      <title>Lessons From a Southern Baptist Pulpit that EACH of us Can Use</title>
      <description>&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;Two Sundays ago I sat through one of those sermons where it feels like God is talking directly to YOU. Almost as if there is a giant spotlight on your seat. You know the feeling?&lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;The topic at hand: &quot;The Christian as Worker and Citizen!&quot;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;Now, I won't attempt to plagiarize my good ol' Southern Baptist Preacher. And I normally don't &quot;preach&quot; in my blog. But I thought that the lessons I learned in that sermon deserve to be heard by my fellow real estate professionals.&lt;/strong&gt; I'll put my own twist on his message in a real estate-y kind of way. I will cite the scripture used with the hopes that you will be able to use these references in your own life...and share them with others.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;(And, as a side note, you may be wondering why he's a good ol' Southern Baptist Preacher? Well, he was born to do this job. He was blessed with a knack for getting people to pay attention to the Big Guy in the Sky, AND he was blessed with TWO first names - Pastor &lt;strong&gt;John Mark&lt;/strong&gt;!)&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;As you conduct your real estate business, here are some things to keep in mind.&lt;/p&gt;

&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;This doesn't say to show respect just to those people you LIKE.&lt;/strong&gt; Or to those people who share the same beliefs as you. Or to those people who share the same political views. &lt;strong&gt;It says to EVERYONE. &lt;/strong&gt;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;How this applies to real estate:&lt;/strong&gt;&lt;/span&gt; I think this ties in quite nicely to our &lt;strong&gt;Fair Housing laws&lt;/strong&gt;. &lt;strong&gt;Show the SAME LEVEL OF SERVICE (respect) to ALL customers and clients.&lt;/strong&gt; Don't play favorites to someone because they have more wealth than another. Don't treat one buyer differently because of their nationality. &lt;strong&gt;Treat everyone with the same respect, and your reputation will never fail you.&lt;/strong&gt;&lt;/p&gt;

Don't settle. Our job is one in that it can impact people on a very personal level. We're not just selling them a toaster oven. We are selling their family a home. The single largest investment for large percentage of the population. Through our actions, the standards we set for ourselves &amp;amp; our level of commitment to excellence, we can let God's light shine to everyone we encounter. And we encounter a LOT of people on a daily basis. Not just buyers or sellers. But lenders, title companies, appraisers, inspectors, trades people, fellow agents and so on.&lt;strong&gt; Be the kind of agent YOU WOULD WANT TO WORK WITH!&lt;/strong&gt;&lt;/p&gt;

It reaffirmed that what we were doing was the right thing. We're not crazy. And it wasn't a quote from the Bible. It was a quote from the most famous salesman alive - &lt;strong&gt;Zig Ziglar, which stated quite simply that &lt;span style=&quot;text-decoration: underline;&quot;&gt;YOU CAN ONLY GET WHAT YOU WANT, IF YOU HELP ENOUGH OTHER PEOPLE GET WHAT THEY WANT. &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;&lt;strong&gt;Agent Motivation&lt;/strong&gt; - we're helping other people get what they want (income to earn a living, give and save) so that we can get what we want (more time with our families, money to save for the future, build a business to leave to our children). &lt;br /&gt;&lt;/li&gt;

      <title>Florida Short Sale Agents- Anyone With A Closing With Indymac- FDIC? </title>
      <description>&lt;p&gt;&lt;strong&gt;Florida Short Sale agents- Have any of you had a closing on a short sale listing of yours where Indymac- FDIC was the noteowner?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;This is a Florida state question because the laws are different in each state.&lt;/strong&gt;&lt;/em&gt; We have a short sale approval on an Indymac-FDIC short sale but the letter came back with the deficiency clause in the acceptance. We are trying to get this removed right now. The initial answer as is always the case is based on legal grounds that Florida is a judicial state. Well, you can negotiate any terms you wish to accept. There is no law that says that you have to pursue a deficiency and we get plenty of acceptance letters waiving deficiencies.&lt;/p&gt;
&lt;p&gt;We would love it if you would share the legal language of your acceptance letter in regards to the deficiency paragraph and if you were able to waive the deficiency was it done in your first acceptance letter or was it an issue that you had to go back and negotiate with either the servicer or directly with FDIC.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;We are getting ready to plead in behalf of our disabled homeowner to whoever will listen to our plea to get this deficiency clause removed and want to strengthen our position as best as we can.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;and what we can learn from Noah's seafaring experience.&amp;nbsp; It made me stop and think about what I am doing in my life and my real estate career and after some thought it occurred to me that many of the points in the e mail applied to my situation.&amp;nbsp; I just had to share them with you...&lt;/p&gt;
&lt;p&gt;Lessons Learned From Noah's Ark:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;ONE: Don't miss the boat.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A year ago I though I had found Utopia with my dream job as a manager and trainer for a large real estate firm.&amp;nbsp; I loved my job, I loved my agents, I loved my office, I loved everything about what I was doing and where my career was going.&amp;nbsp; Then one day I got this feeling that I should &quot;prepare.&quot;&amp;nbsp; For what I wasn't sure, but I did what I felt led to do and got my broker's license and MCE Instructor Certification.&amp;nbsp; Two months later my Mom called and asked me to open a real estate office with her and an MCE school brought me on as an instructor...had I not heeded the feeling to prepare...I might have missed the boat!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;TWO: Remember that we are all in the same boat.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In today's market, even though I am fortunate to be in a stable one, it is important to understand and have empathy toward my real estate bretheren.&amp;nbsp; I keep finding myself having the same conversation with real estate professionals and affiliates about how we are banding together and networking while thinking outside the box for ways to grow our businesses in uncertain economic times.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;THREE: Plan ahead. It wasn't raining when Noah built the Ark.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;What was I going to use that broker's license for anyway?&amp;nbsp; Why did I feel compelled after three years of hitting walls to go ahead and get my MCE certification?&amp;nbsp; Because on the leading of my gut, I decided to plan ahead even though I had no idea why I was doing it and what opportunities lie ahead.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;FOUR: Stay fit. When you're 60 years old, someone may ask you to do something really big.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I always consider myself fit, but I must say that I am certain that my Mom never imagined herself opening a real estate office at age 71!&amp;nbsp; In fact, as a joke, we named our LLC &quot;GY Venture&quot; which stands for &quot;Golden Years Venture!&quot;&amp;nbsp; A lesson to me to always stay fit...physically and mentally!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;FIVE: Don't listen to critics; just get on with the job that needs to be done.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This one is so hard for me and probably the reason why the good Lord hasn't called on me to build an ark!&amp;nbsp; I worry so much about other people's perceptions of me.&amp;nbsp; It is, admittedly, one of my very worst faults.&amp;nbsp; I have a job to do now as a broker/owner and a trainer and I need to focus on the goal, keep my eyes on the prize and shut out the nay-sayers!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SIX: Build your future on high ground.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;As a resident of the Texas Hill Country which is nicknamed &quot;Flash Flood Alley&quot;, I can understand the importance of this.&amp;nbsp; But it isn't always about staying out of flood waters, sometimes it is about being at a higher level so you can hear the call when it comes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SEVEN: For safety's sake, travel in pairs.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The Bible is pretty clear that it is not good for man (or woman) to be alone and I don't necessarily think that he meant romantically.&amp;nbsp; We need each other.&amp;nbsp; In business, in friendship, in relationships, in families, in every area of our lives.&amp;nbsp; It is more critical than ever that I turn to my friends and family for companionship, encouragement and support.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;EIGHT: Speed isn't always an advantage. The snails were on board with the cheetahs.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;They tell me I have the metabolism of a hamster on speed...so this applies to me.&amp;nbsp; I am learning to slow the pace and try not to miss the good stuff of life.&amp;nbsp; I need to remember the snails and the cheetahs when I start getting too hyper!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;NINE: When you're stressed, float awhile.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;My &lt;em&gt;steadfast journey&lt;/em&gt; with &lt;a href=&quot;activerain.com&quot; title=&quot;Active Real Real Estate Site&quot; target=&quot;_blank&quot;&gt;Active Rain&lt;/a&gt; began early 2009 while I was re-covering from foot surgery. &amp;nbsp;For the past 20 years or so I had been an avid hiker, hiking 4 to 6 days a week and loving every minute. Well,&amp;nbsp;ok let's be real - some days it was hard to start the trek up the steep part especially in 100 degree weather!&amp;nbsp; Yes 100+ degress,&amp;nbsp;is that crazy or what?&amp;nbsp;That is&amp;nbsp; CRAZY PASSION!&lt;/p&gt;
&lt;p&gt;What I loved about the hiking process was the creative, inspired thoughts and ideas that came somewhere along the hike each day - especially while sitting on top of the hill looking down on the valley and at my home below. Thoughts and ideas flowed effortlessly for my real estate firm. Some days I'd almost run down the hill so I could get the projects in motion!&amp;nbsp; I miss that part of my life with a passion!&amp;nbsp; If you are an athlete I'm sure you know what I'm talking about -it's like the runners high.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have been unable to hike for almost two years due to an injury.&amp;nbsp; I gave up for awhile thinking I'd just have to accept that I could no longer hike like I used too.&amp;nbsp; At some point I said - that's crap!&amp;nbsp; Figure it out and do whatever you need to do and make it happen. So I had the surgery - which really didn't solve the whole problem but it's a start.&amp;nbsp; I am a long ways from being back on the top - especially now. 100 degree weather is NOT the time to start back up.&amp;nbsp; That would be just plain stupid! For now, I'm biking indoors working my way up to the elliptical - soon I know&amp;nbsp;&lt;strong&gt; (notice I DID NOT say&amp;nbsp; soon I HOPE).&lt;/strong&gt; I have my goal set for next fall for&amp;nbsp;being back on top.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Now are you getting that this post isn't just about me hiking?&lt;/strong&gt;&amp;nbsp; As a broker I have seen a lot of discouraged agents the last few years.&amp;nbsp; Finding ways to help them hold on and to keep on trecking no matter what has been my passion.&lt;em&gt;&amp;nbsp;&lt;/em&gt;&lt;/p&gt;

      <description>&lt;p&gt;As of July 3, 2009, the franchise tax board in CA is&amp;nbsp;no longer accepting new home credit applications.&amp;nbsp; There has been discussion to expand this program and it has been a major factor in helping the real estate industry rebound in recent months.&amp;nbsp; Factor in the $8000 federal tax credit for 1st time buyers and it's easy to see why buyers are jumping off the fence.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As shown in the numbers below, they&amp;nbsp;have received over $100 million in new home credit applications and more than 12,000 applications.&amp;nbsp; This means&amp;nbsp;the $100 million originally allocated for the program has been used up.&amp;nbsp; Any&amp;nbsp;additional applications will be subject to the availability of remaining credits.&amp;nbsp; The state&amp;nbsp;will continue to report certificates issued on a weekly basis until the full $100 million has been allocated and they&amp;nbsp;expect to complete processing all certificates in August and&amp;nbsp;notifications in response to all applications received, indicating the amount of credit allocated or denied.&lt;/p&gt;
&lt;p&gt;This tax credit is available for qualified buyers&amp;nbsp;who on or after March 1, 2009, and before March 1, 2010, purchase a qualified principal residence&amp;nbsp;that has &lt;strong&gt;never been occupied&lt;/strong&gt;. The buyer must reside in the new home&amp;nbsp;for a minimum of two years immediately following the purchase date.&lt;/p&gt;
&lt;p&gt;California&amp;nbsp;began accepting applications for allocation of credit &lt;strong&gt;by fax only&lt;/strong&gt; on March 1, 2009. The state&amp;nbsp;began processing the applications on a first-come, first-served basis, on May 1, 2009.&lt;/p&gt;

&lt;p&gt;Making the Move Easy On the Kids&lt;/p&gt;
&lt;p&gt;Most often, a move represents an important step forward for the adults in the family because of a new job, promotion, transfer to a different office, or financial success has allowed them to buy a more comfortable house in a different neighborhood.&lt;/p&gt;
&lt;p&gt;Moving from one house to another is seldom easy and enjoyable for adults (who chose to move), and can be especially troubling for children (who prefer to stay where they are). &amp;nbsp;But if parents are mindful of their children's concerns and needs, they can minimize distress and discomfort.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A Move Affects Children and Adults Differently&lt;/p&gt;
&lt;p&gt;People typically live in a house for about five years and then move on as their jobs and incomes allow. &amp;nbsp;Five years is a small percentage of an adult's life, but it's half the lifetime of a 10-year old: &amp;nbsp;It includes almost all the years he or she can remember. &amp;nbsp;It may be the only home the child's ever known, and the place s/he feels most safe and comfortable.&lt;/p&gt;
&lt;p&gt;A house is much more than a place to live to children. &amp;nbsp;It's the center of their world, associated with familiar activities, sights, and sounds. &amp;nbsp;A move threatens a child's security and leaves something unknown in its place. &amp;nbsp;Their friends, and the familiar streets, schools, shops, trees and parks are gone. &amp;nbsp;The new neighborhood is someone else's world.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The impact of a move on a child starts about the time he or she first hears about it, and often continues until the new house becomes home. &amp;nbsp;It's not necessary to tell young children about this big change immediately, although they must hear about it from their parents before someone else tells them. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Expect that your children may be even more distressed after the move. &amp;nbsp;The new house will not be comfortable or beautiful the night the moving van leaves, or for months after. &amp;nbsp;The furniture won't fit the rooms, and the floor will be covered with half-unpacked boxes. &amp;nbsp;The children won't know anyone at school and, if you move during the summer, they may have little opportunity to meet others their age. &amp;nbsp;They'll need your help: &amp;nbsp;Plan ahead to support and comfort them and ease the stress of the move.&lt;/p&gt;
&lt;p&gt;Easing the Stress of the Move&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Young Children Have Special Needs&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Describe the move in a truthful, positive way. &amp;nbsp;Tell upbeat stories about the benefits of the new house and location. &amp;nbsp;Plan together to make the new setting feel like home:&lt;/p&gt;

&lt;li&gt;Ask what they like most about their community (e.g., the video game parlor), and assure them that those activities will be available in the new location.&lt;/li&gt;
&lt;li&gt;Use children's literature. &amp;nbsp;Books can help children prepare for and understand difficult situations. &amp;nbsp;Story characters who model successful coping strategies are an excellent resource for children.&lt;/li&gt;
&lt;li&gt;If the new home is too far away for the entire family to visit, show the children pictures of the house, yard, and neighborhood. &amp;nbsp;Videotape it if you can. &amp;nbsp;Include pictures of each child's new room. &amp;nbsp;&lt;/li&gt;
&lt;li&gt;Ask the children to name the house with an inviting description, like &quot;Oak Hill,&quot; for the big trees and sloping lawn. &amp;nbsp;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Young children need protection from fear of the unknown. &amp;nbsp;Listen carefully to their concerns and respond quickly to relieve their apprehensions. &amp;nbsp;It's normal, for instance, for a young child to worry that his or her toy box and shelf of stuffed animals might be left behind. &amp;nbsp;Uncover those anxieties by actively involving your children in the process. &amp;nbsp;&lt;/p&gt;

&lt;li&gt;Don't just promise to let them decorate their own rooms - take them to the paint store and let them bring home color swatches. &amp;nbsp;Shop together for bedspreads and towels and carpets. &amp;nbsp;&lt;/li&gt;

&lt;li&gt;Take pictures of everyone and make a photo album. &amp;nbsp;If a child is old enough, send him or her out with a roll of film in the camera and the assignment to photograph the scenes he'll want to remember.&lt;/li&gt;
&lt;li&gt;Give each of them a long-distance telephone call allowance so they can keep in touch with people who are important to them. &amp;nbsp;&lt;/li&gt;
&lt;li&gt;Buy a stack of picture postcards that show positive views of your new community and encourage them to write messages to the friends and relatives they left behind. &amp;nbsp;&lt;/li&gt;
&lt;li&gt;Try to pack children's things last and include them in the packing process.&lt;/li&gt;
&lt;li&gt;Keep security objects such as a favorite teddy bear or blanket close by. &amp;nbsp;Keep your routine as normal as possible. &amp;nbsp;Regular eating and nap times are important.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Encourage children to get outside and get to know the people and the neighborhood.&amp;nbsp; &amp;nbsp;Encourage older children to distribute fliers for babysitting, lawn care, or car washing. &amp;nbsp;Encourage them to participate in school activities that appeal to them. &amp;nbsp;Get them on sports teams and into clubs. Throw a housewarming party for yourselves and invite all the adults and children on the block.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Teenagers&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Most teenagers see themselves as adult members of the family, and may feel disrespected if they don't hear about the move early in the process. &amp;nbsp;Also, they'll need time to work through the ordeal of leaving their friends. &amp;nbsp;Ending relationships and saying goodbyes takes time, and is best done before the move. &amp;nbsp;Some relationships will be extremely difficult to bring to an end, and these will require thoughtful, personalized planning. &amp;nbsp;How, for instance, do you move a 17-year-old a thousand miles from her steady boyfriend? &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Even though teens seem more advanced in their social skills, they may worry a lot about making friends and fitting in. &amp;nbsp;Visit their new school and check out local activities and employment opportunities for young people.&lt;/p&gt;
