One of my Builders has been breaking ground for the past week. He's starting a spec home his 1st spec home in 18 months.
 
For the past 18 months he has been doing
Additions Renovations Handyman Work Helping Neighbors Being Mr. Mom Over the Thanksgiving dinner he realized "enough is enough"

There are a lot of factors to consider when pricing raw land for sale.
1) Location
2) Can it be subdivided
3)will it perk
4)restrictions
5)neighbors
6)zoning
Land can be a challenge you can never be 100% until the offers start coming in, what I have noticed is that the majority of land offers will initially come in substantially low.
Example listed  @ $165,000 yet buyer offers $95,000
