A recent review of residential sales in Willistown Township, Chester County, Pennsylvania revealed some interesting trends.
2005:
294 Units Listed$198,425,253 Listed Volume$674,915 Listed Average (County-wide average = $421,581)182 Units Sold$96,158,975 Sold Volume$528,346 Sold Average (County-wide average = $358,553)56 Average DOM (County-wide Average = 45)
2006:
368 Units Listed$252,065,438 Listed Volume$684,960 Listed Average (County-wide average = $445,783)165 Units Sold$85,569,898 Sold Volume$518,605 Sold Average (County-wide average = $376,077)50 Average DOM (County-wide Average = 56)
Several things jump out at me when I look at these numbers:
Willistown list prices rose, but sold prices declined:List prices rose about 1.488%Sale prices declined 1.844%

Subprime Fallout -- Are You to Blame? Nope. I am. - 03/17/07 01:51 PM
In today's (03/16/2007) Wall Street Journal, Phil Izzo reported that just over half of the economists surveyed by The Wall Street Journal said they "expect the unraveling subprime mortgage market to eventually spill over into broader mortgage market."
What does this mean for the rest of the industry? 
Is there an underlying problem that the sub-prime implosion is merely a symptom of?
I think so, and so does Jan Hatzius, the chief U.S. Economist at Goldman Sachs in New York who wrote, "The underlying problem is not the subprime market per se, but the reset of large quantities of adjustable-rate debt." Many borrowers bought their homes … (23 comments)

I had never heard of "World Water Day" before about 5 minutes ago, and I am guessing many of you are in the same boat, as it were.

Historic Homes in Germantown, PA Used as Educational Tool - 03/15/07 02:01 PM
4 homes in the Germantown area of Philadelphia, have been incorporated into an educational program called History Hunters.
History Hunters runs a literacy-based educational program that takes students to four historic homes throughout the school year. Students explore such topics as:  how early settlers and Native Americans interactedi, how children lived long ago, escaping from slavery on the Underground Railroad, and how one house in Germantown became the center of a fierce Rovolutionary War battle.

Many politicians have been talking about "Environmentally Conscious" programs and "Reducing our Footprint."

These past two days I have spent in the company of many of my fellow Pennsylvania Realtors, as we came together for a very informative Government Affairs Seminar.

Upper Darby Police Chief -- possible candidate for Philadelphia Police Commissioner? - 03/02/07 11:28 PM
Rich Rhys, a senior writer at Philadelphia magazine recently wrote an article about Upper Darby Police Chief, Michael Chitwood.  "Not In My Town, Scumbag," points out that there's a high-energy crack-down on crime in Upper Darby, Delaware County, Pennsylvania, a suburb of Philadelphia.
Chitwood is a former Philadelphia detective, and is regularly on the streets, making busts, and cleaning up Upper Darby.  He may be the best hope Philadelphia has at turning the tide of violent crime in the city.  If he were to approach Philadelphia's crime with the type leadership he has exhibited in Upper Darby, I could forcast great improvements in the Real Estate values in some … (1 comments)
