You have probably been hearing news stories that go something like this:
"Without perfect credit and 20% downpayment, no one can a mortgage today."  
This is simply NOT TRUE.  
Steve Madonna of Weichert Financial Services, for example, reports that they have many resources to obtain financing for most buyers. In fact, 11 out of 12 loans closed through Weichert Financial Services in the Media, Delaware County, PA office in September were with less than 20% down.  (To contact Steve, call 610-566-2045)

A recent review of residential sales in Willistown Township, Chester County, Pennsylvania revealed some interesting trends.
2005:
294 Units Listed$198,425,253 Listed Volume$674,915 Listed Average (County-wide average = $421,581)182 Units Sold$96,158,975 Sold Volume$528,346 Sold Average (County-wide average = $358,553)56 Average DOM (County-wide Average = 45)
2006:
368 Units Listed$252,065,438 Listed Volume$684,960 Listed Average (County-wide average = $445,783)165 Units Sold$85,569,898 Sold Volume$518,605 Sold Average (County-wide average = $376,077)50 Average DOM (County-wide Average = 56)
Several things jump out at me when I look at these numbers:
Willistown list prices rose, but sold prices declined:List prices rose about 1.488%Sale prices declined 1.844%

Chester County, Pennsylvania provides several programs to assist Homebuyers.  There are programs for 1st Time Homebuyers, programs for low- to-moderate income homeowners to assist with repairs and maintenance, and programs to modify a home for a disabled resident
Homebuyers in Chester County can also rest easy at night, knowing that they live in the only state the nation that has an emergency mortgage assistance program to assist homeowners that have fallen on hard times and are in danger of losing their home through foreclosure.

Some interesting statistics about the borough: 
Population (year 2000): 10,299. Estimated population in July 2005: 10,046 (-2.5% change)Males: 4,752 (46.1%), Females: 5,547 (53.9%)
Delaware County
Zip code: 19023
Median resident age: 32.5 years Median household income: $30,938 (year 2000)Median house value: $51,300 (year 2000)
How does this help me, you might ask?
Well, when I see that the Median income is 60% of the Median home value, that tells me that there are alot of tennants who may not realize they can afford to buy instead of rent.  That tells me I have some work to do...

Swarthmore is a quaint little college town (Swarthmore College) and is among the most sought after communities in Delaware County. A walk around the town reveals its charm instantly.  The shops in the "Ville", as the locals refer to the shopping district, are the perfect combination of upscale and inviting.  The local Co-op supermarket is a refreshing change of pace.  The Village Restaurant is a local favorite.  A pizza shop, a music shop, a great used & rare book store, some great unique gift shops, and the local hardware store provide for your needs (and maybe a few needs you didn't … (0 comments)
