Home buyers that are planning to wait and see if they can purchase a residence need to check into the First time Home buyer and workforce loans available through the Idaho Housing and Finance Association. With the market tight and buyers and sellers battling for the best price, carefully review any inspection reports.  I recently had a listing under contract and the sale failed due to what my clients thought was inappropriate comments by the buyer client's inspector.

As this was an aged home (30 yrs), the inspector gave his own assessment of the heating system stating that it would probably wear out soon.  He also stated that the plumbing in the crawl space would cost hundreds of dollars to insulate.

These and several other comments were non objective and certainly the point of view of the inspector.  It is up to the agents involved in the transaction to determine if the cost is going to effect the price.  In this case my sellers felt they were being forced into a decrease in the sales price of their home because of the inspectors report.  Most real estate contracts can be used by the appraisers to determine value.  My clients chose to disregard all other statements in the report.
