West Chester, PA: One of the 25 Best Affordable Suburbs to Live In - 12/21/06 05:46 PM
Recently (November 16, 2006) BusinessWeek.com named West Chester, PA (Where my office is located!) as one of the top 25 best affordable suburbs to live in.  Good Schools, low crime, and proximity to the amenities of the big city (Philadelphia) all contibuted to the rankings.
This is good news for home buyers, sellers and investors alike.
For Buyers, knowing that you are buying in a low crime area is always good.  The word Affordable is always nice too.
For Sellers, it is always nice to have national publications like Business Week promoting your neighborhood.  Anything that drives market traffic to you is a good thing.

Many realtors have faced a situation where a national news media outlet has unwittingly stripped their clients of all motivation, and replaced it with misplaced worries about rates climbing, bubbles bursting, and bottoms dropping out. 
Rarely are the national pundits talking about the conditions that are locally occurring in the specific markets our clients are in.  Yet clients hear them, and because they trust the talking heads on the TV set, they decide that it is the wrong time to buy or sell their house.

Darby Borough Statistics -- How I interpret the numbers. - 12/03/06 08:15 PM
Some interesting statistics about the borough: 
Population (year 2000): 10,299. Estimated population in July 2005: 10,046 (-2.5% change)Males: 4,752 (46.1%), Females: 5,547 (53.9%)
Delaware County
Zip code: 19023
Median resident age: 32.5 years Median household income: $30,938 (year 2000)Median house value: $51,300 (year 2000)
How does this help me, you might ask?
Well, when I see that the Median income is 60% of the Median home value, that tells me that there are alot of tennants who may not realize they can afford to buy instead of rent.  That tells me I have some work to do...
