: No problem, I will stay here and wait for you to call back.

In the meantime I pull up the address (it doesn't exist) I pull up by street (the street doesn't exist). I call the number back I get this message: "The number you are dialing is no longer in service"

Very freaky day. I am hoping its all just someone being funny but am being very very very careful.

Rember to stay safe while trying to sell Real Estate. Crooks know are need to support are families and to take risks just remember to always be safe..

Raleigh area buyers - the list price is just a thought!

The list price really doesn't mean too much these days. Its a starting point. It gives you an idea of how much the seller would like to sell for, but it doesn't really mean that much anymore.

Lets face it with 18 months of inventory buyers can afford to shop around for the best value. With multiple homes in a neighborhood buyers can make offers on multiple properties until an offer is accepted.

Everyday I examine my "Hot Sheet" (data collected from the Triangle MLS with closed sales, new listings, pending sales, expired sales and change of price) and noticed a few things.

Not that long ago in the Raleigh area sellers were able to receive 97%-100% of their asking price. Even when other parts of the country where experiencing soft markets Raleigh area sellers were still able to receive close to list price. Today buyers are being aggressive. The few buyers that are in the market for a home realize they have buying power.

Today I noticed 3 homes closed on Trades.

1 home was listed at $849,000 and sold for $750,000 (Inside the Beltline)

It doesn't matter the price range see a few examples from closing reported on 1/2/2009 these sales are new and resales throughtout Raleigh, Cary and Wake Forest. This information is not scientific I haven't analyzed it, I did not pick out specific sales just random sales to point out the trends I am noticing and experiencing.

Blackeyed Peas and Collard Greens = Prosperity in 2009

I have said it: This year will be Amazing! I have had my blackeyed peas and collard greens. I feel it in my bones I finally feel some positive energy on the news.

Wallstreet is relieved its 2009.

George W. is relieved its 2009.

Sellers across the country are relieved its 2009.

Buyers are relieved its 2009.

And most of all I am so excited, to be out with the old and in with the new!

So eat your blackeyed peas and collard greens, enjoy the holiday and be prepared for a prosperous and new 2009.

New Construction - Builder building a Spec Home in Wake Forest NC!!!

One of my Builders has been breaking ground for the past week. He's starting a spec home his 1st spec home in 18 months.

For the past 18 months he has been doing

• Additions
• Renovations
• Handyman Work
• Helping Neighbors
• Being Mr. Mom

Over the Thanksgiving dinner he realized "enough is enough"

In order to get the economy he could not sit around and wait. He needed to build, He needed to focus on what he is great at, it was time for him to build again. Against the advise of main stream, it was time to draw plans, talk to his Real Estate Advisor and to start producing.

After analysing the data and preparing the financials he is building a 2600 square foot transitional country home. The home is located on Graham Sherron Road in Wake Forest NC 27587, and will be listed in a few weeks.

His theory on building a Spec Home in Wake Forest in early 2009, its his duty to keep the economy moving. Instead of buying a flat screen tv he has decided to focus on Real Estate.
