How's your outlook? Although seemingly grim or fantastic, circumstances are all around you concerning our market and the chatter that comes with it (and if you live anywhere North we're not talking just about the chatter that results from the cold). I believe the times we live in can be overcome. How? Honesty, the Truth and a Right Attitude. People are looking for the truth, not just dreams or tell me what I want to hear but the bottom line, "Where am I at and how do I go from here." As agents we are here to inform and work, work hard on our clients behalf. My daughter who is now 25 told me that as a teenager she wasn't looking for answers or for me to fix things for her, she just wanted to be heard right or wrong. Our clients just need to be heard right or wrong and then we need to acknowledge their concerns disappointments, and fears. We don't need all the answers but we do need wisdom in able to help and to keep us honest and truthful. What is the number one golden rule, "Do unto others as you would have them do unto you?" We're dealing with other peoples lives, real estate wealth and peace of mind. Once we have informed people of the options, then they will beable to see for themselves the avenues they need to take. I receive God's promises weekly to my e-mail. As a beleiver in God's promised, I have seen His hand on many transactions. I was excited to see God move in His way for others around the country and felt I would encourage all in their faith and stance when God shows them the next step...hold to His promise and know that His timing is perfect.

Confident assurance

What is faith? It is the confident assurance that what we hope for is going to happen. It is the evidence of things we cannot see. God gave his approval to people in days of old because of their faith.

Certain of what I could not see!

I led my husband from one room of the condominium to the next...."It's perfect for us. Let's make an offer." That evening Charles pored over the numbers, making sure we could afford it. "I think we can swing it," he said. I tingled at the thought of moving into our very own home. When the owners accepted our offer, I whooped with joy. "Thank you, Lord."

..."We don't have the money now," Charles said soberly. "You're right," I said. "We don't have the money. But God does. I'm going to ask him for it." The sum of $10,000 came to mind. Each morning I prayed in faith, "Lord, thank you for the $10,000 now hidden, to be revealed according to your will."

Was I treating God like a vending machine? Pop in a prayer and out slides the answer. I remembered times in my life when I have been more focused on my own agenda that on his will. But somehow this time was different. Our new home had come into our lives in such a miraculous way. With a failed job and a bankruptcy in our past, it seemed we had lost our chance to have a place of our own. I prayed, believing, sure of what I hoped for and certain of what I did not see.

Two weeks before closing, Charles flew to Kentucky to visit his ailing parents. Charles told Robert about the condominium and my strange prayer.

A knowing smile spread across Robert's face. "I think I know the answer," he said. "Mom just released $10,000 to each of us form Dad's estate. I planned to tell you about it today."

Recently I posted this ryhme and since I didn't get any feed back maybe I need to give the answer. Here is the original post followed by the answer:

Don't know about you, but I like to figure out the movies with who done its, ryhmes, all those quirky things that make me just want to figure it out and please don't tell me yet.... My daughter was over and gave this one to me. I was all around it but also I gave up. Of course when you get the answer it's, 'Ohhhhhhh, I should of gotten it!' So what do you figure:

When is zero greater than two

two greater than five

and five greater than zero

..in that order

The answer: Rembember playing the game, 'Paper, Rock, Scissors'

That is the answer. Even worse, the whole time I was trying to figure out the answer, I was playing the game with my daughter and 3 year old grand daughter....sometimes the answer is just under your nose!

Recently, I had my three year old grandson sitting on my knees while watching the news. They were reporting the different tax increases one of which was going to be wheat flour. A local bakery business man was being interviewed and told how a $9.00 bag of wheat would be costing $29.00. The cameras starting panning the glass case housing the pastries while in the back ground you 'HEARD' the owner proclaim, "This is a living hell!" My three year old grandson when he SAW and he HEARD, proclaimed, "I'm livin 'n hell"...like any good grand parent I said, kindly, no your not....and he proceeded to boldly proclaim, "yeah, I'm livin 'n hell!".. OUT OF THE MOUTH OF BABES

How did your closing go?

Recently, I had my first foreclosure closing....infact, I wasn't sure if it was really going to happen wondering if their would be a wrench thown in either from the bank who owned the foreclosure or a change in the programs that would be available through the lender. The hope of every client, lender and realtor is that there would be 'no surprises'. You've heard the horror stories and infact have probably experienced some for yourself. The day before closing my clients were bringing $30,000 to close and are now told they needed another $3,000 of which they did not have. As a realtor, you believe to get all the numbers right in the beginning and so between the loan officer and myself we looked for the discrepancies in the purchase agreement. We found the 'closing costs' incurred by the seller really did cover the extra money but the verbage according to the lender concerning what they would agree to and the seller (the bank) was not the same. So what would you do? I called the realestate agent of the seller and explained what the lender was saying. She agreed with me that it should all be covered and said she would take care of it with the bank. The loan officer said they would deal with the underwritter. At this point I knew we did what was right and thanked the Lord. The next day at the closing after the introductions with the closer, client, agent and loan officer, what a pleasant surprise to hear the closer say, "First of all, I want you (the buyers) to know that because of your agent and loan officer this is one of the smoothest closing we have ever had!" WOW...I was speechless....till now and I would just like to say that this happened not because of one person, two people or more, frankly, this was a team effort on every account from the sellers, to the buyers, to the bank and to the lender. Here's too team work. Working together to effectively deliver inorder to make other peoples dream come true. :)

Second Harvest Heartland is the upper Midwest's largest hunger relief organization that works in cooperation with local agenacies to alleviate hunger in their 59 county service area. The food distriubted through this program is intended to serve as a supplemental program meeting some of the needs in addition to the ones that the local food shelves are addressing.

For only $475.00 a full loaded semi-truck with 30,000 lbs. of good and other needed items such as diapers, laundry detergent, or hygiene will arrive in Monticello on a monthly basis.

On an average of 300-500 families will show up at the distribution site (a local school has given us permission to host it there) and walk away with 1-2 laundry baskets full of food. That's a potential of 100lbs of food per family for FREE. Can you imagine the huge impact in a family life you can make for so little?

9 WORDS WOMEN USE

1. Fine: This is the word women use to end an argument when they are
right and you need to shut up.

2. Five Minutes: If she is getting dressed, this means a half an hour.
Five minutes is only five minutes if you have just been given five more
minutes to watch the game before helping around the house.

3. Nothing: This is the calm before the storm. This means something, and
you should be on your toes. Arguments that begin with nothing usually end
in fine.

4. Go Ahead: This is a dare, not permission. Don't Do It!

5. Loud Sigh: This is actually a word, but is a non-verbal statement
often misunderstood by men. A loud sigh means she thinks you are an idiot
and wonders why s he is wasting her time standing here and arguing with
you about nothing. (Refer back to #3 for the meaning of nothing.)

6. That's Okay: This is one of the most dangerous statements a woman can
make to a man. That's okay means she wants to think long and hard before
deciding how and when you will pay for your mistake.

7. Thanks: A woman is thanking you, do not question, or Faint. Just say

9. Don't worry about it, I got it: Another dangerous statement, meaning

the Director how do you determine whether or not a
patient should be institutionalized.

'Well,' said the Director, 'we fill up a bathtub, then
we offer a teaspoon, a teacup and a bucket to the
patient and ask him or her to empty the bathtub.'

'Oh, I understand,' said the visitor. 'A normal person
would use the bucket because it's bigger than the
spoon or the teacup.'

'No.' said the Director, 'A normal person would pull

Because of Active Rain, an individual found me due to the area where I live in. I was invited to attend a seminar offering 3 hours of CE for free. Although I never did meet them at the seminar I did send a thank you via active rain. I received a call to meet for coffee. I meet with the areas recruiter and although I have no intention of changing company and visa versa, I feel I have found an individual of whom I can share similar values, work ethics, and friendship. Thank you active rain.

Today in my group study I belong too, it was noted they saw 6-7 pages of foreclosures in a certain county in MN. We all know foreclosures are all around us and and the question arises, "Why do bad things happen to good people?"

Our grandparents and parents, if you were born in the 50's went through hard times. How did they do it? What got them through it and how did that affect their decision making abilities for today?

As realtors and mortgage professionals, obviously we are all affected by this. One of my favorite quotes is, "PRESSURES...continuing opportunities for others to observe my true character."

What is pressuring you? How are you handling it? Are you explosive or proactive. We know who we are when no one is looking but who really are we? Your decision today will affect your tomorrow.
